    I just had a zoom consultation with Jose Novelo and I thought I'd post on this video to recommend him to anyone watching. He's very knowledgeable and friendly.     Those new houses are beautiful - and priced very highly. A sign of how popular even the less desirable outskirts of Merida have become with people with money.

      Correct Merida is becoming a very highly desirable location especially for many Mexicans coming from other parts of Mexico where they can only get an apartment for the price of one of these Large Homes. There are still very reasonably priced homes within city limits as well on the outskirts. As you got to see from the last home we showed, that is what kind of home you can expect for that price range these day. If people are looking for more modern homes like the first ones we showed, well they are availble but also come with modern price tags. Thanks again for sharing with us

    Beautiful homes! Thank you for sharing. It appears the workmanship is very well crafted. For the price a comparable in the states depending on area would be at least the same if not a little cheaper. The true advantage for us living up North would be warm to hot weather! So there ya have it! :)

    Something I have noticed about Mexican kitchens and bathrooms is that they are made for very short people. Sitting on the toilet could be a challenge, standing up also. In Mexican kitchens I have trouble reaching the sink, it's very low. I often hit my head with the kitchen exhaust hood, which is also made for very short cooks.

      Yes I agree! But that is not in ALL of Mexico just in certain areas. Here in the Yucatan is where some of the shortest Mexicans reside. But if you go more North or visit a city like Guadalajara you will be surprised by how many people are your size or even taller. It all really depends on where you plan on living in Mexico. If you are a bigger person these are things to consider for sure.

    Merida is said to be one of the safest cities. But it is super hot and humid. I heard that Queretaro is safer and has more infrastructure and job opportunities, but it has gotten very expensive.

      Agreed, something with a bigger back yard. I'm with you on that 100%. Living in Mex I'd want a mango, avocado tree and a couple banana trees.

    Mexico is heaven on earth! Cost of living is so much cheaper than in USA everything is cheaper in Mexico than in USA it has the most amazing beautiful beach resorts it's warm and hot people are very nice and sweet and friendly they use English it's way more freer than the USA it has free healthcare and free education everything is so much more relaxed and chill in Mexico. It's heaven on earth!

    The first few homes are very nice but out of my budget. House #3 could work. That room in the back would make a nice master with an opening in the wall to the bathroom and close up the haul entrance. If they did that it would be perfect!

      If you do not see one then you can purchase one and install it in the home yourself just like any other appliance.

      Kitchen exhaust fans, like bathroom exhaust fans are "built-in" during the house construction....

      @@Peter-m5n7m If you don't see them, and we don't mention them, that means there are none. There are different types of construction depending on what part of the country you are in. It might be more common in colder climates. Either way if you really want them you can add them at your own cost just like any other amenity not included with the base construction

      Perhaps you're only familiar with outdoor kitchens. Otherwise, you would know that without traditional indoor kitchen stove exhaust fans that exhaust cooking odors and smoke while cooking the entire house is stunkup. It appears neither México, nor Merida has legitimate BUILDING CODES... GOT IT!!!

    I never hear about what house taxes are. I’m very interested in moving to Mexico. We watch every video on you tube and spend our vacations in Mexico. We would want to buy a house when we do move there. We live in Omaha, NE. Our house taxes are so high here. I think we are 8th in the nation for house taxes. Our house is paid for but if we want to stop working those taxes will kill our budget. We even downsized 6 years ago from 3209 square ft to a new house 1340 sq. Ft. Now our taxes are the same as our last home since house prices have increased!!!

      That is a great question! I will make sure to let Jose Novelo know for our next videos to mention how much the property taxes are on the properties. But long story short it is in the hundreds of dollars not thousands. The property taxes here in Mexico are extremely low compared to what they are back home. You will pay more in utilities than you will in taxes. Hope that helps answer your question for now. Thanks again for the suggestion!

