    Hey! Great video! What's about Cenote Escondido? I see some properties being developed there but they are not in the districts you mentioned. is it a good place?

      Tulum beach and Paradise beach are both local and free. The federal beaches are free too. Just say you’re going to a bar and they’ll let you in, then put your towel down somewhere. If you have transportation issues just go to the beaches starting at the Ruins and downwards. Can access easy with bike

    what about the public beaches? Are the hotels the only ones able to use the beaches? Please clarify

      There’s public beaches. Two or three which is enough. The beaches in the hotel zones you can enter without paying from a couple of different locations. You can say you’re going to this bar or cafe and they will let you pass and you can lay on the beach. More than likely you’ll go to a beach club cuz the vibe is too good to resist or you get thirsty or hungry.

      All the beaches are public. Just go through a hotel or restaurant to the beach.

      The issue is most of the land in Tulum you cannot buy like you can buy land in the states. Which is good for nature conservation. And it’s going to be like this for the foreseeable future. The local people in Tulum are very connected to nature and passionate about the jungle. Land is only going to be available in lots from which are already bought from real estate or agencies like that. So you have to buy it from them upsold. And the common folk can’t afford it so…. You’re better off going to Chiapas outside of San Cristobal (Mexico) and getting land there. And here’s a secret. Certain parts of land there you don’t even have to buy. You just start building. They’re even more connected there and government doesn’t really rule things there as it’s way more indigenous. I personally have been living in Mexico for two years and when in Chiapas I was looking at my friends building three story homes for $5000 dollars. Yup. Facts. But now I’m moving back to Tulum to the beach for a bit.

    Tulum will be kept green until it's not sustainable or profitable which does disenfranchise the locals in the long run. I saw that in my city Cape Town as well. International clients build huge mansions push up the housing prices and basically push out the locals. You'll see that before the international visitors come not much government investment is done then as visitors arrive taxpayer money is spent.

    Tulum grew too much, too fast.
    Having an airport there now is only going to strain the infrastructure even more.
    Prices are high.
    Drugs and crime are rising.
    I might fly into Tulum, but I would leave immediately to go further south or towards Valladolid.

    It’s not correct that you can only go to the beach in Tulum when you are staying in a hotel or eat in a restaurant. Beaches in Mexico are public. Everybody has the right to enjoy them.

      As long as our governments (federally and locally) but more so our people continue to allow this INVASION, these magnates will devour our land.
      I mean, he starts his sells pitch with "the only way you can access the beach is thru hotels and clubs for exclusivity/privacy". Mexican beaches belong to Mexicans buddy!
      Espero que las nuevas generaciones Mexicanas entiedan que, permitir este tipo de CAPITALISMO no lleva a ningun buen resultado. Quintana Rooenses, no lo permitan!!!

      Where are you living….that you say this? I’ve been living all up and Down this coast from Belize to Cancun….20 yrs and my friends are booming!…. Lawyers docs and architects that are so happy to build homes mostly for free minded people that want to be around good energy which is the intent of Mexico which people will never ever be conquered but profit in love by being an example of a beautiful life
