  • Welcome to my largely unauthorized video tour of the former Union Carbide building in Danbury, CT. -now the Matrix Corporate Center.
    Thinly disguised as a person interested in having their wedding ceremony there, I wandered around this massive and sprawling complex and into some of the vacant areas of the building as well. We ended up having lunch in the food court, which absolutely puts any shopping mall food court to shame. Entire sections of the building are up for lease and a few of the areas are being renovated presumably to help attract new tenants.

    I remember when that building was being built. As I recall, they tried to work with the land and blend in. Lots of exterior offices were designed so that people could connect with nature. Such a shame that no one is occupying it now.

    There are a few films on youtube about this place. Some from when UC still ran it. Looks like they got it finished just in time for the era of the multinational conglomerate to end. Even if the disaster at Bhopal had never happened I suspect Carbide would have been broken up.
    This looked like it would have been a great building to work out of.
    Covered parking, short walk from parking to your workspace.
    There were multiple places to eat, a few convenience stores and the Union Carbide factory store where you could buy Eveready and Energizer batteries, Glad bags, Prestone antifreeze, and who knows what else.

    I remember building that place, im a union carpenter. The financial poliging that went on ,while working on it in the 80's was widespread..then my buddy started a chain reaction gas explosion in the garage, what fun...

    I saw original arcitectual documents of this building today in a mayor german art exhibition. I was wondering what happend to that building. What a shame to see it in this conditon, it has great potential.

    likely to be wishful thinking.
    We will need to know if there is a “disposition time-frame” that we are looking at, because the more complex and involved the plan for re-use, the more time it will take to implement it - and if there is no time for that - the building is just going to have to be sold essentially for scrap value as a largely vacant, odd-design Class B, white elephant; and that may not be very pleasant for the owner or the lender. Our feeling is that residential conversion is probably a real possibility, but probably not exactly in the manner you have envisioned it. The question then, will likely be - does the owner/lender have the ability to allow the time needed to get that possibility all sounded out, or mostly sounded out - or does it have to be sold pronto ? We do not have to insist on a “totally conclusive” answer to that, however, that is likely to be the axis around which this wheel will turn, and we have to be mindful of time, even for research and planning. The good news on this is, to some extent good news, is that we have some fairly significant expertise with public finance, i.e. tax-free bonds, which might be a means of accomplishing the residential conversion, possibly; and Connecticut is one of the more significant markets for tax-free bonds in general - so at least the building is not in “no-market” or “dead-market” state with respect to municipal bonds. However, given the new tax regime in Washington, tax free bonds are slightly less in demand than they were before. However, we do not know if there really is a financing avenue via muni’s here, maybe or maybe not.
    So - we’d like an initial telcon at your convenience, and then can potentially attempt to boil it down to a Management Information Grid for the first phase of punch-list questions, if it looks promising.

    Place is interesting but also kind of creepy. I read where it sold for half its construction cost. Not a very wise investment.

    I live across the rd from this place literally see it from my home. Seems like something brilliant that just went bad. looks cool too. Im a person that just cringes when such a great structure is left to ruin especially when I know i could save it and breath some life into it........but it just goes to shit. SO MANY WAYS TO REPURPOSE THIS LOCATION
