Hi. You said you were able to remortgage for circa £900k. That would mean the previous owners sold you a £900k property with £575kish liabilities for £100k. Why didn't the previous owners just get a revaluation like you? It seems like the value of this deal is in the revaluation not the SDLT or the other elements you discussed
You stole that 10 000 hour comment to be good at property development. As its a well known fact to be great at anything that 10 000 hour figure comes up all the time. If you want all to know where that came from i will tell you. the first person to explicitly popularize the "10,000-hour" figure was Malcolm Gladwell in his 2008 book Outliers where he drew on Ericsson's research. Anders Ericsson wrote a 1993 paper he co-authored titled The Role of Deliberate Practice in the Acquisition of Expert Performance.

He clearly states the £29k is positive cash flow, meaning it’s the amount of income after either a mortgage payment or mortgage interest payment and minor fees - so the debt is being cleared and yield from cash deployed is 17%

This is easy, James put £170k in, the bank put the rest in. After James has paid interest to the bank (and any other costs) he's got £29k left. That's a 17% return on his own money.....that's leverage.
The cost is 650k and annual rent is 65K. Where in the UK can you get a property for 10x multiple? This is a great deal you've got for cheap. The seller didn't do homework.

I spend around an hour a day looking, I also go and see deals. Get in the car and do viewings. This is the magic. You must go and spend the time with vendors over desk top research.
If you had to sign up for his newsletter and you dont know how or where to find those deals you need to work on yourself first basically. If you think he will give you a deal that makes him 17% ROI, you need to see a doctor. I havent laughed this much in a long time. When you find a deal, most likely you will be competing with people like James to get a deal and your ROI will then be lowered because you will have to overpay to score the deal and it will be tight margins, so James would walk away. At 17% he will always do the deal himself and only tell you about it in a youtube video.
