Buffalo clover is also good for bees, but is part of the legume family, so it fixes nitrates back into the soil.

Hey Ripe, glad as always to hear your voice. Warching white fluffy inside cat Disney reminded me of a funny story from when my boys were young. We had a fenced in 1/2 acre lot in the city and I convinced my wife that the boys needed a dog. We went to the shelter and they had a litter of 7 puppies whose mother's milk had dried up. They were mutts (best dogs in my opinion). Three were female and had extreme fluffy, white fur. The others were males and had brown and tan markings typical of German shepherds - one fluffy and the rest short haired. The kids thought they were all cute but my wife said she prefered one of the white fluffy ones. As it happened the pups weren't to be released for another week. After a week I took my oldest son to get one (we had already gone through the vetting process at the shelter). We were told that the dark fluffy boy was spoken for but all the rest were available. This is where I might have been an a-hole, as I didn't much like the white fluffies. The problem was solved when one of the dark short haired boys stuck his tiny nose through the grating and sniffed my son's hand. "We''ll take this one," I said, and we did. To justify what was to come I was the parent at home and was well aware of how dirt and mud-covered the boys could get when playing in the yard. So my son and I get home with the puppy and everyone is happy except for my wife. "I thought I told you I wanted a white one!" I could have lied and said they were already adopted but I didn't. "I prefered this one." "Why?" she asked. My response, "Because it won't show the dirt." I narrowly avoided sleeping on the couch that night but that little saucage grew to be a small moose and the most kind and gentle kids' dog ever. Broke my heart when he got cancer and I held his head in my lap when he was put down. But as dumb and happy as he was, he never showed the dirt. Good boy, Kim.
I agree but think it's cos social media is much more acceptable these days so now we get to hear how insane the world actually is (when I was a kid our only form of social media was either the local rag or the local gossiper 🤣)
Reading all these stories with you, Ripe, is really convincing me that I’m safer owning a house in the ghetto rather than in an HOA. At least people in the ghetto make an effort to keep themselves (from my experience)
When are hoa Board members ever not going to be on a power trip. I really think a government body should exist in order to extremely restrict what an hoa can do and to prevent stuff like this from happening. plus I think he should have paid five hundred thousand dollars! but I'm just glad that the whole hoa got this Bandit in the end. and the lesson to be taken away from the story is: never trying and take and sell a property that you don't really own because the real homeowner might come back and completely ruin your life.
@@anondabomb To be honest I think hoa’s need to go the way of the dodo. and I do agree that properties should be able to be removed from control of an hoa with the people still being able to live in it! I basically have an idea for this where you can just pay a year's worth of hoa fees. this could be done from any point in the year: by that I mean that if for example you want to get out of the hoa and you're in August you only have to pay the rest of the fees for that month and at the beginning of the next January you are free of the hoa’s control. and if an hoa refuses this then the person has the unconditional right to this band the association and will receive all the hoa’s money Plus all of the properties of the hoa board members with them not even able to bring them to a courthouse to discuss this. that or just being able to shoot them dead. For the barista one, reminds me of when I started working at McDonalds. Had a lady try to repeatedly yank the door open from my hand despite our lobby being closed to the public. She told me she wasn't "waiting in line for a god damn ice cream cone and other resteraunt let is in their lobby!" I tried to be polite with her and tell her I was following a higher ups rules. Well She spotted someone she thought was a manager and demanded to speak to them, unfortunately for her it was our regional representative, the one who actually issued the order for the lobby closures. He even told her to "go back to that resteraunt then or wait in the drive through, but the lobby is closed" and shut the door in her face. Told me she was being a salty c--t and I was more patient than she deserved. Felt good hearing that one. Since then being able to tell a customer NO when it was something we couldn't do has been beyond theraputic after working the hellscape that was retail.
Only problem with drive thrus is that you give your card to that cashier you don't know what they are doing with it my dad knows a guy who had a woman who had one of those card readers that read your cards in her pocket he noticed her putting his card in her pocket before handing it back to him he went in the restaurant and immediately called for a manager and explained what he had seen what she did what gave her away was she refused to turn out her pockets to prove she was innocent plus how suspicious she was cops were called on her
6:21 By ridiculous I hope you mean in terms of what they order, cause the saying has a second part that most people don’t know, it’s “The customer is always right, when it comes to taste”
I'm glad I'm not near a HOA area however people can call the county and cry about property value issues. To try to force landscaping improvements. Over all the fact is no matter who owns the property the final say goes to the true owners which is the government. So knowing the law is always most beneficial. Basically with HOA you watch out by what they know about the laws and the relationship they have with law enforce.
Story 1: Sounds like the couple that bought the house did everything by the book and suddenly went from tenants to renters. They should really sue the fraud for everything and then find another home to buy and own.
The couple who bought the house from the HOA guy should have gotten title insurance. If they borrowed the money to buy the house the lender would certainly demand title insurance.
For the record, Bamboo might all shoot from single central saplings, but that doesn't mean those new shoots are the planter's responsibility if they grow into a new property line. I could be somewhat incorrect, but that's one of the reasons it's so prolific in certain central U.S. states.
You're right. In most states you are within your rights to cut down a branch from a tree, plants, etc., that come over the boundary and onto your property.
@@songsayswhat I'm not sure 100% if that applies to Bamboo, because it grows new shoots, and not branches that might grow over a property line. It's a weird plant.
Story 2: I've had to deal with a customer that pulled the "are you calling me a lier" line on me. She went full Karen and proceeded to cut me off over and over by repeating the same line. Basically she had claimed that she called ahead to make sure we had room in our bowling alley for her group. She also claimed that whoever she talked to said we had plenty of lanes. But within the time frame that she claimed she called, I was the only one answering the phones. I had no phone calls that entire time, we had a league scheduled to take up most the alley for the next few hours, and the few lanes left for the general public were already in use. I had barely started telling her why she couldn't have called us before she went full Karen on me. I was just going to say that she was mistaken, but I had learned first hand from my Mom that if someone gets that offended about the possibility of being called a lier, it's because they are one. My boss, who is a total pushover to customers, decided to appease them by giving them an unused lane that is saved for if one of the league lanes breaks down. Those lanes also act as a buffer between the league and the general public bowlers. Needless to say, our league bowlers were not happy about that, but the damage was done.
Even thought the couple were sort of innocent in this case, it was also upto their due diligence and the homeloan company (unless they paid cash) to get the deed to the house and making sure the seller actually owned it, I have bought a house and this is part of the parcel when buying a home, copies of deeds, who owns it etc
For the first story id like to say its pretty abhorrent to say "well you illegally bought my house so im just gonna keep the profits and count is as rent" if i was in that situation id rather have the money back so i could move and buy another house instead. Unless they agreed to that which is pretty stupid honestly.
@@dregenbern6810that's not reimbursement. In theory hoas are good for keeping up land values. In practice power hungry lunatics seek office in the hoa so they can play lordling over what they view to be their little fiefdom by nickle and diming and harassing everyone else out of the neighborhood over petty bull-shit. They're one step removed from being outright landlords. They basically all need to go.

