- The reality of buying a 1 Euro home and the alternatives. Join me on this Italian property tour as we discuss buying 1Euro properties and discuss how it all works.
This week's Italian Property tour is NOT a 1 Euro property but by the time you add up all the costs and time involved it works out to be exactly the same.
The Italian government, brilliant decision, started selling abandon Italian properties in 2019 for a starting price of 1 Euro. Absolutely fabulous idea to regenerate and repopulate dying communities, however, the truth and reality behind this scheme is not exactly the bargain you might of thought it was.
I still think it's a great idea and hats off to everyone who has started this journey.
I look forward to your comments.

There ain't no free lunch! I figure a 1$ home starts at about 50k. Then you're stuck up in a teeny town with no amenities.
😊
Location doesn't matter much to me when purchasing a house in italy because every city in italy and europe is like a 1 hour train ride away. As an australian that is a dream. We have about 7 major cities in our country and our country is 100x the size of italy.
Love you Nick! Your enthusiasm and humor make my weekend! I’m renovating a property in Todi remotely from the US. I would be lost without the fantastic professionals my realtor recommended. 1 euro properties are great marketing but in reality, not for the faint of heart or the budget conscious. Keep the videos coming. Thank you!
Congratulations and thank you. ❤️ Nick.
Hi we have just picked up a property just outside Todi. Would be great to get any recommendations
All the best

Great video Nick! The first thing I do every Saturday morning is to open RUclips and go to your channel. My wife and I love your enthusiasm and professional presentation. Your camera work is 10 times better than any other real estate videographers out there. Love looking at the million dollar houses and the renovation projects. If you have some turnkey properties in the 75-150k range, that is what we are most interested in. Once again, thanks for another enjoyable presentation!
That is very kind. Best wishes to you both and I’ll see what I can find. ❤️ 🙏 Nick.
Hi Nick , It’s so wonderful how you show people so many different ways to buy a property in Italy not to mention so many types of properties. Something for everyone. It really opens up the country to people that don’t realize there’s many areas and style of homes and ways of living there. Your the whole package Nick . You don’t just try to sell a house your presenting possibilities and showing people options and giving them ideas that they didn’t realize . Your joy in what you do and your honesty about the properties makes something that seems impossible a possibility. Thankyou . Keep smiling and have a beautiful blessed day .🙏🕊❤️💐
Thank you SO much Lois. ❤️ Nick.
Awesome as usual, Nick. Lots of information on the “real” cost of a 1 euro home👍🏻
Bravo Nick! It's really important to explain this to folks. Handful of relatives purchased in Trapani and it was hard work, but worth it. Something of note: Most places are really small and we ended up joining 2 (even 3 houses in one case) to make one comfortable property. Video ben informato.
Thank you. ❤️ N.
Another great reality check on purchasing property in Italy. This little place is a gem and I can see how well it could be renovated by someone with patience (not me)! I look forward to your videos every Sunday morning while I'm having my coffee and I love the variety of properties you bring to your faithful followers. Thank you.
Thank you Sue. ❤️ Have a great weekend. Nick.
Really appreciating the information videos lately Nick.. Local knowledge is very valuable.. Another great tour by the way- would love to see this property again after renovation as it looks like it would be a beautiful place in beautiful Umbria .. looking forward to next weeks tour as always.. enjoy your weekend 🇮🇹🤦♂️
❤️ Thank you. 🙏 Nick.
Nice find, Nick! Thanks for the cost breakdown of what a one Euro property really costs.
Nicely done Nick! Love to finally see these type of properties.
Thank you for bringing us this video! This is exactly the right size, kind of location within a town, and budget, that my sister and I want to spend. We have to wait another 18-24 months before we can buy, but in the meantime your channel is here to give us ideas and show us possibilities. We’ll be doing a driving tour in Italy next spring to see the various regions and narrow down where in Italy we want to purchase - north, south, east, west…so many wonderful choices!
Wow, sounds amazing. Have fun. 🙏 Nick.
Thanks Nick! Great video!Interesting property and a new point of view!
