    Great video and very informative. Question about your insurance policies?
    Does your homeowners insurance cover wind storm damage or is that a separate policy?
    Reason I ask because here in sunny South Florida I have three separate insurance policies.
    Homeowners
    Flood
    Windstorm

      He Jesus, I am just providing information here. I would refer you to an insurance broker. Typically in this area, people get a homeowners policy with a higher Hurricane deductible. Some people get flood insurance, but The Villages is not in a flood zone, and some people get sinkhole insurance. I have not heard or windstorm insurance in this area. Some insurance companies require a wind mitigation report before issuing a policy, basically it makes sure the roof was built to hurricane standards. The Villages has been building to hurricane standards almost from the very beginning. You can email me for insurance broker contact information.

    In Texas our HO policies typically deduct depreciation based on the roof’s age from the claim payout. Seems like a more reasonable approach.

    Insurance premiums going up even in NY & NJ. Seems like Florida needs to get all these lawsuits under control. Thanks for the good information.

    Just did my hot water heater. Mine ran 1300. It has a 10yr warranty. The $1000 water heater is a 5yr warranty in most cases. Know what you are buying.

    Great video. Just had my first renewal notice since living here. Premium on our 2010 CY villa went up a whole lot. What is the best approach to shopping it around down here? Can you share a broker who has a wide range of providers? Thanks in advance

      Yes, there are two brokers that I share with my clients. www.kin.com/ and floridabestquote.com/ each should be able to shop rates for you. You can always try The Villages insurance, but they have fewer providers and fewer options.

    Thanks Dave, great stuff. I was leaning to flood just because I wanted some sort of protection in the event of torrential rains soaking the ground and causing water to enter the house in some way. Is that a misguided idea?

      Flood insurance does not cost that much.. If it gives you peace of mind it might be worth it. But, torrential rains come through here all the time. The area is excavated very well and the soil is pretty much sand. It could rain 2-3 inches in an afternoon and the next day you would not know it rained here.

    good info but every time you say "hot water heater", I want to scream. Hot water does not need heating. It is a water heater!!!!
