Most of my friends working private sector jobs got laid off when they get to 45 years old . That’s the new reality now. really like the concise and logical break down. this channel needs to explode. what I like to add, the 30 year amortization is mainly effective for homes under 1 million as it is geared towards FHBs correct? So it won't really have much affect on urban centers like Toronto but more on SUBURBS correct? This will incentive more urban sprawl and focus more on developments in more suburban areas? Also won't it risk the more rural areas by creating more demand accordingly?

Other Canadian markets are slowly tanking. The global economic situation seems to indicate a significant downturn. Possibly recession. China is having problems. US housing is dropping in many markets. Some speculate that AB is being propped up by the record migration from other provinces but we will face similar declines within 6 months or so. Time will tell. I'm in Grande Cache. We have had lower valuations than average but are experiencing a resurgence due to positive natural resource markets. I hope it holds locally (an upward adjustment is overdue) but overall I'm expecting a downturn as jobs decline.

What great points to consider! The most important point for me is how far to the nearest health care center. Oh, and to get something good for snow removal. I lived on an acreage for 20 years without that. Great idea to have a realtor who lives on one!

He is wrong on all his comments how can it take 45 minutes to get to Crowfoot & Costco Balzac is not the closest one, traffic is bad now because of construction, people living on the south side use number one hwy for Calgary & can be downtown in 30 minutes which is way quicker than people living in south Calgary, He is making these valueless videos for money only.
