      The prices you mentioned in the video are $2M-$4M. For that price range, you should be looking in Santa Monica or Miami and eliminate the many potential pitfalls of owning property in Mexico. At least in the US you have strong property rights and a good justice system if something goes wrong.

    No way! I am building a 2 bedroom property in Holistika RIGHT NOW! Tulum has so much potential & so much growth is on the way. Such an amazing investment! Our 2 bedroom stand alone loft (unique concept) was around $220K USD.

    I bought at a different development and regret my experience, the developers lie on their design renders. Everything you see is not included. My neighbor’s apartment floods when it rains. There is no sewer treatment, they pump the waste in the jungle

      Where in tulum or Region did you buy and what developer built your property? Did you make any profit from when you pre bought until it was delivered? And made money after that? How much places rent near where you live a night?
      The market and sales paint different story then what actually will be

    the funny thing is when you cross the threshold of these projects so luxurious, you find yourself in the mud until your stomach and you have a sorry sight of plastic waste all over the city, I was wondering if in Mexico the industry of recycling exists, because I've seen people feed in the bins, but no one picks up the plastic

    Those huge developments in Tulum make my heart hurt... They are destroying paradise. A paradise with zero city planning, infrastructure or real future care for the local environment or citizens… In a few years Tulum will be another playa del carmen. Please invest in smaller projects Christian.. respectfully, those mega apartment complexes are not the way to go... imo.

      Disagree, the grand majority of developments in tulum are doing a great job in being sustainable, installing solar panel, water treatment plants and much more. Also supporting the infrastructure of a growing city and generating jobs and opportunities for many people in Mexico.

      As much as I would love to live in Tulum or playa Carmen. If I could only afford to invest in one place I would go for Bali hands down. Why?? Julia Roberts. James Franco. Legends. Setting of the iconic film eat pray and love. Not to mention George Clooney’s latest film. And there’s just that unique spiritual feel of the old world culture that’s beautiful.

    I live in Playa Del Carmen, and I found that a lot of people here started out in Tulum, got bored and moved to Playa. I really don't get Tulum as a long-term thing... Just a bunch of yogis and influencers in an overpriced town thats boring as hell after a few days. Great place to vacation, not so great place to live.

    You should really look into Blanca Capital. I worked with them a year ago and their vision is by far superior to most in architects/projects in Tulum. Highly suggest you give them a shot, you’ll be impressed

    Don't EVER buy a one bedroom in Tulum. The market is completely saturated with one and two bedrooms. You will get $50-98 a night in that area. You would be lucky to get 50-60% occupancy. it will take you 10 years to get your money back. and Tulum won't be liquid for a while. appreciation will also be lower in a one or two bedroom. I can see the appeal of one but not worth touching. I specialize in building and renting 3-6+ bedroom villas here and that's where the money is at.

      What is the occupancy % rental on the 3-6 bedroom villas? To compare it to the studio and 1 bedroom real estate space in tulum?

      @@followingthecorporations occupancy is way down this year due to to over saturated market (across the board). 1 and 2 bedroom are at 35% occupancy (or lower) my villas are at 50-60% occupancy. Down from 70-80%. I am a super host with a way above average product but it’s still affecting things.

Having said this what place does it tulum position itself for you for investing in a property in Mexico or even internationally or both meaning what place does it position in Mexico and what place internationally?
      How do you see tulum today going forward with the infrastructure train/airport etc.
      How is the sewer system there did you find it efficient?

    I’m Mexican just be carful where u invest your money. Lots of scams in Mexico. Buy from someone u trust only will save your heart ache in the future. Quintana Roo as an investment is a good idea. Prices will always go up in that part of region.

    You should be looking at buying a condo back in Van next year. If prices come down a little more this could be one of the last reasonable times to get in. I am and I’m from North Van

      4to 5 times expensive than Mexico and is the the most expensive country in central and South America, I’m in Costa Rica rn and I wonder how do locals survive on 600usd a month,

      @@gladlock that is unfortunate. From my personal experience you really do have to find a trusted established builder and work with realtors that understand the area and are also trustworthy. Tulum currently is growing faster than the infrastructure in place but if you do invest with the right people it's well worth it. I don't know how much help I can be other than maybe get you in touch with people we work with or if that's something your interested in, if so please let me know, glad to help in any way I can.

    at the beginning, maybe you can charge $200, $250 a night for 60% occupancy rate but later on it becomes $150 for 50% rate.... but oh well... $150 a night 50% rate is still a profits for only $240K

      Chris actually since the pandemic purchases of real estate in Tulum had been growing non stop! Too much inventory in studios, but the rest is far from being saturated

      Correct. I live in Playa and there is tons of stuff sitting empty in Tulum, and they just keep building and building. A bad investment currently IMO.

    Beware of investing in Tulum. May of these investors are selling “developments” they have no intention of building. I was recently defrauded $10,000 on a similar project from a different development. Invest with caution!

    I love Christian's content, but to be honest, I really cannot understand this video. Just after the one-minute mark, Christian said that he would have done much better if he had just invested in the S&P 500 and stayed there. He then says, "...but you live and learn." Yet, we are then immediately taken on a tour of speculative investment properties in overseas tourist areas. Huh?! Wouldn't the logical decision be to just invest in the S&P 500 and stay there?

      This process is used to treat black waters and re use them for gardening and other features, not for drinking, even though you could technically drink it too if you want
