Thank you for your question 😀 Based on our study with the Downtown Line, most of the appreciation happened right after the announcement - though lesser impact was felt by central developments with already good connectivity. From what we've seen, we did not notice capital appreciation after the fact is known - even as the MRT neared completion/was completed. In fact, our analysis showed that prices fell behind national average - though this could be due to other factors unaccounted for. Hey Shawn! We're not really sure what you're referring to, but if it's a yellow site (reserved), then it's just not yet decided what the area would be zoned for. That being said, nothing is really set is stone unless it's conserved 👌

I have three white sites which we were created when the previous hdb were enbloc. For last two decades, these remained white and now it remained an open field. Was curious on what they can do with it, but it's a packed area with educational sites all around there.
