I always wonder how realistic this is too the US planning process. I am an urban forester/Arb consultant here in the UK, and it always feels like there is much more of a mindset to remove everything then replant rather than the idea of tree preservation and retention of existing trees that there is here in the UK.
26:30 I think you could place "commercial cubes" in those high-density buildings along the main street. Some of the buillding seems to have storefronts on the ground floor.
Would love to also to see corner commercial uses in some of the medium density residential districts. Corner stores, coffee shops, delis, and nail salons would all seem pretty realistic and would help break up some of the massive chunks of just residential uses. These could also highlight the intersections that feature transit stops.
That's my first idea, came here to post it too! This would be such a great use of the cubes. I hate that the game forces you to place large commercial building that make no sense since in reality most of them would only have a store on the ground floor, maybe the first 2 floors
Not going to lie, it's a relief to hear that it won't turn into a winter build this year - the snow was just so tiring for my eyes. Also, 47:11 looks so good! Love it.
I mean, I really really love snow irl, but in Cities Skylines it's a bit too much of a strain for my eyes. Last year, when Clearwater County switched to a snowy build, I could never watch an entire video in one sitting because it gave me headaches.
@@IlyTheVampire maybe throw on some sunglasses when you watch or turn down the brightness? weird solution but it might work. I think there’s also ways CPP could make the snow a little less bright on camera, and that would probably be a good idea too, if he sees these comments.
I believe you designated the park space (Emerson Park) by accident as you said that it would be more desired for commercial usage due to the connectivity it offers. I believe the park space was going to be the oddly shaped parcel below it closer to the water. ❤ love the video though ❤

Phill, love ur storytelling gameplay! I have a simple suggestion for this build: move the University observatory/telescope up the hill. It is way too close to the city lights at this point, especially with the new hillside neighborhood. The astronomers must be pretty frustrated at this point already

Where you placed Emerson Park, maybe I’m mistaken, but I thought that’s where you said commercial would be best because of the transit corridors and density and the park instead would be in that large plot closer to the water. Cracking episode of CWC as always Phil! Two suggestions from me today. The change of density in the new hillside development is a good idea, however I think it would be more realistic for the larger apartment buildings to be on the other side, with the duplex's backing onto the path. The view from a duplex would literally be a four storey apartment, and nothing to see of the Capital. I have suggested this before (in the discord), please could you please consider getting the Reversible Tram AI. It's an absolute game changer, and it's far more realistic than building a square turnaround at the end of the line. There's also some great reversible tram stops available too. Keep up the good work!

Absolutely love it! The streetcar suburbs are beautiful and you really went above and beyond with the detailing. Streetcars are always a win lol! I don’t think anyone would complain about a full streetcar overhaul episode. I’m excited for the new development! Making it mix-used with lots of commercial through out would really fit the theme
in terms of zoning vs plopping, i prefer plopping as it shows your creativity. The height of realism doesnt matter if it looks bad, id much rather you craft something fantastic and unique than just letting the game fill it in. Edit: That being said variety that makes sense is much better than just plopping the same building over and over
I personally like bike cities with really good national rail access more, live on the other side if my county very just 30 km to the german border but u still have hourly direct service to Amsterdam and its airport and hourly service to the Hague and i can take a cross platform transfer to the train to the other city so i have convenient half hourly access to both.
I am loving those views from the wallside path. Really showcases the new capital well, and fells like an important place. A few suggestions: At 3:00, you inadvertently break the nodes of the (then future) tram road, making it look like the markings abruptely end. At 37:00, you add a path to the popular cable car route, adding connectivity. There is also a university bus line that passes by, a great opportunity for a stop near the new neighborhood if one does not already exist. Finally, throughout the first build, different collectors and priority roads are designated. These roads are not given the correct signals by the game, and have to be added in by the builder. Other traffic problems could arrise from close intersections, be on the lookout. I will be looking out as well, for the next episode!
Hoping for at least a few light commercial (2X2 or 2X3) on the street car street so people could get a Coffey, newspaper or sandwich while waiting for the streetcar

