Within D13, my opinion is Braddell heights is the best landed enclave, head and shoulders above the rest. Only issue is a lot of the plots are rather sizeable. But that’s precisely also one of the key selling points of that estate - a low density enclave
Speaking as an alum of both the primary and the secondary school - there is no affiliation between the primary & secondary schools as Cedar is a government school.
Was considering but some areas are rather "messy"so i passed. Plus the small plots are really small i ll rather stay in a FH condo. Hence, depends on the quality of life you want for your family and of cos budget. I think nowadays, if you dont have a 4mio budget its tough to get into the landed segment.
we couldn't agree more on the 4mio. we started the channel in June last year and we had mentioned that since one year ago that 4m was gonna be the entry level.
The presenters got it right. Location is the only plus point for D13 landed. Land psf is high just because of the location and quantum is low due to small land size. This Macpherson and Sennett Garden estate seriously lacking good vibe of landed living or should I say no good living vibe at all. There are tons of original and “cannot make it” condition houses built in the 60s, next to industrial areas and last and not least, the famous parking nightmare. The only exception is Braddell Estate which is very nice place to stay with nice houses.
unfortunately you are v wrong.. my dad bought a semi d in sennett estate d13 20 yrs ago.. for 1.48m.. its easily 5.5m now.. as for Macpherson garden estate.. the optics dont look good to you but based on real stats if you see the appreciation of these “cui” houses is min 700k to 1m in last 4 to 5 years.. never ever judge anything by its cover.. and just fyi a full Minister stays in Sennett Estate.. if you drive around you will see a police guarding his house
