    Do the mortgage payments stop for small business landlords....no.
    If lawmakers really cared about tenants, they would suspend rental property taxes and mortgage payments to allow us to help our tenants. Most landlords aren't rich and do understand people are struggling, but we have bills too. If small business landlords fail, big banks and large corporation are going to buy rental property for pennies on the dollar; good luck getting housing then.

      Jess cash is king! I got my tenants out and now have a cash offer for my rental. I'm gonna pay the capital gains and just sit on the cash until the bubble pops. AZ real estate is hotter than in 2006 so the drop should be deeper than 2009. Good luck on your future buying spree.

      Yes I still have bills and people that want my money every month don't care if my tenants pay. Plus out of the 27 units I own 24 always pay on time so I've tried to work with them long as I can but this is horrible for most landlords I know. Lucky for me 22 units have been on time and my Cash flow, investments,and job have hardly changed. But people take advantage of this pandemic till they can't anymore

      Well he better think again, cause they told my sister that if it was determined that her son killed his self they didn’t have to pay , but it was ruled by the police department that he had intact been killed, so then she got payed double the insurance 🤔

    If landlords can't evict they will be joining tenants on the streets. Landlords depend on you to pay rent so they can pay their own bills. Landlords are not the problem, the banks are.

      Right, landlords are still on the hook for all the bills at the property, taxes, gas, water, the mortgage, they are caught in the middle, most people got that stimulus and unemployment check, why wasn't the rent paid with that...if people don't want to do the right thing the government should have given the stimulus to the landlord , some people went out and bought TVs and games with this money or got their hair and nails done

      I understand the tenants' concerns. However, a lot of these properties are owned by private individuals who are paying mortgages and using rent to pay those mortgages. The tenants received a moratorium (supposedly) on their rent, but the property owners still have to pay their bills. They don't pay, they lose the property and ruin their finances and credit. This crisis has been bad for everyone.

      when I was homeless I pitched a tent in the woods. It wasn't a good time. I didn't have a family so it was easier for me. though.

      @@luzfigueroa1550 I was lucky enough to have a car and unemployment compensation for income when I was homeless. Later I got a job delivering pizza. I have 2 engineering degrees but jobs are hard to find and keep.

      Do you expect the landlord to pay for the stay of a squatter? Remember that the government is the ultimate owner of private property because every owner has to pay property tax till the day he sells it. The owner the roads too, we just pay to use them ---- by their rules.

    That landlord is renovating to sell before the commercial real estate collapse. He's full of it saying its for tenants. He has multiple properties, admits its not the best time money wise, but picks this time. He's selling.

      Here's a little lesson in business math....are you ready? A man gets a loan from the bank and buys a house...he turns around and rents it to a family. If the family doesn't pay the rent...the bank still wants the monthly payments for the house he is renting. Is it legal for him to make a profit? Yes....if you think that the man charges too much for rent....go somewhere else and rent.
      So now Covid comes around....people lose their jobs because government shut down businesses, now the family can't pay rent...there is a moratorium on evictions for ten months...the landlord still has to pay the bank the money he borrowed.
      If you don't like renting go buy your own home....I did....

      I'm not an elitist....I was evicted 32 years ago...I was unemployed....I never blamed the landlord....he took me to court....I didnt go....he won by default but didnt pursue extra cha4ges...I got a job elsewhere and rented another place....that was long ago ...I know the pain and shame....but most of this was covid...

      And you know that is acceptable reason to terminate a lease and evict. If tenants aren't paying he can't just evict for that during the pandemic. In North Carolina we don't even need a reason.

      If the lease comes to an end the owner can choose to not renew, regardless of whether rent is up to date. If the tenant refuses to move, then eviction would come into play. So, eviction CAN happen even if rent is up to date.

    An eviction shouldn't be the result of a renovation. Instead, tenants should be given alternative living arrangements to live until the renovation is complete, since, he's doing it for them. I do agree with them, doing renovations at that time is asinine. I understand he felt renovations were important. What I don't understand is his incompetency of not understanding why the tenants are upset. It is pretty insane for a landlord to believe construction during the coldest weather and during a pandemic makes any sense. I also feel as though the landlord could have provided more notice, regardless of his "idea" that he believe 68 days is good enough. For the landlord to reply, "lol", shows his true mindset about the situation.

