    living too close to schools can be inconvenient. during morning and afternoons everyday sans weekends, expect noise and congestion, due to helpers, parents and cars that come to drop off or pick up the kids. this lasts 1 to 2 hrs at times.

      Hey! Thanks for watching our video! If the site is reserved (yellow) it means the specific land use has not been decided yet. If it says "subject to detailed planning", then it means that some details, such as the gross plot ratio, are still being finalised.

      Hey Jolt! Thank you for your question 😀 Based on our study with the Downtown Line, most of the appreciation happened right after the announcement - though lesser impact was felt by central developments with already good connectivity. From what we've seen, we did not notice capital appreciation after the fact is known - even as the MRT neared completion/was completed. In fact, our analysis showed that prices fell behind national average - though this could be due to other factors unaccounted for.     Is the published ura master plan usually subject to change often during these 5 years?

    How to determine if something on the master plan is already existing or will be there in future?

      Hey Shawn! We're not really sure what you're referring to, but if it's a yellow site (reserved), then it's just not yet decided what the area would be zoned for. That being said, nothing is really set is stone unless it's conserved 👌

      @@StackedHomes Sorry what I meant is how to determine if something comes up in the future for residential? Is it only yellow? Because I see some area in orange and with plot ratio 2.1 so I'm not sure it's existing or for future. Hope u could help clarify thanks!

      I have three white sites which we were created when the previous hdb were enbloc. For last two decades, these remained white and now it remained an open field. Was curious on what they can do with it, but it's a packed area with educational sites all around there.
