      It’s about 20 minutes from the lake on the Montgomery side.

      @patricianorman209 very little flooding risk to none. The flood risk factor is 1 out of 10. These new construction developments are graded properly & they now build homes up on pads. Builders know that no one would buy these homes if they were in a flood zone.

    Woodland Hills or Audobon, which one is better choice and less risk of flooding 🤔?

      You can’t go wrong with either neighborhood and both have the same likelihood of flooding, which is highly unlikely. Audubon has Mill Creek and The Woodlands Hills has Stewarts Creek running through it but there are no houses built in the flood way if either should ever overflow their banks. If you look at a map of the communities, you can see the space in between where the creeks run and the development begins.
      It really comes down to preferred area as both neighborhoods are outstanding. In fact, they are both in my upcoming top five neighborhoods in Montgomery County video.

    I love the Magnolia area and Audubon is very attractive and I see several affordable new homes going up BUT the property taxes there. I didn't understand why they were so high until I watched your video. It looks like they are building it to be similar to Towne Lake in Cypress. Is there any breaks for 65 and over on owning a home in Tx? I don't think I want a Dell Webb. TY!

      Good morning. Yes there are exemptions for 65+. In addition to the $100k homestead exemption there is an additional $10k when an individual turns 65. Some taxing authorities in the state can also offer up to a 20% exemption on their portion of taxes, (city, county, etc) Another big one for 65+ is the tax ceiling, where the property taxes freeze once you turn 65 or qualify (buy a house once past that age) so if a house is worth $500,000 when you turn 65 and 10 years later, it is worth $1 million, you would still only pay taxes as if the value were $500,000.

      Also, some thing of note, Texas lieutenant governor Dan Patrick is trying to find a way to pass laws in the Senate that would eliminate property taxes altogether. I’m not sure how realistic this is, but he has publicly made the statement that next session that will be their priority.

    How far is the Comunnity to the waterway square in the woodlands

      Depends if you were asking in distance or time. It’s about 15 to 20 miles to the front of the Woodlands. The time will depend on which route you take and what time of day it is.

      If you’re going for work, I would say you could probably make it in about 20 to 25 minutes if you take 249 to grand Parkway

      @@conroeliving I would take grand pkwy but it’s for leisure purposes in the waterway square and mall area of course I work remotely so it’s not a big deal

      Still probably the fastest route, but you could go through the back of the Woodlands. Just be prepared for a lot of traffic.
