Hey guys! Just so you know, all prices are in thousands of US dollars. So when I say 329, that means 329,000 USD
The prices you mentioned in the video are $2M-$4M. For that price range, you should be looking in Santa Monica or Miami and eliminate the many potential pitfalls of owning property in Mexico. At least in the US you have strong property rights and a good justice system if something goes wrong.
i was about to say 1.5 million for that
When you mentioned 4.5 M I think it was Mexican Pesos MX ?
I hoped the prices were in Mexican Pesos hahahaha. Shitttt
wtf! for Mexico this is crazy, those fuckers!
No way! I am building a 2 bedroom property in Holistika RIGHT NOW! Tulum has so much potential & so much growth is on the way. Such an amazing investment! Our 2 bedroom stand alone loft (unique concept) was around $220K USD.
Hi, is this cost including the land? Thanks!
@@jorgemedellin5436 this price certainly doesn’t include the land
Great for you Baddie! We would love to come and check out your project, take a look to our channel we are expats living in Tulum
Following ur channel now ❤
I bought at a different development and regret my experience, the developers lie on their design renders. Everything you see is not included. My neighbor’s apartment floods when it rains. There is no sewer treatment, they pump the waste in the jungle
Where in tulum or Region did you buy and what developer built your property? Did you make any profit from when you pre bought until it was delivered? And made money after that? How much places rent near where you live a night?
The market and sales paint different story then what actually will be
omg
before you buy any property please befriend some locals who are honest and care about you so you don't get scammed 😢
Yeah if only he really did care but you think he cares about that if he’s a privileged settler on native land? 🤣🤣🤣ya never learn or have respect for the real locals
the funny thing is when you cross the threshold of these projects so luxurious, you find yourself in the mud until your stomach and you have a sorry sight of plastic waste all over the city, I was wondering if in Mexico the industry of recycling exists, because I've seen people feed in the bins, but no one picks up the plastic
Those huge developments in Tulum make my heart hurt... They are destroying paradise. A paradise with zero city planning, infrastructure or real future care for the local environment or citizens… In a few years Tulum will be another playa del carmen. Please invest in smaller projects Christian.. respectfully, those mega apartment complexes are not the way to go... imo.
Disagree, the grand majority of developments in tulum are doing a great job in being sustainable, installing solar panel, water treatment plants and much more. Also supporting the infrastructure of a growing city and generating jobs and opportunities for many people in Mexico.
The colonizers have ruined tulum like everything they touch.
@@tulum.realestate what infrastructure ?? All the sewage tanks?
@@user-nj1zu2nf1x easy to be troll on the internet, you really don’t know anything about the real estate market in Tulum.
@@tulum.realestate They are not doing sewage treatment, they call it that but they are lying.
It was quite a coincidence that you made this video. I just closed in Tulum- I purchased in Playa last month as well.
Congrats!! 🎉
As much as I would love to live in Tulum or playa Carmen. If I could only afford to invest in one place I would go for Bali hands down. Why?? Julia Roberts. James Franco. Legends. Setting of the iconic film eat pray and love. Not to mention George Clooney’s latest film. And there’s just that unique spiritual feel of the old world culture that’s beautiful.
@@harry8201 Stop living in a fairytake kiddo. Are you triple vaxxed? No? Then you can't enter Indonesia. Mexico is a lot more carefree, no insane and unjust laws like in Indonesia. Try smoking a joint in Bali, you'll get almost the death penalty.
We have land in Belize which is right next to Mexico. I'd love to own an apartment in Tulum as well.
I live in Playa Del Carmen, and I found that a lot of people here started out in Tulum, got bored and moved to Playa. I really don't get Tulum as a long-term thing... Just a bunch of yogis and influencers in an overpriced town thats boring as hell after a few days. Great place to vacation, not so great place to live.
Thank you for sharing this information. I also, will be trying to diversify where I live. With so much unstableness in the world, it seems like a very stable choice. One step at a time 😊
Tulum mexico is a fantastic place, since the pandemic lots of expats from around the world had been moving and investing here! You can take a look to our channel to learn more
I bought at a different development and regret my experience, the developers lie on their design renders. Everything you see is not included. My neighbor’s apartment floods when it rains. I am very upset
@@gladlock what region did you buy
You should really look into Blanca Capital. I worked with them a year ago and their vision is by far superior to most in architects/projects in Tulum. Highly suggest you give them a shot, you’ll be impressed
Sounds amazing and exciting Christian 🙏🏼 I’m sure you’ll find the right property 😊
I already got 2 in tulum it is so great to invest there right now
Are you a Mexican citizen, and what buildings in tulum? Any videos or information on this?
