That is correct! It used to be secluded, but now they are building a brand new housing community right next to it.

There really isn’t any such area that doesn’t get some flooding around the metroplex. Houston is a Bayou city that is basically flat and almost almost sea level. Water doesn’t drain as fast as other places as a result. Homes flood that are too close to a river, creek, or buyou. What’s made it worse is all of the development. Places that used to be farmland are now covered with cement, housing developments, and when the water can’t soak into the ground, it’s gotta go somewhere.

Hi. Conroe is a big area. There are certain parts of Conroe that flood, but a small percentage of the whole area. If you’re thinking of moving to the area, you just need to know what parts to avoid. I’d be happy to help you with that.

That is a pretty subjective opinion. There is true, Mexican, Tex-Mex, and Sonoran, and they’re all a little different. My favorite is Mr Taco and Tequila Bar

😂 well there is still definitely some of that, but the area is changing. I took clients out to a few communities there this past weekend and they loved it. Well they loved everything except getting there with all the roads flooded!

Good morning. Yes there are exemptions for 65+. In addition to the $100k homestead exemption there is an additional $10k when an individual turns 65. Some taxing authorities in the state can also offer up to a 20% exemption on their portion of taxes, (city, county, etc) Another big one for 65+ is the tax ceiling, where the property taxes freeze once you turn 65 or qualify (buy a house once past that age) so if a house is worth $500,000 when you turn 65 and 10 years later, it is worth $1 million, you would still only pay taxes as if the value were $500,000.

Also, some thing of note, Texas lieutenant governor Dan Patrick is trying to find a way to pass laws in the Senate that would eliminate property taxes altogether. I’m not sure how realistic this is, but he has publicly made the statement that next session that will be their priority.

Hello and thank you for the kind words. As far as Bridgeland and Woodsons's Reserve, neither carry more flood risk than any other on the list, and the risk is minimal. Those not from here often have questions about areas that flood but often it is not full areas that are in danger of flood risk, but specific streets within those sections. There are rivers, streams, and bayous all over the Houston area that have potential to overflow during heavy rains. Sometimes there are streets that are close to that overflow and they would be labeled on flood maps in the 100 year or 500 year flood plain. All of the master plan communities have taken this into consideration and usually don't build within those areas. The Highlands for instance leaves the section next to the san jacinto river as nature preserve, so it might flood at times but there wont be any houses built there. I have clients in both Bridgeland and Woodson's Reserve and they are great communities. I'd be happy to help you come up with a strategy for finding property. You can’t go wrong with either neighborhood and both have the same likelihood of flooding, which is highly unlikely. Audubon has Mill Creek and The Woodlands Hills has Stewarts Creek running through it but there are no houses built in the flood way if either should ever overflow their banks. If you look at a map of the communities, you can see the space in between where the creeks run and the development begins. It really comes down to preferred area as both neighborhoods are outstanding. In fact, they are both in my upcoming top five neighborhoods in Montgomery County video.

Depends if you were asking in distance or time. It’s about 15 to 20 miles to the front of the Woodlands. The time will depend on which route you take and what time of day it is.

If you’re going for work, I would say you could probably make it in about 20 to 25 minutes if you take 249 to grand Parkway

@@conroeliving I would take grand pkwy but it’s for leisure purposes in the waterway square and mall area of course I work remotely so it’s not a big deal

Still probably the fastest route, but you could go through the back of the Woodlands. Just be prepared for a lot of traffic.

Yes there are tax breaks for anyone over 65. There is a 10k addition to the homestead exemption, but the big one os the school tax freeze. On the year you turn 65, what you pay in school district tax is what you will pay for the rest of the time in your home. So if your house gains value (which would raise your taxes) You will always pay the same amount that you did at age 65. This is on top of the standard homestead exemption which is currently 100k. If this is hard to understand please feel free to reach out and I can explain it more in depth.

I love April Sound. Great amenities, great golf, great location on the lake. I’m majority of the houses are older there. It would definitely be in the top quarter of neighborhoods in Montgomery County. I’ve got a client looking there now.

@patricianorman209 very little flooding risk to none. The flood risk factor is 1 out of 10. These new construction developments are graded properly & they now build homes up on pads. Builders know that no one would buy these homes if they were in a flood zone.
