Centro, North and places outside the periférico like Caucel, Cholul, etc. What about the neighborhoods on either side of the Paseo de Montejo or Francisco de Montejo, Garcia Gineres, etc. Your descriptions leave out all of the partially walkable neighborhoods north of Centro but say South of the Montes, etc. These are the areas I would be more interested in. Good shape, minor remodeling and walkable to a few restaurants, lavandaria, OXXO, etc. These neighborhoods seem to get ignored because they aren’t posh.
Of course Ghuy talks about the most exclusive & expensive places to purchase & live, what do you expect he's in real-estate, same thing in north America. To get the biggest commissions they focus on the high end listings, that's where the big money is!

It is very important for us to have a garden as you can guess. I would like the north of Merida and don't mind if its not a gated community. Im taking my own car so will need parking as well. It’s easier, you’ll have to get use to the beauties, food, people, culture, having the beach 35 min away, meeting new friends an so on! If at the end, that was not enough and the hot weather was too much, you can always choose another place worldwide and keep trying until you find the best place that fits for you 😁🙏🏼

You clearly do not know merida centro- I live here and can tell you that unlike what you say, most houses for sale are in perfect condition and have a pool and a garden and do not need an investment in refurbishment I have visited maybe 100 houses in centro for sale over the last 3 years, most do not fit your descriptions
On the other hand, KUDOS for visiting more than 100 houses, that requires a lot of time and effort! If you have a blog please feel free to share. I believe it would be interesting to have another point of view based on your experience.
Hello @Doggie Fam, I really do not think Chuy G. is trying to be biased. I think he was offering insight into the real estate that a lot of Americanos and other foreigners have asked him about. In spite of the upscale properties he mentions, I am sure he is trying to be a proactive Real Estate Agent who earns a nice living for himself and his family. He seems to be knowledgable and enthusiastic and would welcome searching out any type of property you want in any area of Merida you want. At the same time, he has the ability to weed through a lot of uninteresting or undesirable property for you or us because he is a local. He has stated repeatedly he is willing to have private conversation concerning anyone's requirements for a property in their particular budget. I find the people of Merida to be very kind, friendly, extremely honest, and professional. La Familia is everything to them and well as their Bienvenidos attitude for foreigners to their country and state. I do not think there is any intent to take advantage of or get one over his viewers.

How do people adjust to living in Mérida in the hot humid weather??
Most of places tend to have air conditioning.
Malls, hospitals, movie theatres, supermarkets, etc.
People go out and enjoy public parks after 5:30pm!