In years of following this is my favourite video yet! I'm loving this series.
Loving this type of property search video Christian 🔥💯
I am confused, arent you in thailand right now and building a house in bali?
Don't EVER buy a one bedroom in Tulum. The market is completely saturated with one and two bedrooms. You will get $50-98 a night in that area. You would be lucky to get 50-60% occupancy. it will take you 10 years to get your money back. and Tulum won't be liquid for a while. appreciation will also be lower in a one or two bedroom. I can see the appeal of one but not worth touching. I specialize in building and renting 3-6+ bedroom villas here and that's where the money is at.
Do you have any videos on this process, any type of factual based information?
What is the occupancy % rental on the 3-6 bedroom villas? To compare it to the studio and 1 bedroom real estate space in tulum?
@@followingthecorporations occupancy is way down this year due to to over saturated market (across the board). 1 and 2 bedroom are at 35% occupancy (or lower) my villas are at 50-60% occupancy. Down from 70-80%. I am a super host with a way above average product but it’s still affecting things.
@@adrians.7489 thank you, you mentioned you specialize in building and renting , I’m curious if your appeal to build in tulum is still there knowing what you mentioned about “over saturation”? Having said this what place does it tulum position itself for you for investing in a property in Mexico or even internationally or both meaning what place does it position in Mexico and what place internationally?
How do you see tulum today going forward with the infrastructure train/airport etc.
How is the sewer system there did you find it efficient?
I’m Mexican just be carful where u invest your money. Lots of scams in Mexico. Buy from someone u trust only will save your heart ache in the future. Quintana Roo as an investment is a good idea. Prices will always go up in that part of region.
Very exciting dude. Do it now while you are young, enjoy it, and eventually you can live off of it. All investments should pay for themselves over 30-40 years
No it’s an expense he’ll be here paying over those years
Travel guide puerto escondido, next? Would be awesome! Cheers
You should be looking at buying a condo back in Van next year. If prices come down a little more this could be one of the last reasonable times to get in. I am and I’m from North Van
Any updates? Would love to hear about your selection. We just purchased a villa in uptown.
Wondering if you considered investing in Costa Rica? You've been there a few times, could be a possibility!
4to 5 times expensive than Mexico and is the the most expensive country in central and South America, I’m in Costa Rica rn and I wonder how do locals survive on 600usd a month,
Wow! We just got back from Tulum yesterday and we are also looking at investing in some properties down there, we will be featuring 5 types of homes that you can get in the coming weeks on @daniel hunt channel and this one. It's absolutely beautiful in Tulum. Maybe one day we'll be neighbors 😆
I bought at a different development and regret my experience, the developers lie on their design renders. Everything you see is not included. My neighbor’s apartment floods when it rains. I am very upset
@@gladlock that is unfortunate. From my personal experience you really do have to find a trusted established builder and work with realtors that understand the area and are also trustworthy. Tulum currently is growing faster than the infrastructure in place but if you do invest with the right people it's well worth it. I don't know how much help I can be other than maybe get you in touch with people we work with or if that's something your interested in, if so please let me know, glad to help in any way I can.
@@InfinityShotsRealty Thanks but all my money has gone to this one condo. Many of us are regular people who save aggressively, not upper class investors. It’s impossible for people like me to know who is reliable, I would have to quit my job just to network
Guys demand and supplies if there are too many properties for rend on A & B
I just rented one in TAO development one of most sort out development $45 per night
Wonder why they don’t pave the roads there
Don't predict/try to time the market my brother, dollar cost average in!
at the beginning, maybe you can charge $200, $250 a night for 60% occupancy rate but later on it becomes $150 for 50% rate.... but oh well... $150 a night 50% rate is still a profits for only $240K
Copy your Bali project and paste it into Tulum.
Keep going and create a series of ”Creator villas” all over the world
if you buy in tulum look for after market for a good deal. way too much inventory and not enough buyers.
Chris actually since the pandemic purchases of real estate in Tulum had been growing non stop! Too much inventory in studios, but the rest is far from being saturated
Correct. I live in Playa and there is tons of stuff sitting empty in Tulum, and they just keep building and building. A bad investment currently IMO.
lol I got a property in Tulum and Dubai too! great minds think alike.
Much nicer and cheaper than anything I have seen in Costa Rica.
Costa Rica is good but it’s the most expensive country in Central America
@@ChrisAIGuy 2nd most expensive in latin America
What is the sewer system like in tulum? Has it had problems in certain regions? Does it currently have or does it expect to have issues in the near or long future?
Can you make a video about how this process works ? Building and or purchasing property in another country.