This is so simple to resolve. Contact teh sheriff and have him arrest the HOA officers. This crime has to be stopped. It only needs to happen a few times before the HOA staffers realize its a death sentence to try it.

Story 1 doesn't make the sense, too many gaps. Surely the people who bought the house paid to the HOA guy so they would sue the HOA guy too. Other bits make no sense too. House sale require some kind of conveyancing (or local equivalent) and checks with a land registry (or local equivalent).
Should have been payed for story one based on 450k for demolition of your home and it’s sentimental value causing irreparable damages to your family and mental health. 100k+ for illegal construction. 100% of the property sale with a maximum interest monthly from the sale date to the date of the hearing. Along with the title to his home before and assists are seized.
Did the HOA president really believe you can just claim abandon properties as your own? Even if a property is, technically owned by no one I’m pretty sure there would still be some legal processes you’d have to go through in order to claim ownership for yourself…
for the title story if you cant get the poeple they sold to out of the house demand the hoa guys house as compensation or have the family move into the hoa home because they bought the home from the hoa guy his home should be the one used to house the displaced family
If the story is true, the guy got what he needed and deserved, but stealing homes is easy or at least it is in US. There's no safeguards to protect against it like there is for having a car. You have to have a notary but with houses property you can literally just walk over. Get the paperwork, forge it, file it and it's yours and by the time anyone knows it's done it's over with and you have a huge legal battle