You should really add a school in this area. There is probably lack of capacity in the local school due to high number of new residents in the area. Furthermore, adding a police and fire department wouldn’t hurt. Response times would be really long for those who live close to the Costco and would expect residents to complain about that.
42:17 I think it would be cool for you to build higher in the future, and have extremely rich, mega/Giga mansions towards the top, for the elites of van Buren. (Similar to bel air, LA, California)
Gorgeous video Phil. I love watching your work, I learn so much about how to lay out a functional a realistic-lloking neighbourhood. There was something wrong with the song that played from 7:30-10:00, it was extremely discordant and out-of-tune. I had to skip past you laying out those planning roads. But the city tour music was great, so smooth and calm. The night view down the new tram road made me think it needed trees along that street. Big tall leafy trees. But maybe there's a reason those would be impractical, like having to remove the leaf litter tram the tracks or someting. Thanks for all your work Phil.
Loved the episode (and all of the the other CWC videos too)! I think some commercial mixed use may be a nice addition to this area along the tram line. I feel that would add to the appeal of the area to have easily accessible shops and restaurants in walking distance. Also, an idea for that large park area along the streetcar line. In my area of the Midwest we have a lot of parks centered around a set piece historic building or a collection of historic buildings, usually an old church/school/mansion with paths/landscaping. Sometimes these parks have small stages or gazebos for outdoor music. May fit well in this area and could provide a connection to CWC history! It may also be suitable for a smaller town too. Love the videos, always look forward to them every Saturday, thank you for making them!
Yeah felt like big retaining wall isn't nessesary with beautiful rock clifts anyway, if anything a very small garden wall to help the little bit of dirt to stay in place on each end.. maybewith plants and gardenlights. Or place rocks and boulders purposefully on the line of the property to create a false wall. And if the house has children or whatever then a better fence or wall to keep them from running off the cliff easily 😅
Yeah, Building Themes at one point stopped generating wall to wall buildings from P&P for me, which was a significant issue since I had a ton of them in my city. Changing to District Styles Plus fixed that problem, but I did need to recreate the custom styles I’d previously set up, and set the districts accordingly.
Castle Rock, Colorado would be a great town to look at on how to develop hillsides. I worked on an apartment complex that stood at the base of a 50' tall, half mile long retaining wall. It was built in 6 tiers, with the bottom two tiers made up of fake concrete rock. I saw the guys sculpt the rock.
Glad to see that the suburbs are on their way to getting well and truly filled in now. Van Buren has really been missing those wide, expansive suburbs you would expect to see in a city like this, and it definitely makes the city feel a lot more real.
In your last Nicolet Bay episode you made a express bus line from downtown evergreen to the intercity bus depot from where there is a express bus to coujard shores, in my opinion it would make sense to connect these bus lines to eliminate unnecessary transfers. Maybe also consider a stop a the highschool to make it easily accessible from coujard shores and evergreen for almost no extra cost except maybe two minutes, more stops would be bad because the the journey would take to long but i don't think a stop at the school would be bad considering its location wnd the demand for good connections to it. Sorry i didn't comment on the original video. Also a regional (infrequent) train line from evergreen to somewhere it Clearwater country or Verde day beach would be really cool and would really help to tie the series together. This does assume that is would be logical geographically to create that line, unfortunately i don't have a map of Supperior State.
another awesome vid! In the big area along the tram, what about turning it into an arts/entertainment ped district? The thing about the suburbs is that you have people with money to spend, but often lacking in the fun and culture found downtown. I'm kinda thinking something like Adams Morgan in DC or Winwood in Miami (or basically anywhere in Berlin) :)
Absolutely loved the fixes, the castle style retaining wall and low density felt crazy. That being said, I appreciated you doing the experiment with the tools and then fixing it later.
I know you’ve been hesitant to use high rise buildings in this build, but it would be cool to see maybe some sort of financial district near Van Buren where you utilize some of those buildings/zoning. Also, have you considered adding any subway lines? Thanks for all of the content, love this series!
Small thing Phil, but I think the new hilltop apartments by the university had some of the buildings and paths snapping to the network decal weirdly. Other than that though, lovely additions! But by this point, what else would we expect ;)
An access walkway between the terrace path and apartments, splitting up the long path would be nice. I also don't think Costco would be happy about having their truck area directly connected the main road.
seeing you fully embrace small tram turnarounds and proper bidirectional lines as they all should be made me SOOO HAPPY I could cry, that’s what’s really been missing from this area to make it really well connected instead of gigantic circular lines that make little sense in real life apart from maximizing coverage without really thinking how people travel on public transit. thank you for that!! ❤
I love Clearwater County, it’s such a beautiful city put together by you and I’d love to live there, but then I’m also curious to see what it’d look like hit by an asteroid.