    Instead of being a bunch of jerks, why don't you tenants help the landlords figure out a way they can get paid so they can pay their mortgages, taxes, property insurance, and maintenance? If they can't pay their mortgages they will lose their properties in foreclosure and then it will be the banks evicting you. Did you ever think of that? Jerks.

      Oteka Macklin as a small business landlord you have too develop a network of potential stable tenants. Housing discrimination is illegal, thus you should never rent on the open market or you could get totally screwed until you can evict a non paying tenant, especially during these times.There will be huge opportunity to buy real estate on the cheap once the waves of foreclosures start hitting the market next summer. Owning a property as an asset is still better than just being in the stock market. Good luck on your future purchases.

    How about the landlords, who owe mortgages? Tenants owe rent, and they are responsible to pay. The moratorium is just putting tenants in more peril. It's a sad situation all around. U.S. needs to stop all foriegn aid until Citizens are stable.

    What about the landlord that can lose the house because of a foreclosure. The banks don't care about the pandemic they want their money. If you can't afford to buy clothing does not mean you can just go to the nike store and walk out without paying.

      Absolutely. But some tenants expect their landlords to cover all their expenses, not just housing. Everything is a basic human right. If you have something I want, get government to force them to give it to me.

      @@davidsine4390 The evil landlord lead and asbestos story is such BS. They are trying to make him look like a bad guy when he is trying to save peoples health. There are children being born with defects or being poisoned eating paint chips from radiators and adults getting lung cancer due to asbestos and lead exposure. In NYC kids living in public housing have high lead concentration because of old piping. You cant have a tenant living in a unit when you are trying to remove old pipes and install PVC and remove lead painted radiators demo walls with asbestos insulation to install HVAC systems. It makes total sense making renovations during a recession because the contractors will give you a better price as opposed to a busier period where you would have to compete to get a contractor. I worked 10 years with the homeless and 90 percent of the time its their own fault they are in these situations then its everyone's fault that they are having problems.

If I found myself in breach of my rental agreement, or my landlord was within their contractual rights and wanted me to vacate, and I was unable to negotiate a modified agreement, I would never try to continue to possess someone else's property against their will. Even if my landlord was a billionaire. My inability to comply with a previously, legally agreed to contract, is not my landlords problem. It's my problem. Yes homelessness can happen to anyone, including myself. Yes there are hundreds of other arguments that can be employed in an attempt to justify theft including its too cold, it's too hot, I have no where else to go, housing is a human right, the pandemic, and on and on. But at the end of the day, it's theft, and theft, no matter how you try to frame its justification is wrong. Even when the government steps in, voids my contract, and tells me it's OK to steal from my landlord. If I rent a car, and live in it, is it OK to breach that rental agreement too? Keep it for myself without paying or beyond the agreed to return date? Why not? The Corporation that rented it to me has a lot of money so they can afford it, and I need it way more than they do. Plus I should be able to demand the rental car company continue to insure, maintain, and register the car for me at their expense as well because the government said I can? Why not force the corporation I stole it from to put gas in it for free while were at it? Without the car, I would be homeless.

    Why should landlords pay for people's inability to pay rent? They have enormous bills. Are these people going to pay up for the missed months? No! Of course, it's tragic when families with small children are evicted. But, landlords have mortgages to pay, and they cannot pay unless tenants pay.

      There is no comprehensive eviction moratorium in New York right now. ... Cuomo's expansion of Safe Harbor protects tenants with pre-pandemic eviction cases/warrants from eviction, but only until January 1, 2021. Cuomo's order also only covers tenants who can show they were financially impacted by COVID-19.

    The CDC moratorium does not apply to terminations of leases for expiration of the term. If landlord wants to evict you and it concerned that you might assert status as a covered person
    under the CDC moratorium, he can simply send you notice that he is terminating
    the lease at the end of the month.

      In California an eviction is removed after 5 years. If you have a steady income it is a way around eviction. It is insane for a person to live on the streets.

    I didn’t think any other state evicts faster than Virginia... I’ve been evicted twice due to one .. extended unemployment .. two- due to medical issues which I couldn’t work waiting for some type of disability assistance.. it took two years to get my disability.. I was fortunate to be able to live with a relative and was able to find a private rental.. all this with three children.. and I don’t think Virginia has any pandemic moratorium 🤷🏽‍♀️

    I lived in the Alps the all through 2020 and partially into 2021. There was a good amount of people struggling to find a place. Either not familiar with how to use the internet and/or struggling to save up for a deposit a find an affordable place to live. They lost records of how much I paid on my deposit, so they ended up shorting me and it took over a month to send me a check. They now refuse to answer my phone calls and email even though I have sent them proof of what I paid on my deposit.