Based on my research, from afar, purchasing a habitable property for €50K-€150K that ticks all/most of one’s boxes as far as size, number of bedrooms, bathrooms, location, local amenities, etc…is a better option than buying a €1 home.
💯 agree
Nick… thanks for this affordable property tour and some education about the process of restoration.
Potential, location, garage, courtyard. A blank canvas. Nice, thanks Nick.🌻
Thanks Nick! This is exactly what I am looking for.
Always a pleasure to see you Nick Your enthusiasm informative videos and continued variety is unique and always delightful.
Mille Grazie and keep up the great work..By the way love the little strada you are filming from just meraviglioso !🙏❤️🇦🇺
Thank you. ❤️ N.
As ever Nick, informative and helpful, with a great spoonful of enthusiasm and humour!
Very kind Alexander. Thank you. 🙏 😊 Nick.
Thank you so much for the very open introduction on these 1€ homes, Nick. Very mch appreciated.
The property shown needs some Love and Care, but can surely be developed into a nice gem!
Stay safe and regards from DE
Joachim
Thanks Joachim. 🙏 Best wishes, Nick.
Thanks Nick, can’t wait for next week.
Your videos are so informative Nick! I would love to see one of these properties actually updated and completely finished.
Thank you David. Best wishes, Nick.
What a fantastic video and such a great information Nick. Thank you
Thanks for the tour Nick 😊 I really like your bench ! 😄👍👍😎
Me too! ❤️ Nick.
Another great video! Thank you for your candid explanation and ideas. Like so many others posting, you and your tours have become my guilty pleasure. The street is so charming, like a post card. Can you educate us on the mechanics of yearly taxes, insurance and other basic costs. As an American, we have so many rules and regs, mold remediation etc. I really enjoy the history and diversity that you show us.
Thank you Cheryl. Yes, I will. ❤️ Best wishes, Nick.
I really liked this property. It definitely has potential. I agree with the owner's idea of removing the kitchen/living room wall and raising the ceiling in the second bedroom. I also would remove in part or completely the wall enclosing the stairs from the kitchen to the second floor; that would open things up even more. I think the price is very reasonable, if not cheap. After renovations you could have a really special place for 125-150k euros. This video was nicely balanced, with the opening discussion followed by the tour. Nick, you're working hard at keeping things fresh and interesting...and Puglia next week. Grazie!
Thank you John. 🙏 😊 Best wishes, Nick.
Now I understand the one euro purchasing. Many thanks Nick. Looking forward to your next video 😎🚍⚓️🇬🇧👍
Thank you for doing this video Nick . I was very curious to find out more about these properties ❤
Pleasure Gilly. ❤️ N.
Thank you for a 1$ Euro home tour. I was curious about them. Look forward to your tours every Saturday morning ❤ from Vancouver Island Canada
Thank you Cindy. ❤️ Nick.
Thanks Nick, Great insights in this video.
Thanx for sharing this beautiful upload, greetings from Sweden 🇸🇪
Thank you. 🙏 😊 Nick.
This place is overflowing with potential. I can see the gelato shop in the garage, the open plan modern on the first floor, and, as you said, Nick, take out that false ceiling on the top floor to expose the original beams. Spend 130 grand on renovations to make it an ultra chic air bnb, and you'd easily make your money back and more..
Fantastic find ... dreaming my Italian dream ✨️❤️✨️
Great video once again and truly amazing, even without renovations the asking price is still something out of a dream in comparison to everywhere else in the world right now.
🙏 N.
Good Morning Nick!
I absolutely love this property! So many possibilities and such a beautiful area ❤ very informative showing
Thanks for the time to show us this diamond in the ruff !!
Love it ! Keep doing what you do your amazing Nick!
Till next week Can't wait!! ❤👌👍👋
❤️ ❤️ ❤️. Thank you. 🙏
@@italianproperty ❤
That was awesome Nick! As I always tell people...if it costs 1E there's a reason and there are caveats! You'll spend a whole lot more and you'll. have restrictions, so why not buy what you want, where you want with no "hidden" caveats? Makes sense to me! See you next time! 🥰🤗
Thank you for all the important information, Nick. Love your videos, they are so professional - and you must be the funniest real estate guy in Italy! This apartment could be really nice with the necessary work done, to a rather affordable price. But too much to me, not young and patient anymore - and perhaps a little bit lazy 🤭. Hope you could show us more of these townhouses at reasonable prices, and (almost) ready to move into. The great luxury houses are for the multi millionaires, and most people, like me, are not in that group I guess. Already looking forward to next Saturday, as always. 😊
Lovely message Joan. 🙏 Thank you ❤️ N.