Im not sure if its possible or not, but when or if you convert this to winter, you should have some of the buildings feature Christmas lights. That would add so much life and realism, not to mention it would just look plain cool.
An area or something could be named after Winter Johnson, a daughter/sister/mother/cousin who massively helped put Johnson Aggregates when the founder was sick from the flu. A couple Easter eggs to the imminent season change.

This might be controversial since people really seem to like the trees, but much of the Midwest was Tallgrass Prairies, which is now one of the most endangered ecosystems in the world. A large problem that a lot of people don’t realize is that we are over planting trees, especially non-native trees. Grassland/prairie ecosystems are extremely important, and are a more reliable carbon sink and provide more food and shelter for insects, birds and other wildlife than most forests do. I am a native plant and ecological gardening consultant irl, so when I play I use the forest brush mod and have a prairie brush with different grasses, wildflowers, and a couple different trees (in a low probability) to fill in many of the areas that otherwise just look like mowed lawns. I definitely have some forested sections of my maps that I play, but I try to incorporate prairies as much as I can. Hopefully I’ve provided some food for thought. I know it’s a game, but when discussing attempting realism, we should discuss what should be getting planted, not just what is planted. Anyways, I really do love your videos! They are anlways inspiring, and I look forward to watching them every week!
Hi Phil! I'm liking the new area. Although I'd probably go with a wider road, not for the cars per se, but the tall buildings feel a bit crammed and from the pedestrian perspective it feels like very little sunlight would get to the street level. So I'd probably go with a lane for cars, a lane for trams and a lane for bikes, so there's a few meters more of separation. Also, some of the new buildings are asking for a commercial service block, since they look like they have some storefronts at the ground floor. That's as close as we can get to the mixed use in this game. Lastly, I'm really not a fan of the large apartment blocks at the top of the hill. While I understand the argument with the retaining wall, I still feel it wasn't completely unrealistic to have it with single family homes in a development of that scale.
Great video! However, since you’ve been planning Van Buren, you said that you were planning some multicultural districts in the capital, I would really like to see that come to life soon!
One of the things I’ve really been curious about is if you’d build a gaited community for the upper class. Maybe have all the houses connected via a canal or pool.

Mr Zimmerman from Verda beach, a local property developer and real estate mogul wants to purchase "part of" or "all of" Emerson park, He purposes a future development of a hockey arena and winter sports / extreme sport and commercial complex, with the growing community around "clear water county", and the proximity/access this parcel of land has, it makes this a cant miss opportunity for mr Zimmerman and the residence of clear water county! His plan purpose a mid size arena, which is great for Mr Zimmermans newly acquired junior hockey Team! The Blue Harpoons a Skate/BMX complex, Along with an out door rink/fountain Along with these facilities a small parking complex and transit hub, for bus and tram. this hub will be surrounded by pedestrianized commercial / office with a focused connection to the arena! Mr Zimmerman is very motivated, and is willing to pay for all development!

39:20 Wouldn't it make more sense if condos and fourplexes switch places? The condos are blocking the few to the city skylines. Fourplexes can be the "premium" housing for faculty and wealthier families.
I have to imagine Costco would’ve pushed for extending the streetcar line to terminate AT Costco. It would certainly bring in traffic from the city itself. It’s 1000% what I would’ve done, and something I would’ve pushed for if I lived in Clearwater county.

Hey Phil! Everything for the most part looks good. Land values are low because of lack of amenities like Elementary Schools. Also those alley backed houses would look amazing if they were flanked by another set of them, might require some reconfiguring but would fit so well.
Hey, Phil! There’s a new-ish mod called “Reversible Tram AI”. You can use it to make your trams reversible without the need to have a turnaround. It makes things a bit nicer looking and more realistic imo. Great build as always!

