I'm an Indonesian lawyer. That's inaccurate. Local and foreign LLCs (PTs) are not allowed to own land under a freehold title in Indonesia. When an LLC buys a land, the title automatically changes to Building Rights on Land title.

For those who want to know the reality of Bali, it's tricky, and massive speculation is going on. Stop and think for a moment before you get excited about the gold rush. On one side there are the locals, who don't have too many problems selling or renting the land, because they think about their family and how to support it economically also in the future. For them it's too tempting an opportunity. On the other side there are westerners, some who simply want to build a house to live in, some want to run a business, others who only want to speculate and have no interest in the community or respecting nature. Even for them the opportunity to make a profit is too tempting to consider any morality or environment protection. There are some interesting projects, but many of them are ugly and aimed only at quick profit. Then there is the Indonesian government, which in all of this is the main responsible. It sets very few limits, has no long-term vision for sustainable tourism, and does not develop infrastructure to support this massive real estate speculation. In 3 words: need, greed, incompetence
The bad part that as PTMA grants you property and land ownership. When Indo Govt see this so lucrative, they can seize your properties by turning off your PTMA.. you can’t do legal dispute to Indonesian govt practically. That’s your lawyers did not tell you.

Should one start close to home, only to expand internationally once profitable enough to scale? Start in Aus & NZ, scale fairly high then branch out, that way you've got some experience with your market and if you're unable to run in other countries then you can fall-back on Aus

And the laws are changing, so if it changes to $2 m, for example, you’ll need to get $2m cash or deregister. If you’re able to have it, then you’ll get massive tax breaks. I honestly wonder when this will stop, Bali is completely full with people like Jake and Marie, that are buying & building properties there, I don't know an influencer that doesn't do that. There is construction everywhere... it will have to stop one day as there won't be any more space. Canggu 10 years ago was a little village with few surfer guys running some fun places now its just full of influencers trying to make money and literally building towns, poor local people can't even recognise their home land anymore :(
Being that a lot of these types of villa are only rented by travellers, there is little chance of affecting the local economy in any negative way. More likely to increase tourists staying in the area, so possibly better for local businesses owned by locals

Owning property and making a business out of it is always hard work but a lot of times people act like it’s a dream to own property in Bali, don’t forget you have to deal with so much corrupt lawyers, police etc, it really can be a nightmare. Nonetheless they did a great job!

A high quality woman can see the values in a man before he makes it. This is a dream story most people in the west nowadays only believe exist in movies. Not a fan of Bali but how can you not respect what they've built together?
All sounds so easy right? So many things not mentioned - one being short term rental is a very grey and illegal area for foreigners and even foreign owned companies,and to do it fully legally would need to open a small hotel - a foreigner cannot (regardless what anyone says even this guy's company) buy or build a villa and rent it out daily as a business or income - its illegal as foreigner cannot hold the pondok wisata rental licence - whoever tells you otherwise is lying. Yes it happens, and if the government clamps down (which they enjoy doing when money is tight) you will be crying all the way back home. All it takes is the hotel association to kick up a fuss about too many illegal villa rentals and boom!

I know borrowing was good over COVID but that's pretty high risk for the bank. Not trying to shit on this, just sounds like a big jump from travelling the world, selling some presets and then bam, 1.25mil loan
We started with this amount when we met in 2016, we started building the villas in 2020 after running our online business for 2.5 years. We paid for the construction and land with our own capital. Its very hard to get a loan to build in Bali