Thank you for this informative video
Wonderful informative video. I look forward to starting my Saturdays with you over my coffee.
🙏 ❤️ Nick.
Another awesome discovery. Love the house, location and the price. What an amazing bargain. 😎
Thank Mark. N. 🙏
Best Italian property video , i watched yet, (and i watched a lot) very enthuiastic presenter.
Thanks Bo. Really appreciate your comment. Best, Nick.
Oh, how I wish! I loved this video. Thanks for showing a smaller pad. Can't wait to see the Puglia places. 🩷
Hi Nick! Any thought to a video from a remote buyers perspective on finding and working with local contractors? The entire contractor relationship, from initial contact through project completion, is a major undertaking, and I'd like to hear from a buyer's perspective what their experiences have been - both positive and negative working with local contractors. Always enjoy the array of properties you present each week.
Great idea! 💡 I’ll see what I can do. Best wishes, Nick. 🙏
This was so enjoyable to watch your attention to detail and your humour really nice
❤️ Nick.
Thanks appreciate the info. Nick, I know a Canadian couple who live in Pescara & it took a while to get a contractor to do plumbing and electrical on $1 EURO home
Thank you for the info. I did not know all that stuff about the 1 euro buildings. I did know they are in bad shape and have seen many of them but as for the work etc. thank you
Absolutely love your tour videos mate. I came from a suggestion but became a lifelong subscriber haha. One suggestion if you want to try it, for your tour videos have you experimented using 4k HDR resolution, because the locales you're shooting are fantastic & well-lit for High Dynamic Range videography.
That’s very kind. 😊 I am using 4K HDR and I edit in Premiere Pro. Always enjoy receiving suggestions. 🙏 Nick.
"I always carry a bench with me!" Ha ha ha! Interesting home Nick. You had me at 'Fab Antiques Market' ❤
Love your videos great information. I’m a realtor in Canada EU prices always leave me in shock. 150K here might buy you a trailer. Or vacant land in a rural community. Our affordable housing crisis is no joke.
Thanks Ryan. 😊 🙏 Nick.
Very interesting! Thank you for the insight into a “too good to be true” 1 euro house!
Pleasure.
Thanks for telling it like it is. It’s important for us to have someone we can trust. You have our gratitude for that. And we can’t wait until the next video, you big teaser!
😊 Thanks Steven. ❤️ N.
This is a nice find Nick, and I loved your opening explanation of the realities of a 1 euro property purchase. It (the 1 euro concept) truly is a great idea and (potentially) a rewarding adventure for many people, but it does need to be faced realistically. It's a mountain of work to renovate in Italy! We have a piccola casa in Montepulciano that we have been (slowly) renovating. We've loved every minute of our adventure, but it takes a great deal of patience to navigate Italian bureaucracy, to find available/quality builders, source materials, etc. Everything will take a least double the time that you expect it will and will likely cost 50-100% more than planned. And don't get me started about the crazy rules about car ownership in Italy...🙂
Great comment Rob. 🙏 Congratulations on your purchase. Best wishes, Nick.
Hi Rob,my friend is just about to buy a piccola casa in Montepulciano too,any recommendations for contractors/builders,thinking on reno 2 baths and a kitchen
Thanks a lot in advance
Love love your videos Nick!
@@veronicaprolo9958 - honestly, it's a bit of a challenge to find builders these days. So many big projects are underway with Superbonus money and have consumed many resources. Where is your friend from? We have a contractor that we could refer your friend to. She's an English lady that is married to an Italian. So for us (as Americans), it's helpful to have her help us with translation. If your friend speaks Italian, they would have more options...