I know you brought murals and other decoratiosn in one of your builds (i think it might be in this one too!) and i would love to see more of that ! For exemple this big retaining wall could be painted, by local artists and so on. Cities deserve to be decorated by the people who live in it. Much love from France !! :)
This one made me kind of sad. I know you are building a new neighborhood, but these just look exactly like the houses they build in my city when they knock down older buildings to put in new ones no one can afford to live in. The blocky greyscale mid-rises that all look the same and once they are built you don't recognize anyone who lives there now. Just makes me feel kind of wistful, I guess.You are certainly nailing the aesthetic. I do love the streetcars, though.
As a console player I would say I'm pretty good with vanilla builds and managing traffic with multiple transport uses. When I watch this I can see to get better I need to get better at being okay with leaving space rather than maximising each tile. I often fall into that trap and whilst its good for profitability, it makes my cities feel clustered. The other thing I could het better is developing a story that compliments my plan for the map. I can see how much the story affects your plan and prevents you from deviating too much.
I came to think about, the fact that since modern trams have a driver's end in both the front and back, so actually tram networks in Cities: Skylines shouldn't need turnarounds, right? But I guess it doesn't work that way in the game(?)

Looks awesome! I believe you only made one of the middle streets have a culdesac bulb, the one closer to the university does not have one. Also, did you see the parking lot between the church and dog park? It’s packed!
On the denser 'student housing' street, wouldn't it make more sense to have the appartment buildings for the students on the side backing up to the mountain, and give the more costly duplexes for the teachers & staff the side with the view? Now the student flats are blocking the view for the duplexes, while if you switch the sides, most of the flats will still have a view over the roofs of the duplexes.
I like the way the roads ended up looking organic and not too square. I’m still not convinced about the district on the hill and I’m not sure why. The higher density buildings along the tram route look great.
Well the city is coming along with all this new development. That middle section you added on the hillside, is a good start but I think it would have been better if you had put the road on the inside near the bottom of the upper hill and the houses on the outside on the edge of the hill, giving their backyards a better view vantage over the hill.
Oh man ! I really loved this episode ! The cliff suburb is much more beautiful now, but it becomes a really expansive place and they don't have enough parks imo. Maybe a natural reserve on the hill behind the district would be cool 👌🏻
I wish the student housing's condos and townhomes were switched, sides of the street wise. For the views sake, and maybe the weight of the buildings on the ret. wall. I dunno if that's a thing.

I think for the empty square you should make a secondary “town centre” with mid rises commercial and a town square maybe

Gorgeous video Phil. I love watching your work, I learn so much about how to lay out a functional a realistic-lloking neighbourhood.
There was something wrong with the song that played from 7:30-10:00, it was extremely discordant and out-of-tune. I had to skip past you laying out those planning roads. But the city tour music was great, so smooth and calm.
The night view down the new tram road made me think it needed trees along that street. Big tall leafy trees. But maybe there's a reason those would be impractical, like having to remove the leaf litter tram the tracks or someting.

20:30 Name for the park could be Kirkland park. Being the founding location of Costco kind of ties the area together
Loved the episode (and all of the the other CWC videos too)! I think some commercial mixed use may be a nice addition to this area along the tram line. I feel that would add to the appeal of the area to have easily accessible shops and restaurants in walking distance.
Also, an idea for that large park area along the streetcar line. In my area of the Midwest we have a lot of parks centered around a set piece historic building or a collection of historic buildings, usually an old church/school/mansion with paths/landscaping. Sometimes these parks have small stages or gazebos for outdoor music. May fit well in this area and could provide a connection to CWC history! It may also be suitable for a smaller town too.

Yeah felt like big retaining wall isn't nessesary with beautiful rock clifts anyway, if anything a very small garden wall to help the little bit of dirt to stay in place on each end.. maybewith plants and gardenlights. Or place rocks and boulders purposefully on the line of the property to create a false wall. And if the house has children or whatever then a better fence or wall to keep them from running off the cliff easily 😅
Yeah, Building Themes at one point stopped generating wall to wall buildings from P&P for me, which was a significant issue since I had a ton of them in my city. Changing to District Styles Plus fixed that problem, but I did need to recreate the custom styles I’d previously set up, and set the districts accordingly.
Castle Rock, Colorado would be a great town to look at on how to develop hillsides. I worked on an apartment complex that stood at the base of a 50' tall, half mile long retaining wall. It was built in 6 tiers, with the bottom two tiers made up of fake concrete rock. I saw the guys sculpt the rock.
Maybe Van Buren is build next to an old coloniser fort. The fort maybe was located where now the hillside developement is?

