    I live in the lower valley and most of his pro's and con's are solid. One pro he did not mention is that you have excellent access to LOOP 375 by way of Fonseca, Midway and more. Meaning that you could live very affordably in this area, and commute to the far east or downtown very fast and easy by way of the border highway. A con he did not mention is that lack of basic retail stores and restaurant choice nearby. To get to a Wal-Mart or Chick-Fil-a or Walgreens, you have to drive out Bassett, McCrae or Yarbrough. All of which are just north of I-10.

    Really helpful and easy to follow video for someone thinking of relocating to EP. Great to know what the neighborhoods are, what they are like, and the price range for each. We live in southern NM, so we've been to EP for Costco and restaurant food runs and baseball, but we didn't know this level of detail. Thanks!

    I live in the Monticello development and it's pretty nice. What John says about the West side is 100 percent correct. Driving down Mesa you can see there are some high end shops and really expensive restaurants, but sprinkled in between you have places like La Cometa, and Don Cucos. Plus it really feels safe.

    I live in Austin but was born and raised in El Paso I think it’s hilarious when I meet someone else from El Paso because the first thing they always ask is what side of town are you from ? There’s always an awkward silence before both parties answer. And the tension rises because the last thing they want you to say is “the Westside” 😅. When I say I grew up in the Eastwood area they breath a sigh of relief and always say “phew I thought you where almost going to say the west side “ like it’s blasphemous . El Paso is the same no matter what side you live on especially when you move away and you meet someone who does live on the west side and is visiting and they sound exactly like someone from the lower valley or the east side saying “hey fool what’s up guey you know where to get authentic Mexican food here in Austin ? 😂” or when you say you wish they had a Chicos Tacos in Austin and they respond “aye aye for realz hu!! “
    It’s like a Time Machine every time I visit people still doing the same stuff and traffic getting disgusting on Zaragoza far east side where I have a couple properties I rent out near the new Albertsons on Pebble Hills . It’s like every time I visit they are literally tearing down the same pet of the street on Zaragoza and re building it just to have something to do .

      The "Westside" has changed big-time over the years...and IMO, not for the better. Some parts are terribly run-down, street/property crime increased, and demographics stats -- the West in general, and particular areas like the Coronado Country Club and even the "Upper Valley" El Paso Country Club area, too) -- changed also: Not AT ALL how the Westside was (much nicer, overall more upscale & less trashed) back in the 1960s/1970s. I'm guessing somewhere around the mid-1980s the decline began. MOSTLY the Westside is okay though...but still clearly different from back then if you've lived in El Paso long enough to notice/experience the difference personally.
      MOST of the new-build homes are on the Eastside -- and even now at VERY low prices (IMO) -- El Paso is growing/merging eastward into Horizon City, really.
      But there are lots of new-builds on the Westside, too, mainly in the northern part of 79912 -- up eastward toward the "Scenic Lookout" on Loop 375 (aka: Trans Mountain Rd). Just north of across (north of) Loop 375 in ZIP 79911 is MOSTLY newer homes and new-construction: A bit pricier but not by too much, especially compared to where I was living just recently (Colorado Springs, CO).
      Property taxes in CO are WAY lower than TX, even though the newer houses in CO and some upscale older homes are seeing 2-3X higher taxes now -- compared to 2-3 years ago -- due to increased (inflated) home prices in the 3 major cities of CO, and so they're appraised higher: The Tax Collectors LOVE the current higher house prices! Sellers do also...but not buyers. Of course, a higher tax bill adds to a higher monthly house pay't as well for CO home-owners.
      Not sure how property taxes in El Paso have been trending lately...I know TX has the highest (or second highest) property taxes in the nation...but don't know if they've gone up much or are fairly stable.

    Thanks John found all your videos so helpful when we started looking back in March, sorry we used a family friend for realtor. We bought in Horizon City, Mission Ridge-Peyton Estates. Beautiful home and there are still many empty lots here. Very nice area& you can get a bigger lot. My realtor was awesome- Cassy Estep

    A pretty good quick overview of the various parts of El Paso. I prefer the Westside myself, but noticed home prices there have gone up a "noticeable" amount since 2-3 years ago. But mainly, it's the mortgage interest rate that's the main obstacle -- and for most of us "average" buyers I'm sure. Those with big money -- who pay cash for homes (and cars!) -- don't need to carry a mortgage and so high mortgage interest rates (or auto-loan financing rates) don't apply to them. Just the price of the home (or car/truck).
    Lots of new homes (and cheaper, as you said) on the far Eastside (ZIP 79928, for example) but I prefer the Westside (ZIP 79912 mainly...one reason my apt is on the Westside. :-)
    Also, thanks for mentioning some "quality of life" issues, such as "neighborhood health" -- are they being kept-up or let-go/run-down -- and crimes issues as well. That's HARDLY EVER mentioned by real-estate people, but buyers need to know things like that as they're VERY important. Unless buyers HAVE to (for whatever reason), why would they WANT to move to a "problematic" (crap/depressing/crime) part of ANY town/city, let alone El Paso? They wouldn't.
    BTW, heading toward the Northeast part of ELP (on Alabama St), the small "Mountain Park" community (ZIP 79904) SEEMS to still be a decent area AND it's high enough up in the foothills to have great views to the East. Lots of the NE (farther out) isn't that great though, but it's mostly the OLDER sub-divisions in the NE...but they ARE doing some new-build communities in the "fringes" of NE that should be better choices.

    I feel like west side is not really the best location to really get to all sides of El Paso (atm). Construction right now from west to las cruces its a whole nightmare, trying to get trough the whole Utep area to the Eastside is jammed, and all the traffic that builds up from Mesa, it's just not worth it. I've been living on the northeast for 2 years now and I have everything close by, whether that's going around the mountains for las cruces, through them for westside, highway 54 for central and all Eastside. Sure it has the reputation of being "the ghetto" part of EP but I'm sure any area in El Paso has at least one place people try to stay away from.

    I think traffic should’ve been mentioned as a con for the east side! It gets really bad, especially on Zaragoza.

    I think El Paso should be on Central time, all of Texas should be on Central time.
    Nuevo Casas Grandes, Chihuahua in Mexico will be an hour ahead of El Paso & Juarez come Sunday November 5th, due to most of Chihuahua state moving from the Mountain time zone to the Central time zone last year. (It was on Mtn. time from 1998 to 2022). I propose year round CST starting 11/5/23.
    Nuevo Casas Grandes is @ 107.9* W Longitude, well west of El Paso & Juarez @ 106.4* W Longitude, yet we're gonna be one hour behind NCG? that's mind blowing.

    i have been here in el paso for a couple of times as a tourist who lives (about a year now) here, and the way i see it is that the west side is definitely like the rest of the US. The east and the far east is where all of the crimes happen. just drive down there and you will see bars on windows on houses in the residential which means it's not a safe neighborhood! on the good side, a couple of asian groceries are located here. also a good haircut/barber place - Uplifted (N. Zaragosa) which you don't see on the west side! i still have not seen a good barber on the west side.
    The northeast is mostly where the military base is. it is also where if you are looking for something at Lowes and it's not available in the west side - they most likely have it. and the gas prices there are cheaper than in the west side. moving away from El Paso, the horizon city and beyond - practically nothing but desert!!!

    Stay away from the NE (*Devil'sTriangle) eventhough there are nice neighborhoods it's still better to be the furthest away from Bliss and Lower Valley. Go to Horizo City, Far East or West/Upper Valley.

      It's very hot in the summer and pretty cold some of the winter. There is hardly any snow with me coming from Denver to live here. Spring and fall are nice.