@@azengland100 He is American too
Really appreciate if you can give to us her info.Be in Italy next month to sign the final deed.Thank you so much in advance
@@azengland100 Hi Rob,he speaks English/Spanish .
So we really appreciated her info,we have meet a geometra and surveyor he meets in the process but prefer someone is recommended
Thanks in advance
So many options (out there, in many of the properties you show us) for the courageous, creative, independent of thought, karmically a little luckier with ready cash. -Adorable pad (this one), loads of potential. Oh, to live through the dictates of soul and idiosyncrasy uninterrupted!
Facinating! Will never be in my economice range by long shot, but it is great to see the possibilities for some fortunate people. Great that there are people who can save these beouutiful properties. Would love to see how these fantastic properies are restored! Thank you!
Hi Marti, I will ask the new owners and maybe I could do a once a mouth video. You never know. 😊 Nick. 🙏
@@italianproperty I . would love that! I'm certain many of us would. Thank you, Nick!
cute house ! Thank you Nick!
Great job Nick
Great place
Thanks
Thanks Joe. ❤️ N.
That was really cool and informative video. Thank you. Let God bless you.
Glad it was helpful! Thank you for watching 🤗🤗
This is a great project ....
I think I would make it vintage and keep the tiles in the kitchen and bathroom , and certainly the upstairs floor tiles .
And agreed ...take out the wall and let the sun shine in .
The workshop ...needs work if you want to use it , but it's so cute and it represents a person that loved spending time there ...
Will you take us to the Antique market ?
I would love to see it !
Yes I will Petra. ❤️ Nick.
Another fantastic video!
😁 lurve the bathroom deco. Very cute pad!
Great video! What a doable bargain.
You went into the cantina and I immediately my darkroom space! Yes, I photograph using film and old school enlargers to make silver halide prints.
Hi Mark. I used to have a darkroom under my stairs 20+ years ago. 😊 Best wishes, Nick.
I'd LOVE to see you go back once this apartment is redone so that we can see the results!
I would too Sara. Best wishes, Nick.
This is great. Reasonably priced place for folks with reasonable amounts of money. Love it.
Also. Really appreciated your directness in terms of explaining the cost of renovating a dilapidated house. Puts the more luxurious properties that you show in perspective.
Hi ya Nick! Love the romance of living on an 800 year old lane. Not sure ive got what it would take to restore this property. Love the ideas though. Have a great week. 🌞❤🇦🇺🦘
Thanks Gail. ❤️ N .
It's very wise of Italy to require that qualified professionals to do electrical, plumbing and structural work. Thanks for telling us the reality of fixing up one euro properties!
Please Dottie. Have a lovely weekend. ❤️ Nick.
Great info and property as always! Is anyone else experiencing the video blown out for the past couple months? Inside everything just looks red and green weird shadows? Maybe it’s just me, but don’t have this problem on any other vids. Thought I’d give it a mention! Thanks again Nick! Fabulous!
Hi Miya, That’s very strange. Could you email us a screenshot or picture from your TV. 🙏 Nick.
@@italianproperty I’m so sorry! I just saw this. It seems to be fixed now but I’m happy to email a few photos I took of a more recent video. I will send today
Salam Namaste Good Morning Good Afternnon (Nick ) Im from India. Great presenter of real estate. Give this man a Cupidoll.
Very interesting property, thank you. I would like the kitchen at the back, keep the wall and turn the kitchen into the sitting room.
That’s a great idea. ❤️ N.
Plain talking is needed when we get romantic ideas. Certainly grounded me re what one needs to do and balance out the pros and cons when taking on a project or buying a home without the headaches. Blank canvas vs pretty picture
The garage/basement would be really great for art artelier 😍.. I love old houses...
Another really interesting one Nick, thank you! Sandblast this and that, great, but what does it cost there? I know you aren't intro travelogues, alas, I do not know these cutesy towns so it would be great to have a flavor of them and what to expect ... a big ask. Totally enjoyable and interesting Nick, thanks again.
Thanks Mike. I’ll see what I can do. Sandblasting isn’t that expensive. Best wishes, Nick.