    Five of our tenants had trouble during the lockdown. Four of them got assistance to help with their rent. One young couple, though, did not apply for help as far as I know. We've been providing them with free housing for a year. Eventually, we will sell that house. I doubt if the new owners will be willing to support them. We have not evicted anyone. But, we live below our means, drive old cars, and do most of the maintenance ourselves. Throughout the lockdown, We still have to pay taxes (which jumped up) and insurance. I feel sorry for the landlords with mortgages. After they go bankrupt, where will their tenants live then?

However, it seemed that you were saying that you were happy to live below your means BECAUSE you are able to help. If that's the case, I still respect your choice.
      I do and have made allowances for some renters when helping them will probably also help me. I just view business as business, which is ultimately about improving my family finances.
      I don't know if we agree in principle and just communicate differently, or actually see things differently. I learn by exposing myself to different views, and while I don't think my approach will change, my question of you was out of genuine curiosity rather than covert criticism.

    Evictions are not an act of violence, it's a consequence. Landlords have every right to kick you out if you can't or don't pay. Rather than waste time and energy screaming and yelling, find organizations offering legal help because judges almost always rule in favor of the landlord. You sign a page in your lease that says they can terminate or quit your lease any time they want as long as they give you notice. If they want to kick you all out for renovations all they have to do is show a few pictures of problems to a judge and then you're out. It's not right but that's the sad truth of it.

It is impossible for us to help you when we are locked out of the stimulus program. DEMAND government help for us so we can help you. I also lost my job. Lost my savings. Lost my retirement. I have a duplex that I also live in. I may be homeless just so my tenant won’t be? How is that fair? Help us help you. Demand stimulus for your landlord if you cannot pay your rent.

    I wonder what all of these tenants would do if the tables were turned and their livelihoods were tied to the debt connected to these properties? They don't go bankrupt when the bank comes to collect mortgages and it's impossible to pay them. Meanwhile, the state sits back and wins no matter what the outcome is because either way the property owners will inevitably suffer the loss... There is something so twisted about tenants turning to the state for backup when it's the same state that has created this mess for them to begin with.

    As a landlord, I and my business partner have not evicted our tenants during the pandemic. We’re fortunate that we don’t have a mortgage on our properties. Our only request from our tenants is to not damage the properties and pay the utilities.

      That’s a very broad generalization. My husband and I own a duplex and in the last 14 years we have raised rent a total of $150 (and as an example, in that time our insurance has gone from $400 to $1200 and we’ve spent thousands on new HVAC, new flooring, appliances, etc.) and it’s not that we’re rich and don’t need the money. I have health problems and can’t work (I also don’t get disability money) and my husband works for a small construction company. We bought the duplex because my husband’s job doesn’t provide a retirement plan and when we went to only one income we could no longer afford to contribute to a 401K, so we’re hoping to at least break even now and make income by the time we retire. We decided early on we’d rather make a little less in rent and hopefully keep good, long term tenants. On the other hand, I used to work for a property management company and the property managers there raised rents like clockwork. That’s one of the reasons why the eviction moratoriums pushing small landlords out of business are so dangerous-small mom and pop type landlords are much more likely to be understanding and to charge lower rents, etc. than big corporations who only care about the bottom line, so unless the government comes through with true rental assistance that pays landlords and keeps tenants in their homes, the rental situation is going to end up being worse after covid because many small landlords, who are much more likely to overlook an eviction or other less than perfect credit issues, are going to be driven out of business.

    They should be spreading the 'Awareness' of eviction, not 'Disrupting' evictions.

    In all USA landlords are not obligated to be transparent how much ppp money they received to cover unpaid rent. Government is in this mess for not questioning landlord's.

    I live in developing country. And we don't have problem like this. Maybe because renting cost is affordable. And owning property is preferable than renting. Tax is cheap, food is cheap. Even bank allow us to postpone our mortgage up to 12 months.

    Landlords have families to u can't no vnfree I do understand lot people lost jobs because virus but landlords rdsb r struggleingnto nitnnnot all landlords r rich

      These people aren’t living for free, many of them have paid their rent but the landlord wants to be selfish and evict because he wants to sell his building to a non American buyer.

      Yeah a lot of people will have evictions on their record. They won’t be able to rent causing major homelessness in the future. Then The Biden fema camps will roll in.
