Hotel room rates have been increasing to ridiculously high levels for years before the ban we have noticed, so this is not a recent phenomenon, nor is it entirely directly related to the ban. That is why we switched to Airbnb's for several years before the new regulations.

Harvey, good points! As you say, the ban was just one more trigger. Eliminating 17,000 Airbnb options, though, doesn't help.

@@christianbutzek.realtor So what? Missing the 17,000 more places for people to actually reside point.

It's basic: hotels, like many other industries, are still making up for their huge Covid losses. They won't change. Here to sl(t)ay

Great video and very informative. We used to visit Vancouver every summer. It’s gotten more and more expensive every year to the point that we are now going to Hawaii every year instead. After doing the math it’s not much more expensive but huge difference on how much more beautiful Hawaii is. So blessing in disguise.I hope tourists like me stop coming to Vancouver. There is a no way an average local can afford to live a comfortable life there if they have to compete with airbnb tourists (which was us as we always needed a kitchen and space etc). For sure tourism isn’t the only reason but it definitely contributes and can be managed.

John, thanks for your thoughtful response and for sharing your experiences. Enjoy Hawaii! :)

Ok but those air bnb's can now be rented out to people who actually live here. I see it as a net win given the huge housing crisis we have.

What about friends and family that want to visit? Or tourists with kids who prefer to stay in a home with kitchen rather than a hotel? What about all those tourists that can't afford $500/night?

@@christianbutzek.realtorIn an ideal world we could have both cheap housing and cheap accommodation for tourists (and maybe government could remove red tape for both). But right now, Vancouver has an insane housing crisis where a median income family can't afford a condo, let alone a house. You want me to feel bad for tourists that can't afford $500 a night, but sorry, I'm too busy feeling bad about families that can't afford $3000 / month on a 1-bedroom apartment.

I bought my first apartment in Vancouver in 1999. It was a 565 sqft one bedroom just for me, and that was tight. I can't IMAGINE what a 589 TWO bedroom would be like. Is this an apartment for ANTS? Come on! And $3000? My MORTGAGE payment back then was $900/mo. This is insane.

Colin, they keep getting smaller -- but not as small as the apartments in Hong Kong where you can open the front door from your sofa

I used to live in Vancouver. I moved to the island. I come to Vancouver frequently during the year. Room rates are variable- during cruise ship season, they hit over 600 a night as you are reporting.
When that cruise ship overnight customer demand stops, ie when the ship stops sailing in October, the rates come down.
Cheapest month of the year to visit Vancouver for hotels is November.

The Mount Nelson in Cape Town is $1.500 U.S. a night ,and nowhere nearly the most expensive .

I guess we won't be booking a visit to Cape Town any time soon... Try Tokyo! Hotel prices look really good there.

Basically if you want to visit Vancouver, stay in Whistler where it is less costly compared to downtown in non-ski season

Soon BCNDP will mandate hotel rates. It's the party that mandates anything.