Good morning Nick, as always your videos are inspiring and informative. I look forward to them every Saturday. Can you tell me again, the name of this little town, please. I would like to do a bit more research, tanks! Simone
Città di Castello, Umbria. ❤️ Nick.
Thank you Nick for the information abaut the 1 euro houses. Allways you need an investment, and you explain it clear. You need 1500 by square meter, in a low stamation. The property that you show need that cain of investment, whithout a doubt. Is beautiful and in a perfect location. Bheaind the garage you could have an amaizin winer garden. Anyway, thank you again Nick, as is usual you are the best!!
Thanks Xavier. N.
Thank you Nick... an excellent and informative video... it will turn into someone's dream property...
We are familiar with the Fix it Again Tony experience! LOL
Thanks Jackie. ❤️ N.
Hi Nick, great channel you've created. I hate England so much I need to be in Italy where the weather is much better. Trying to persuade the Mrs to migrate at 50ish. Love the painter artists property, such a dream.
❤️ Thanks. Nick.
Thank you sir.
Very well done, love it :))
Thank you. 🙏❤️😊N.
hey watched a few of your videos and have really enjoyed your content. just thought I might make clear that your videos would be improved 10x with a wide angle lens.
Hi Lucy, Thank you for your comment. Yes, I agree. I was using a wide but I found the edges blurred, so now I’m using a 24mm. I’m experimenting all the time. Appreciate your point of view. 😊 Nick.
So nice video ...👍👍👍👍💐

OMG, the lathe!!!!!
I’d buy the house, rip out the lathe and bugger off .
Great video 👍
Wasn’t paying attention, thought it was a €1 house , 🤗
Very interesting
I love your videos ! I am from Brazil !
Thank you Regina. ❤️ 🙏 😊 Nick.
A place like this would cost 5x this in sydney australia. These Italian houses are a steal.
Firstly, this was the best presentation AND explanation of 1. Euro properties. 2nd, a wonderful showing of this property. However, my heart is breaking because Brexit has ruined our chances of moving to Italy. Besides all the red tape and 'Italian hidden red tape', to move there now, we also need to maintain our UK driving licenses for work we still do in the UK. Bloody Brexit.
I know Scot & Sam. Really! You still get 90 + 90 days a year as a non resident. Thanks for your nice comment. 🙏 Best wishes, Nick.
Finally! It's nice to see something within the average person's reach. I love your channel, but it's for those with super DEEP pockets. Thank you anyway for showing us inspiring spaces! The Italian real estate market is HOT among US Americans and we're skipping Tuscany for obvious reasons. I'm sure you'll love Lecce. :)
Thank you Violeta. ❤️ N.
Another great video Nick. You have done videos on buying and mortgages how about a video on incentives to restore like the 110% super bonus for energy and seismic restorations.
It's gone down to 90% this year.
Great idea, but it’s hugely complicated and not as easy as one would think. I will do my best. 🙏 😊 Nick.
@@italianproperty Yep, looked into it. It’s a minefield. Some British press reports made it sound so easy until you dive in for a deeper look. The reason I suggested it was to clarify to people is not a easy way to go as far as I can work out. What you can get done and what you can’t. I also read somewhere you must increase the energy efficacy of the property by taking it from say a G rating up to D or G.
Great little apartment Nick! That’s pretty dang cheap & one can make it their own. If someone fixed it up & spent $115-130,000 would they be able to sell it for that or more? Cheers Kirk
Thanks Kirk. N.
As a Sicilian, what a great video!
Grazie mille Luigi. 🙏 Nick.
G'daay Nick, love your presentations. Question, how do those people we see in the many channels restoring their own properties get around the requirement for licensed tradesmen.
I’m not sure. What I do know is if you install a new electrical system you need to get a certificate from the installer that it up to code. Without this you can’t get your habitation certificate and without this certificate it will be very difficult to sell the property. Best wishes, Nick.
@@italianproperty Thanks Nick, if I couldn’t live here in Australia, Tuscany would be my first choice.
❤❤❤ this idea. Are there many of these properties.? Really like the idea of AIR B&b in this area. Would be an interesting way to get into Italy's housing market. Thanks Nick❤✌