And twice a year isn't sufficient to keep up with the minimal exterior maintenance that would be required .
Which country did it happen in?
Vacation homes get 2x a year maintenance. It's suitable if you actually maintain everything at once each visit, especially since there's no trash, or use of the property that incurs damage or waste
The now deceased mother and her daughter were estranged. The daughter was living in another country and didn't know her mother had died. Her uncle handled getting the house in her name and checked it out twice a year. Hopefully he had arranged for lawn care. The insult added to injury was the home was never part of the HOA.I feel sorry for the people who thought they'd bought the house and ended up being renters. That had to be heartbreaking.
If the mother was in a nursing home then there’s a chance they couldn’tve found out till 2 years later, my buddy didn’t find out about his grandmothers death till 2 years after it happened cus the nursing home tried to cover up mistreatment and elderly abuse
I absolutely LOVE HOA tyrant revenge/karma stories! ✨🌟⭐️❤️
I love how if you buy a stolen car, you have to give it back to the owner. But if you buy a stolen house you get to keep it in Texas.
Well, not only that, you would be charged with receiving stolen property.
The older I get the more crazies seem to be coming out of the woodwork. Amusing & disgusting at the same time. 😂
I agree but think it's cos social media is much more acceptable these days so now we get to hear how insane the world actually is (when I was a kid our only form of social media was either the local rag or the local gossiper 🤣)
@@emily.letsendbslintheuk554no its ronald Reagans fault he closed all the asylums and made mental mealth an outpatient ordeal.
Rubber stamps would be made. The government rarely if ever fixes any issues, what needs to happen is that properties need to be removable from an HOA.
Everyone says banana tree even though we know they are not really ‘trees’.
@@anondabomb depends if oil, taxes, the rich, or the military are involved if any of those are involved things tend to get resolved fast.
@@anondabomb To be honest I think hoa’s need to go the way of the dodo. and I do agree that properties should be able to be removed from control of an hoa with the people still being able to live in it!
I basically have an idea for this where you can just pay a year's worth of hoa fees. this could be done from any point in the year:
by that I mean that if for example you want to get out of the hoa and you're in August you only have to pay the rest of the fees for that month and at the beginning of the next January you are free of the hoa’s control.
and if an hoa refuses this then the person has the unconditional right to this band the association and will receive all the hoa’s money Plus all of the properties of the hoa board members with them not even able to bring them to a courthouse to discuss this.
that or just being able to shoot them dead. Hoas are the worst thing to happen to this world since covid.
@@quiltgalsewsthey got a trunk and leaves at the top. And roots underground. It's close enough for common folk. Save the pedanticness for the horticulturists.

Whoa Ripe mon, that first story was frikken awesome! What a great outcome from a crappy situation, that gal was very kind and smart, good story! Off I go for more ~
Edit 1 Story 2 ~ I'm just plain wtf??? on that one.... is it something in the water? The illusions the self-entitled make about themselves internally crumble like grannies old cakes when the truth appears, sucks to be so dim.
Frankly, the couple in the first story got massively screwed over. It would be a better deal to return the money and if they want to rent it while looking for a new house to buy that would be a better deal
"Can we take this outside?
NO! WE cannot take it outside!
You can take yourself outside and never come back.
The last one was funny
The only thing that could possibly be worse then Bamboo is Kudzu Vine...
Once they take hold, both plants are a Nightmare to get rid of...
Howdy Ripe and Ripe Stars!

Ripe that last story was so funny. ❤🎇💫⭐💥🎇💫⭐💥🎇💫⭐💥🎇💫⭐💥🎇💫⭐💥👏🎉
Love ur hoa stories
I’ve heard the bamboo story before. Bamboo is hard to get rid of. It takes vinegar on the roots in the ground. Him saying nope to her 😂😂😂😂
Story 1: Sounds like the couple that bought the house did everything by the book and suddenly went from tenants to renters. They should really sue the fraud for everything and then find another home to buy and own.
♾🌟s and 😻🤗s for Ripe, JB and Disney!
The couple who bought the house from the HOA guy should have gotten title insurance. If they borrowed the money to buy the house the lender would certainly demand title insurance.
Comment to help Ripe and to feed the algorithm. 🌟😸🌟
tree law? tree law? tree law? I never EVER get tired of tree law stories
I had to look up tegu lizards, and they're bigger than I expected and pretty cute!
Good stories. Your kitty looks like he/she lost a toy under your refrigerator.
She lost a beauty blender 😂
With the banana tree story i think it wouldve been funny to plant kudzu on the side of her house that stuff would grown into her house itself
Within a couple of months it would've covered her house.
@@DoctorRobertNeville ik it wouldve been funny
Why would the couple agree to convert from owning to merely renting?
Better than being homeless.
They should have a lawsuit against the HOA guy for fraudulent sale although a title search should have revealed that.
I love the story when a power and land hungry HOA decides to sell a home or property that is not in the HOA.
Ngl when the person in the last story set up traps I thought OP was trying to murk her dogs😂