Glad to see that the suburbs are on their way to getting well and truly filled in now. Van Buren has really been missing those wide, expansive suburbs you would expect to see in a city like this, and it definitely makes the city feel a lot more real.
In your last Nicolet Bay episode you made a express bus line from downtown evergreen to the intercity bus depot from where there is a express bus to coujard shores, in my opinion it would make sense to connect these bus lines to eliminate unnecessary transfers.
Maybe also consider a stop a the highschool to make it easily accessible from coujard shores and evergreen for almost no extra cost except maybe two minutes, more stops would be bad because the the journey would take to long but i don't think a stop at the school would be bad considering its location wnd the demand for good connections to it.

Also a regional (infrequent) train line from evergreen to somewhere it Clearwater country or Verde day beach would be really cool and would really help to tie the series together. This does assume that is would be logical geographically to create that line, unfortunately i don't have a map of Supperior State.
another awesome vid! In the big area along the tram, what about turning it into an arts/entertainment ped district? The thing about the suburbs is that you have people with money to spend, but often lacking in the fun and culture found downtown. I'm kinda thinking something like Adams Morgan in DC or Winwood in Miami (or basically anywhere in Berlin) :)

Absolutely loved the fixes, the castle style retaining wall and low density felt crazy. That being said, I appreciated you doing the experiment with the tools and then fixing it later.
I know you’ve been hesitant to use high rise buildings in this build, but it would be cool to see maybe some sort of financial district near Van Buren where you utilize some of those buildings/zoning.
Also, have you considered adding any subway lines?

Small thing Phil, but I think the new hilltop apartments by the university had some of the buildings and paths snapping to the network decal weirdly. Other than that though, lovely additions! But by this point, what else would we expect ;)
An access walkway between the terrace path and apartments, splitting up the long path would be nice. I also don't think Costco would be happy about having their truck area directly connected the main road.
seeing you fully embrace small tram turnarounds and proper bidirectional lines as they all should be made me SOOO HAPPY I could cry, that’s what’s really been missing from this area to make it really well connected instead of gigantic circular lines that make little sense in real life apart from maximizing coverage without really thinking how people travel on public transit. thank you for that!! ❤

Im not sure if its possible or not, but when or if you convert this to winter, you should have some of the buildings feature Christmas lights. That would add so much life and realism, not to mention it would just look plain cool.

An area or something could be named after Winter Johnson, a daughter/sister/mother/cousin who massively helped put Johnson Aggregates when the founder was sick from the flu. A couple Easter eggs to the imminent season change.

This might be controversial since people really seem to like the trees, but much of the Midwest was Tallgrass Prairies, which is now one of the most endangered ecosystems in the world. A large problem that a lot of people don’t realize is that we are over planting trees, especially non-native trees. Grassland/prairie ecosystems are extremely important, and are a more reliable carbon sink and provide more food and shelter for insects, birds and other wildlife than most forests do.
I am a native plant and ecological gardening consultant irl, so when I play I use the forest brush mod and have a prairie brush with different grasses, wildflowers, and a couple different trees (in a low probability) to fill in many of the areas that otherwise just look like mowed lawns. I definitely have some forested sections of my maps that I play, but I try to incorporate prairies as much as I can. Hopefully I’ve provided some food for thought. I know it’s a game, but when discussing attempting realism, we should discuss what should be getting planted, not just what is planted.

Hi Phil! I'm liking the new area. Although I'd probably go with a wider road, not for the cars per se, but the tall buildings feel a bit crammed and from the pedestrian perspective it feels like very little sunlight would get to the street level. So I'd probably go with a lane for cars, a lane for trams and a lane for bikes, so there's a few meters more of separation.
Also, some of the new buildings are asking for a commercial service block, since they look like they have some storefronts at the ground floor. That's as close as we can get to the mixed use in this game.
Lastly, I'm really not a fan of the large apartment blocks at the top of the hill. While I understand the argument with the retaining wall, I still feel it wasn't completely unrealistic to have it with single family homes in a development of that scale.
Great video! However, since you’ve been planning Van Buren, you said that you were planning some multicultural districts in the capital, I would really like to see that come to life soon!