It’s a goal of mine too do this 😅
I can't wait for the Dubai vlog. Dubai is going to be crazy
Beware of investing in Tulum. May of these investors are selling “developments” they have no intention of building. I was recently defrauded $10,000 on a similar project from a different development. Invest with caution!
Awesome video. What websites did you use to research other properties in Tulum?
What would you say about market right now ? Has prices increased or decreased ?
Is there anyone you recommend as far as an agent ?
1 thought...do u think they will over build just to serve the east side of US demands and then there will be way too many in the future and the Airbnb rate will be too low for any profits?
i feel you lolz, on the same journey right now in Tulum. If you need some time to go deep into meditation on this, let me know. I got you. ;-) Take your time, there is so much available and still being built
I bought at a different development and regret my experience, the developers lie on their design renders. Everything you see is not included. My neighbor’s apartment floods when it rains. They don’t communicate at all once they have your money. It’s been a year and a half since I took possession and I still don’t have the deed
1.7M for 1 bedroom? Sounds rather too steep unless the market hot.
1.7 m in mex pesos is $87000 USD, La Blanc is being a wank.
He is saying in Pesos, which is actually around $95k.
Wait, so snp500 was down and then back double? How could you have doubled up with snp500 and similar?
In Tulum everything is ridiculously overrated.
I don't like Dusty Town
good luck with all that you had better factor in the possible north south pole shift in march next year , the models show all of the yucatan could end up covered in water, don't believe me google it , cheers Alister in Australia.
The pricing seems off...
So when you purchase a place, you are leasing for 100 years only. And will need to renew it after? Or create an LCA with another person? Could you clarify? What's an LCA,?? Thx!
I love Christian's content, but to be honest, I really cannot understand this video. Just after the one-minute mark, Christian said that he would have done much better if he had just invested in the S&P 500 and stayed there. He then says, "...but you live and learn." Yet, we are then immediately taken on a tour of speculative investment properties in overseas tourist areas. Huh?! Wouldn't the logical decision be to just invest in the S&P 500 and stay there?
He claims it os too late now. But my question is what moment was he talking about, did snp500 doubled at some time lol
really interesting stuff!!
Tulum is offering some amazing opportunities and the community is growing with beautiful people from around the world!
My advice Christian is it’s much easier to spend money than to make it. These aren’t the most liquid investments
Noooo
The videos become a bit chaotic..there is no line. Great backpacking trips in Thailand which abruptly ended.. Than back Bali than suddenly Tulum ?
The first larger project was that a menesse deal..?
Hey Lost, did you make all your money from RUclips vlogging only???
Lost Creator Academy is a product he makes money off of on top of his sponsorships (ie. Epidemic Sound etc.) I assume his biggest moneymakers are his sponsors and his Lost Creator Academy.
And his classes
@@SuperApe3030 is that not LCA?
@@themichaeljoel Thanks. I guess I have a very long way to go AND May never make it LOL. I am just starting. Oh boy! LOL
@michaeljoel he must have gained millions to be able to buy houses elsewhere and build a mansion in Bali
Doesn't matter how much Nature you destroy, how much pollution you 'create', so long as you have a great time.
There will no paved for next 10 years
Hey Christian if you are intrested my dad is doing a condo in region 15 with 1 room departments of 68.2 m2 with gym pool and a pizza bar
Reverse osmosis isn’t the flex we might think it is. The technology about it is cool but but we can’t get all our minerals we need to survive from it. Cruise ships use the same tech .
This process is used to treat black waters and re use them for gardening and other features, not for drinking, even though you could technically drink it too if you want
What's the main channel for this dude . So I can subscribe to that one also
Terrible idea to invest in a overpriced saturated market go else where like Oaxaca.
Any specific areas or Oaxaca?
Too expensive
Do a little research on the state of the real estate market before investing. There couldn't be a more tumultuous time to commit.
The water there has 💩 in it. Don't swim in the cenotes
Is that 3.29m pesos or dollars?
are the prices in pesos ?
What currency are the prices in?
USD!
They seem way over priced, you can get beach front for less.

LOL, thats what they all tell u its sold out except for the stuff that more expensive.
I'm assuming you need a fedicomiso since you are close to the ocean......and those have been a nightmare since covid. I used to be a fan of investing in Mexico, but no more.
Not true, fideicomiso is a easy process, you just need a Mexican lawyer and gets done easy and fast

Tulum is overrated and overpriced
Tulum is completely overrated
Is this in pesos 😂
Haha Tulum an entire community of super rich that pretend they are hippies. Avoid the place. When your there it’s like being in an episode of Star Trek.
