What great points to consider! The most important point for me is how far to the nearest health care center. Oh, and to get something good for snow removal. I lived on an acreage for 20 years without that. Great idea to have a realtor who lives on one!

Absolutely, that is like winning the lottery. Getting lucky with great neighbours is huge. Meeting them or chatting with them while out viewing properties can really help.
Traditionally more acreages are on the market in the spring/summer. Heading into winter interest in acreages slows and as such many sellers pull their listings off. In terms of a buyer, as long as you can see whats on the ground, you can potentially get a bit of a better deal in the late fall and winter. As those sellers are likely more motivated if they keep the listing active. Hobby farm sizes, you will want at least 5 aces in most of the areas around Calgary, that way you can have some small amount of livestock. Over 10 acres can also be zoned AG in a few of the areas, which gives a bit more flexibility in terms of permits and outbuildings.