One of the things I’ve really been curious about is if you’d build a gaited community for the upper class. Maybe have all the houses connected via a canal or pool.
Info for cablecars: in real life they are only ever in straight lines but can bend at stations (look at some piste maps)

Mr Zimmerman from Verda beach, a local property developer and real estate mogul wants to purchase "part of" or "all of" Emerson park, He purposes a future development of a hockey arena and winter sports / extreme sport and commercial complex, with the growing community around "clear water county", and the proximity/access this parcel of land has, it makes this a cant miss opportunity for mr Zimmerman and the residence of clear water county!
His plan purpose a mid size arena, which is great for Mr Zimmermans newly acquired junior hockey Team! The Blue Harpoons
a Skate/BMX complex, Along with an out door rink/fountain
Along with these facilities a small parking complex and transit hub, for bus and tram.
this hub will be surrounded by pedestrianized commercial / office with a focused connection to the arena!
Mr Zimmerman is very motivated, and is willing to pay for all development!

39:20 Wouldn't it make more sense if condos and fourplexes switch places? The condos are blocking the few to the city skylines. Fourplexes can be the "premium" housing for faculty and wealthier families.
I have to imagine Costco would’ve pushed for extending the streetcar line to terminate AT Costco. It would certainly bring in traffic from the city itself. It’s 1000% what I would’ve done, and something I would’ve pushed for if I lived in Clearwater county.

Hey Phil! Everything for the most part looks good. Land values are low because of lack of amenities like Elementary Schools. Also those alley backed houses would look amazing if they were flanked by another set of them, might require some reconfiguring but would fit so well.

Hey, Phil! There’s a new-ish mod called “Reversible Tram AI”. You can use it to make your trams reversible without the need to have a turnaround. It makes things a bit nicer looking and more realistic imo. Great build as always!

This one made me kind of sad. I know you are building a new neighborhood, but these just look exactly like the houses they build in my city when they knock down older buildings to put in new ones no one can afford to live in. The blocky greyscale mid-rises that all look the same and once they are built you don't recognize anyone who lives there now. Just makes me feel kind of wistful, I guess.You are certainly nailing the aesthetic. I do love the streetcars, though.
As a console player I would say I'm pretty good with vanilla builds and managing traffic with multiple transport uses. When I watch this I can see to get better I need to get better at being okay with leaving space rather than maximising each tile. I often fall into that trap and whilst its good for profitability, it makes my cities feel clustered. The other thing I could het better is developing a story that compliments my plan for the map. I can see how much the story affects your plan and prevents you from deviating too much.

I came to think about, the fact that since modern trams have a driver's end in both the front and back, so actually tram networks in Cities: Skylines shouldn't need turnarounds, right? But I guess it doesn't work that way in the game(?)

Looks awesome! I believe you only made one of the middle streets have a culdesac bulb, the one closer to the university does not have one. Also, did you see the parking lot between the church and dog park? It’s packed!
On the denser 'student housing' street, wouldn't it make more sense to have the appartment buildings for the students on the side backing up to the mountain, and give the more costly duplexes for the teachers & staff the side with the view? Now the student flats are blocking the view for the duplexes, while if you switch the sides, most of the flats will still have a view over the roofs of the duplexes.

I like the way the roads ended up looking organic and not too square. I’m still not convinced about the district on the hill and I’m not sure why. The higher density buildings along the tram route look great.

Well the city is coming along with all this new development. That middle section you added on the hillside, is a good start but I think it would have been better if you had put the road on the inside near the bottom of the upper hill and the houses on the outside on the edge of the hill, giving their backyards a better view vantage over the hill.
Oh man ! I really loved this episode ! The cliff suburb is much more beautiful now, but it becomes a really expansive place and they don't have enough parks imo. Maybe a natural reserve on the hill behind the district would be cool 👌🏻

I wish the student housing's condos and townhomes were switched, sides of the street wise. For the views sake, and maybe the weight of the buildings on the ret. wall. I dunno if that's a thing.
