    Thanks fellas the content so so good. All these houses illistrate why more people particularly seniors should be retiring in México. Jose your consistently trying to show people how México can dramatically help the average person in the US. I have a US friend constantly complaining about inflation and costs in the US. Well neither political party is going to help the middle or working class person in any material way. Do you want to complain? Or do you want to adress the problem. Jose your going to Mexico with 1500 in your pocket was an example of a problem solver!!!

    Hi Jose...I would love to see something unique...I've yet to see a house that is different from the rest!!! As an artist I look for something that I can say WOW!!! Seems like most of the houses that i'm seeing all have the same structure and all have the same person that designs the houses...lol...I want to see the unusual...thank you...I always love your videos...i'm watching from New York City

      Yup! I have known Jose for about 6 years now! I have known him even before I met my wife out here. In fact we are such good friends because he helped me out of the kindness of his heart back in the day and well ever since then we have been friends and along the way he has helped many people out there in the audience as well.     Hi Jose,
    The content was really engaging, and showcasing the price spread from $65 to $185 (+/-) was a fantastic idea-it added a lot of value to the discussion. However, one thing I noticed was that there were moments when Christian seemed to be interrupted or spoken over. It made it a bit challenging to follow the flow of the conversation. Balancing the dialogue more evenly could make the content even more enjoyable and easier to watch. Just a thought for future videos-keep up the great work overall!

    House #2 looked great, its a blank slate until...I saw the bamboo. Bamboo is VERY invasive and will destroy your plumbing. They were all different...pretty nice. Thanks.

      I totally agree i really loved that third house as well! You can tell my restaurant juices were flowing! That place has so much potential, not just the property itself but the location is incredible, I wish I could have done it more justice.     185,000 for that first house is pretty good, it'd cost at least double that in the US, but $2000 to rent it is actually shockingly high considering I've seen houses in FL for rent of a similar size with a pool renting for $2200.

      I agree the rent is subjective and I must make a confession I did put Jose on the spot there asking him about the rent out of the blue and he had to make estimated guesses. With that said that House could easily rent for 1,000-1500. But also there is a huge disparity in home prices in many places in Mexico and new constructions are often times more pricy. Either way we will be doing future videos just concentrating on rentals.

      Hey Jose, if it's at all possible I would love for you to ask what people are paying to have these massive 700 to 800sqmt houses built in rural areas some 20 to 30 mins outside of Merida.
      One person told me 3 years ago they had one of these masives homes built for about $600k and I couldn't believe it, but it would be awesome if you could confirm prices with people and ask your Lawyer/ real estate friend about it.

      Sure if I get the money of course I would, but just in case you dont know I only came out to Mexico with 1,500 USD left to my name. Even though I have been able to do well for myself in the 6 plus years I have been here I still don't have the cash to buy a home.

      Can you hook me up with realtor you were working with i would like to find a house in Merida or preferably the Progreso yucatan area I've talked to a few realtors from the area but they keep trying to push townhouse and condos in gated new developments i would rather find a free standing house with no hoa can yall help my budget is about 120000 can possibly go higher but would like to stay below this if at all possible

      That’s a great question! It is not very hard to find people, the question is how hard is to find Quality Contractors. Which these days it is getting more and more difficult with such a high demand for them and not enough to go around. Hope that helps answer your question.

    The first home looks like a Palm Springs home with a pool. You know how much the homes in Palm Springs, California are going for. Expensive.

      Yes they do have that here in Mexico and we have talked about it in the past. But long story short that is an agreement between you and the owner. If both parties are interested then they draw up contracts to make sure its official and to protect both parties in case something goes wrong and thats basically it. But Yes it can be done in Mexico

Rule of thumb is the more English is being spoken the more expensive things will be... so that should also help you find those English only enclaves as well.

    I have no knowledge of homes outside of Merida and have a question as someone who's only lived in the US. Are homes like the first two in Conkal and Chichi on public tap water lines, or does it have private well? Also does the property have a private septic system or community sewer that allows flushing of paper products down toilet? And are Internet speeds slow in those communities? Thank you for your video, and time.

      Most homes have access to public drinking water and/or access to a well. It all depends on where the property is and what you want. In all of the developments there is public drinking water and all other Utilities. Also the internet in Mexico is much fast and more affordable than in the USA. If you are in a very rural are or on the beach and for some reason no internet out there you can get Star Link and have insanely fast speeds. Most homes have a septic system some are connected to the sewer. All depends on the area.

      I do not know the exact amount since it varies from area to area but rest assured it is more like like 100-300 USD a year not thousands and thousands of dollars like back home int he US

    My favorite house was the one that was a business. My question is would I have to have residency to buy a home there. I make my own tumblers and how would I be able to do a business there?

      You can buy a property on a tourist visa. In order to start a business you need at least a temporary residency and a work permit.     Are the property taxes comparable to the sale price or is the location a factor?

      There are various things that formulate property taxes in Mexico but with that said they are only 5%-10% the cost of what people pay in the USA these days. Property tax bills in Mexico are in the hundreds of dollars not thousands of dollars like in the USA.

    The example of plumber makes sense, but with a real estate agent I don't see how it protects you for them to be licenced. for example, if there's something wrong with the home, that's not the fault of the real estate agent, it's the fault for the previous owner and them not disclosing it to you.

      Great question! As you guys already know by now I hate Rules, and Regulations and Red Tape. The reason for now requiring licensing to sell real estate is simply because of the obscene amount of Fraud in the last several years with this huge Real Estate and Economic Boom not just here in Merida but all over Mexico. Plenty of people that do not know anything about home buying will come across a shady agent who will demand money for a downpayment or to hold the property or some lame excuses like that and the people not knowing if it is true or not give these people money and then next thing you know it they disappear. Plus there a countless other examples of similar things like that happening. Since there was no official registry of who is an agent or not people were taking advantage of that fact. But now with an official registry is something like that or worse were to happen then you have someone to chase down since you have their information and you can file a proper grievance with official channels and long story short most likely to get your money back or whatever happened to you. After seeing so many people out here throughout the years fall prey to people like these I for one think this is at the very least a step in the right direction and now people who have been defrauded can at least get some sort of justice. Hope that helps better explain the situation.

      Also my opinions and the Facts are 2 different things. Just because I do not like something such as new Laws, Rules, Regulations, Restrictions, and so on and so fourth doesn't mean it gives me the right to misinform people. Therefore if now there is a law that states that people must deal with a licensed Realtor then I have to inform people of that, other wise I would be doing a disservice and it would be a bit shady on my part not letting people know the truth which is Buyer Beware. And this is a simply way to make sure you are protected. Again this has nothing to do with Buying it straight from the owner or a friend of a friend. This is in mainly to just hold people in the industry accountable thats all.

It's just unfortunate that some very dishonest people ruin it for everyone else.       Fencing and electric fencing and all kinds of things like bars on windows are common throughout Mexico no matter what the neighborhood is like. As for the neighborhoods in this video and all videos are very safe and in fact Merida Yucatan is the safest city in Mexico and 2nd safest city in all of the Americas.

      Great Comment! I actually talk about this on my channel frequently! First off no Americans or Canadians are getting deported for overstaying a visa. If you over stay your FMM what you would do is just make sure to hit up the Immigration kiosk/desk at the Airport before you leave Mexico, let them know the situation and they will calculate how much of a fine you have to pay all determined by how many days you over stayed. As for getting residency there are Multiple ways in which one can obtain residency. Financial Solvency is only one of the options.       Jaja yeah I totally agree with you there, but in this particular case the whole surrounding area is getting paved and redone. Just a few years ago there was nothing out in this area, so the development is real and happening.