Loved the tegu revenge
Princess Disney and ripe video 😊 yep a good time
Those banana trees were worth **WAY** more than $30k, not to mention the damage the salt did to the ground.
🌟🌟🌟🌟HOA WOW!!? 🌟🌟🌟🌟🌟
Story 3, op could get away with planting the plants and bamboo, by using her neighbors own excuse "oh I didn't know where the property lines ended..."
He'd still have to pay for removal and making it right though. Ignorance is not a plea. It didn't work for the neighbor.
HOA horror stories are often my bedtime stories
I love all your stories and I love your voice keep up the good work
Thank you so much
3:22 i would had told them im not leaving
I would sue the HOA into bankruptcy.
Even thought the couple were sort of innocent in this case, it was also upto their due diligence and the homeloan company (unless they paid cash) to get the deed to the house and making sure the seller actually owned it, I have bought a house and this is part of the parcel when buying a home, copies of deeds, who owns it etc
That last one was just evil in a good way.
Planted bamboo!?
Oh that yard is gonna need to be napalmed before you can get rid of the bamboo.
For the first story id like to say its pretty abhorrent to say "well you illegally bought my house so im just gonna keep the profits and count is as rent" if i was in that situation id rather have the money back so i could move and buy another house instead. Unless they agreed to that which is pretty stupid honestly.
HOA always highlights a weakness in owners letting such groups tell them how to live in your home
The customer is Not always right but they are Still the customer; treat them accordingly.
Story 1: shouldn't the occupants of the house have been reimbursed their money too?
They were, it said that what they paid for their house was transferred into several months rent
@@dregenbern6810that's not reimbursement. Imagine you buy a car that will appreciate in value, and after owning it for a while you find out that you no longer own said car, but the owner (not you) says "nah its cool, you can rent it for (x) amount every month with how much you paid going towards it." That's what happened to them. They lost something that appreciates in value, and they lost any say in what happens to the house.
I have yet to see or hear of an HOA that actually does good
The voice killed the second story 🤣
Head of HOA: Leave my property or I will have you arrested for trespassing!
Me: Do you REALLY want to play the trespassing game right now?
Tegu lizard...
They're about the size of a small dog... Not yet including it's tail. Scary!!!
These HOA seem to be a bad idea.

We have good news and bad news.
The good news there is that you inherited a house, the bad news is that it is in an HOA.
HOAs are a blight on humanity.
the customer isnt always right
What is the name of your beautiful white kitty? I am a 70 yr old Crazy Cat Lady here in Klamath Falls, Oregon. I have 10 kitties ages 15 yrs old to 5 months old

soooo close to 100k... sooon!
Ripe, I think that’s the third time you’ve read. Tge mark CEO story
After all of the HOA stories I hear, answer me this question: is there any benefit of having an HOA around in the first place?
Also, Story #2: the kind of boss we all want.
They basically all need to go.
so my husbands mid 90s grandma is leaving us the house, after having watched so many videos with stories of HOAs i was suddenly terrified she might be part of one. Thank god she isnt, hubby didnt even have to think about it when i asked
Banana trees only produce fruits once before they die.
HOA karens see a properties not apart of the HOA and go "that's a nice property, i think it will be mine now."
Pretty Disney.
#1 HOA ! 😠 #2 Camera's duh 👍#3 scammers 😠 #4 🦎🌱😂😂
13:58 So opposing council claims his client can get out of this civil contract dispute by... *** checks notes *** ...admitting to criminal embezzlement?
It's a bold strategy Cotton, let's see if it pays off for 'em.
This is so simple to resolve. Contact teh sheriff and have him arrest the HOA officers. This crime has to be stopped. It only needs to happen a few times before the HOA staffers realize its a death sentence to try it.
I wonder how effective castle doctrine would be against HOA and invasive neighbors trying to do something they shouldn't be doing?
Nta. The kid did steal the water. The husband was lying.
I would hope the couple from the first story sued the hoa guy and got their money back as well.
man, from the brief stint i was in customer service i thankfully never dealt with anyone like this. if i ever got anyone flipping their shit asking for my manager, i'd tell em to GTFO and come back when they're acting like an adult.

Nta. The witch had no business cutting down your property and potential income. They produced something op could have sold. The bananas themselves, the leaves (great for tamales), and products made from the bananas
Story 1 doesn't make the sense, too many gaps. Surely the people who bought the house paid to the HOA guy so they would sue the HOA guy too. Other bits make no sense too. House sale require some kind of conveyancing (or local equivalent) and checks with a land registry (or local equivalent).
Tay-goo is how you say Tegu
I guess nobody knew how to contact her or else OP would have found out years ago
Should have been payed for story one based on
450k for demolition of your home and it’s sentimental value causing irreparable damages to your family and mental health.
The lizard revenge is excellent. Adult Tegus are often 1-2 feet long at the body, and then theres the tail. Theyre big babies, and throw a hell of a tantrum if they dont like you, but theyre sweet too, not surprising he could catch em easily. Theyre kinda fatties.
If somthing like this happened to me i wouldnt be able to contain my range. I would go hunt down the person responcible 🤣