    I see things are getting very expensive in Mexico including houses!!! It's a beautiful house, but I would most likely never spend that much for a home in Mexico unless it has land...or I would buy land and build my own for that price...just my opinion

If people are looking for more modern homes like the first ones we showed, well they are availble but also come with modern price tags. Mexico is not a "Cheap" country anymore. As it starts to surpass the USA and Canada in many aspects such as Quality of life it will become even more desirable and even more expensive, especially as the Mexican economy gets stronger and USA and Canada get weaker.     A quick question. If I bought two places next to each other, Destroyed the wall between the backyards and built a skate park, then rented the whole thing out as a Skate themed hotel, what kind of trouble could I expect from local authorities or the neighbours?

      You can not do that in a Privada which I s like an HOA. But you can do that in the city with proper planning. Jose Novelo can help you set it all up if interested

    I can see all I heard was party and beers. I probably won’t like being so close to noisy neighbors who want to to always party. Those pools do not look big enough to have a party in anyway. Looks more like dipping pools.

      Unless the owners are renting out the houses as short term rentals (airbnbs, etc), noisiness is unlikely to be a major concern in my experience. I've spent a considerable amount of time in various different types of properties in various cities in Mexico and I've found the noisy-Latino stereotype to be false as far as Mexico is concerned. Argentina, on the other hand, is a different story...

    Are these locations far enough from the ocean for a Canadian citizen to buy one of these properties?

      These properties are too close to the ocean for a Foreigner to purchase in their name. You have 2 options Either put the property in a Bank Trust aka Fidelcomiso or You can start a Mexican Corporation and put the home under the corporation.       If you are a Mexican Citizen there are many lending options availble to you. As a Foreigner one must secure a loan in their home country in order for it to be used in Mexico to purchase a property. The reason Mexico does not offer mortgages to Non-Citizens is because if the borrower does not pay then the lender is on the hook for all the debt. In the USA the Lender is always bailed out by the Government which is why they lend to anyone with a pulse in the USA.

      You are right, you can find great homes in Florida! Mexico is a different vibe though and has so much to offer. When moving to Mexico these day's it's not just about cost of living. Many people are more than happy to pay the same price to get a higher quality of life. Either way thanks for sharing!

    To be quite honest homes for sale in Mérida are overpriced. I would rather first rent short or long term and then see if Mérida is the right place.

      I think it all depends on where one is coming from. For many people coming from other parts of the country such as Mexico City, Merida is still a bargain. Same as many Americans and Canadians that come from areas that are even more overpriced than Mexico is. Merida is still bargain bin prices. But if you are coming from Arkansas, Iowa, or somewhere similar then i can totally understand how you might see these homes as over priced. Again I have mentioned it before many times in my videos. Mexico is not a cheap destination anymore, Mexico is now a highly desirable location for many and its prices emphasize that. People are mainly moving to Merida for safety and higher quality of life and are more than willing to pay for that peace of mind and comfort. Thank you for sharing with us.

It is wealthy Mexicans some coming from the USA and Canada and others coming from Mexico City, Guadalajara, Monterrey and other places just to name a few. The reality is that supply and demand is in play here. There is a lot of demand and the supply of certain homes in high demand is limited. Either way you can still find very affordable homes out here like the last home I showed. The reality is that the prices are higher than they were years ago because many people are more than willing to pay that price knowing they are getting more than just a home.

    that isn't a cheap home at all. mexico cost of living is comparable to living in the states these days.

      If you are moving to Mexico ONLY to save a few bucks, then it is best you just stay in the USA. But if you are looking for a better quality of life and other wonderful things that Mexico has to offer then it is a great place to be. I showed 3 houses in the video. If you want something comparable to a home in the US it will cost you something similar to what you would be paying in the USA. But if you want a more modest and humble home you can still find those for around 100k as I showed you with the last house.

      Again these properties are mostly sold to and advertised to Mexicans. So if it is too much for you to pay it is understandable. The USA has tons of great affordable options.

      Correct. I have said it MANY times. If the only reason you are moving to Mexico is to save a few bucks, then it's best you look elsewhere. If you are looking for a better quality of life and other things such as living in an amazing country with an amazing Culture then you will love it out here, otherwise just best to stay home

      These houses were around 100k-350k US Dollars not Millions. When we mention millions it was in Mexican pesos.....

      These are just some of the things that come with living in the jungle. It could be termites or it could also be some local fauna just doing it's thing.
