  • We are getting to work on this flip and it is always nice to see progress being made! I go over what we are doing in this house and how much some of the more expensive items will cost us and what costs we will try to avoid as well.

That front door overhang is just so ugly to me. I would change to a flat roof overhang protecting the porch.

Hope your going to do something with that stupid overhang over the doorway that makes no sense what were they thinking 😊

I think they were trying for a cheap American version of a Swiss Chalet entry🙄

In San Diego we have those on the front. One side hangs lower than the other.
In this case perhaps they intended to do the same but oops....the porch light.

If you are redoing the roof consider doing something dofferent with the entrance. Making it flat in my opinion is less like to have leaks

Yep my roof which is very simple was over 12k. It is shocking.

Guess the guys need a scale to weigh themselves after work to see lost weight or not. Can’t wait to see when it done the before and after look.

These houses always have same design issues. You always need a new roof!! Have to do away w 1950,1960 design features, it's a thousand bucks in carpentry and materials but the new entry is a pay back that is worth the expenditure. And with a sawz-all you can remove the front door and start over.. again it's $1500-2000 bucks but it sets the tone for the entire house. There really is no way to refresh a @50-60 year old front entry, just have to start over.

Going rate here for small bath is 20k - work only. Extra for items. Replacing paneling, and family rec room with wall board is 20K as well. Standard kitchen is 40k. We cannot find anyone to do it cheaper.

$20,000 a bathroom is pretty close more like $10,000-$15,000 heres why youve got demo and you havent got a clue about what mess is behind the walls or floors till demo . if you find mould thats a huge extra cost structure problems could arise in the floor joists due to plumbers cutting floor joists for pipes . tiles today arent cheap that can be 5 grand easy then a tile setter at least 2 grand a plumber if the plumbing dont meet code same with electrical an electrican today minium hourly rate is $150-$250 an hour . a hotwater heater $300-$400 easy not installed

Mold is not really that expensive to remove unless you use the specialist companies. It's cheaper to just replace materials than use them. My plumbers and electricains are much cheaper and no way you need to spend 5k on tile. more like 500
