    Thanks for the content. I knew you were familiar then learned you did vivint. Im real rusty since vivint days. Im finding people are so unaware of the market and can never get an answer other then i dont know and when market has dropped 15-20 percent since last year and they think its stayed the same. Im not asking the right questions. Working o it

    As far as telling a home owner something like, “saving $30 to $40 k if you (bought another home) sooner”… wouldn’t it be a bit if a “zero sum game” if they’re already getting tax advantages and paying towards principle (and probably at a lower interest rate) on their current home?

    Hi! Just came across your video, learning so much so far. My question is, if we focus fully on how much of a good deal it is for them to buy and how homes are going for way less than asking couldn’t that potentially make them worry about getting the value they feel they’re owed out of their home that they need to sell? (If you have a video that addresses this please let me know) thanks in advance!!

      You want to make sure they are upgrading. I’d they are down grading or a level across the board transaction it doesn’t make sense.

    when asking all these questions (a lot of them) do usually the prospect get annoyed? I live in Philadelphia, PA and here is aggressive fast and cut it short and straight to the point.

      Genaro, Great question. Honestly it can it totally depends on how you ask the questions and body language. If you get people acting like they are being interrogated your doing it wrong. you really need to make it conversational.

    The conversation about upsizing around the 58th minute of the video was great, but how do you close them if they want to downsize in the current market?

      Great question. If they are downsizing you will approach the whole situation different. You use a different set of questions and take them down a separate path.

      I also am wondering how you explain value when upsizing if they are making more money off of their home when there are bidding wars. They will pay less now as well as receive less if they sell

    Hey! Thanks so much for the video. In my market ( Fayetteville NC) were are still 100% in a sellers market. 7 DOM average, 100% list price to sales price ratio....
    so for this script should I focus more on getting the listing? No way I could help them save 20-90 grand with the buyer lead approach.

    What if they flip it and use your strategies to say it would be bad to sell their home because of the same things you say you can help them on for buying a new one?
    Like paying the closing cost and taking a hit on the sale?

      As long as they are upgrading it will always work to their advantage.. So you really have to knock in areas where they will be upgrading the home!!

      I really like your stuff. My wife is a broker but not active and I sell security systems for Brinks.
      I literally thought, what can I sell door to door and make more money per deal and then thought of real estate and looked it up on RUclips.
      That’s how I found you. I’m always skeptical when I hear crazy numbers made in security but for me I think that market is saturated and dying.
      What would you recommend from your program for a skeptic like me to get started with?
      I already like what I’ve seen from you but I’m not ready to spend too much money until I can put some of it to action.
      LOL my wife has a hard time trusting any RUclipsr looking to sell the next best thing to make us rich.
      We have both struggled and had highs and lows in sales but that’s also due to no real sales training at all.

    Duane, I might be missing something but if they are buying and you tell them you can negotiate the price down for them on buying side, wouldn't they think that they would have to do the same, to lower price, for a buyer that will be buying their home?

    How do you think this type of training translates to commercial real estate?

      Honestly i think it translates to any type of sale. I had a financial advisor in one of my classes and we roll played and i was the sales agent and sold him on doing financial advising just based of what questions he answered for me. So i for sure think it will work in commercial

    If they need to sell their house to get the next one, they’re just going to say that they’re gonna lose the same amount selling theirs though? How to answer that objection?

      Sean it makes the sell a lot harder if they are downgrading. If they are upgrading it is still a win win because they will gain equity faster and appreciate more with a bigger home.

    If you sell them on its a buyers market telling them they’re all going for 50k under asking price and they own a home why would they want to try to list their house?

      David great thoughts. The biggest reason they would still list is if they are upgrading their home as they will still be able to get a better deal now rather than waiting. It will also be smarter for them to make the transition now rather wait because of the money they will loose simply based off appreciation. Your right if they can buy now and rent for a year that would be the best scenario.

    what if people are working and actually don't have the time to talk. Wouldn't asking these continuous questions be annoying to them if they need to get back to what they're doing.

      Thats the key. You can't make it like your questioning them in front of Jury. You have to make it conversational like they aren't being questioned. They will make time for you if they are interested and engaged.

    How would you handle when the homeowner mentions a financial loss of once they buy, now they need to sell their home. They are saving money as a buyer but you just told them that sellers are having to fit the bill and are losing $$

      Its all going to depend if they are upgrading or downgrading. They need to be upgrading for it to make sense.
      If they are down grading it will not Pencil for them to do it.

      Sorry you didn't like it Gordon. This approach wont sell everyone however for my team and coaching group it has been amazing and has worked wonders for people financially
