    If there is one thing i have learned from these stories, it's that as soon as someone starts harassing you (where it is threatening or not), you need to immediately install cameras. You never know when they will escalate and do something.

      *an electrified razor wire fence is also highly recommended along with fully armed guard towers/stations...the moment you start getting harassed get a lawyer to send a cease and desist order and threaten to sue every member of the hoa board individually into absolute poverty if they so much as make further attempts to contact you or step one foot (or half a toenail) on your property...while i'm reluctant to advocate true violence i'd consider getting a ccl (if allowed in your country) and practice using your sidearm until you are very proficient and accurate...you might never have to use it, but having it when threatened should be enough to put the fear of God into the ones harassing you ...*

      Dont wait for the harrassment. Install cameras as soon as you move in. Cameras help protect your property in so many ways.
      My cameras caught city workers turning off my water when they got the wrong address on their work order. They came out and fixed it in less than an hour once they found out I had proof they are the ones that did it.

    Not-a-lawyer, but something caught my attention in story 1:
    A pre-filled application to the HOA? That is quite dangerous for the HOA board, especially if it was pre-signed, or would be "rubber stamped" by Karen.
    With contracts, parts can be modified, subtracted, and added to before signing. Generally, you have to get the other party's consent to to this, and they have to sign off on the changes, but if the person responsible just accepts it without question, then either they have to abide by the new terms (especially if it was just rubber-stampped through) or the contract becomes Anulled.

    • @ianbelletti6241
      @ianbelletti6241 Год назад +3

      This sounds like she just filled out the required identifying information in the contract. This would not be contract alteration. This would be a prepared contract situation. The property owner would still have to sign agreeing to the contract and that the identifying information is correct. Nothing in the story indicates that she forged his signature.

    • @AtrusOranis
      @AtrusOranis Год назад +4

      @@ianbelletti6241 oh I agree. But such would allow OP to alter the terms, submit it and then, when they come up saying he's breaking the by-laws, point out that in the amended contract HE signed, he didn't break any by-laws. They then have to decide if they will accept the amended contract, or if the contract was rendered nulled and void.

      @@AtrusOranis I think I see where you're going with this. I'm assuming that there's no authorized hoa signatures on the document when he received it. The assumption is that she filled out hoa, property, and personal information only.

    17:18 "Which landlord would be happy with [subletting]." It depends on the situation. If the people who are subletting are making the payments on time and not causing any damage to the place then essentially you're maintaining your rental income without having to go to the effort of finding new tenants. This obviously doesn't account for if they wanted to raise the rent before finding a new tenant.

    Subletting occurs a lot in rent controlled areas. Basically, the subletter is paying slight above the rent controlled lease that the tenant is paying. Some renters have made quite enough money and bought houses through that scheme. This is fairly common in SF and with the strict laws on evictions they get away with it.

    The first OP is dumb as shit. WTF didn't he call the police and report the destruction of property. They might not have arrested her, but he would have had a paper trail.

    In the 3rd story if your landlord illegally holds your stuff from you because you have not paid rent then it is theft and the cops were wrong to say Gooch filed a false police report.
    Also Ripe, FINGER is FIN-GER, not FING-ER like you keep saying. I know English is not your main language but come on, it's a common enough English word that you have to have heard it being said online many times yet you still can not get it right!
