As someone that works in the investment industry, just saying that even though SG landed property can confirm make a lot of money, other countries property can make more, Monaco has experienced a 10% gain every year for decades
Hi Eric, thanks for the informative video. I have a question on landed homes - most of the landed homes in SG are zoned at 1.4 plot ratio. Based on my understanding, this means that if the land is 5,000 sqft, then you can build up to 1.4 times of that, or 7,000 sqft. However, when I see videos of some landed homes, they have built up areas of more than 1.4 times the land area. For example, a terrace with 2,000 sqft land plot may have a built up area of close to 6,000 sqft. May I understand why, or do you already have a video that explains this? thank you! :)
Totally agree with you, you only have to BENCHMARK the Price of 99yr Leasehold Strata Land being sold Outside Core Region......taking 99yr leasehold Govt Land Sales Strata at say 1000 per square foot Per Strata Plot Ratio , general market thinks that the Landed Properties next or nearby are just SLIGHTLY MORE EXPENSIVE at say $1200 psf - which is UNDERPRICED !!! - IT SHOULD BE AT LEAST $1,700 PSF FOR THAT LANDED !!!! (LAND VALUE ONLY!!!)... Singapore Valuation Methods DO NOT REFLECT the TRUE VALUE of Landed Properties in Singapore , MOST ARE SOLD BELOW TRUE VALUES !!!! OUR SINGAPORE CAVEATS SHOULD BE REFLECTING LANDED AS SOLD AT ABOVE OR BELOW "TRUE VALUATION" !!!
Just curious. Can someone buy the land at 7.8m for the second old semi d l. And just leave it vacant for a few years then sell the land back at a profit. So is like investing in land 🤣

In the coming yrs, less than 5% of all housing with land and FH will be availiable cos as the number of all other housing increase rapidly, especially condo and HDB the relative % of such landed housing would shrink in terms of % although the number of such landed remain fairly constant. So this is is BAO HUAT KUEH. As the scarcity and super high price of such properties would place this type of property as the ultimate prized asset, further enhancing the value and it would also place close to 95 % of the population unable to afford it. Such landed is also able to be passed on thru inheritance cos this is what is called truly an ASSET....to last forever....provided your subsequent gen build upon and perserve the wealth chain and don't squander it! Don’t think so. Lowest possible now is $2.5-2.8mil
Hi Eric, is it possible to buy 2 land under 2 different names and amalgamate them to prevent paying ABSD?
In my limited knowledge, should be able to combine 2 lands under 1 name without absd. Not 100% sure

The plot ratio is for developers. It’s not applicable if you are buying 1 unit and rebuild.
