      I'm voting alright. Amazing to think that the number of voters hovers around 55% for federal and provincial elections. Where are the other 45%?

    I just heard on another local Real Estate channel that inventories in the lower mainland are the highest since 2014.

      Yes, this is true. I believe I read yesterday that listings have topped 14,000. That's 40% higher than last year at this time. Great time to be a buyer.     Would you gentlemen say a four plex is a good investment? Any tips on how to minimize expenses and taxes ? Should I buy it as an individual or as a business ? Thanks

      Hi there, great questions! Is a four-plex a good investment? I think the jury is still out on that because they haven't started building these yet. There's next to zero data. We don't know how much a Four-plex unit will cost and how much you can rent them out for (I assume you're asking as a potential real estate investor who'd buy one and rent it out). That said, the real fortune may be in the land. I'm curious to see what this does to the lot value of your standard Vancouver/Burnaby/Etc. lot. The more money builders can make, the more it'll push up sale prices for lots across the Lower Mainland. In other words, if you can buy an old 50s bungalow and hold onto it for 10 years, you might do very well in the end... When it comes to minimizing your taxes, your accountant is probably the best person to talk to.

      G7 will fail in supporting the US debt market and western fiat currencies will suffer huge losses this autumn coinciding with real estate and equities collapse 😉

      @@smity25ca , Wouldn't it work the other way around? If currencies drop through inflation, won't real estate go up in value because it's a hard asset?

      @@christianbutzek.realtor very short term, good money will chase out the bad! Weimar 1923, there’s a saying in a popular book that “Man’s Silver will be thrown into the streets” 🤔 fiat is Man’s Silver 🤷🏻‍♂️ investment homes (bigger than reported) and cottages, 2nd’s etc. will flood the markets, plus the inflation of commodities and necessities paints a very dark decade or two. Physical Precious Metals have historically been the safest, Bitcoin shows some promise but grid stability could be an issue as most components are not stockpiled and they’re made in China 🤦‍♂️

    Our goal is two build 2 units on our existing 14,000 sq ft property in N.Delta for 2 of our grown children. Their plan initially was to purchase one condo each. Now with with NDP's new high density Bill, they can simply live and have their families on the same exact property they grew up on.

    We do not want foreign investors buying our Canadian properties to charge exuberant rental prices. Also a house assessment has be decreasing not increasing. Greedy real Estate sales dudes are not exactly who I trust.

      @@christianbutzek.realtor my own good instinct. BTW a foreign buyer bought a home around the corner with hopes to A bnb it and they did not read fine print no rentals in our strata. They over paid and cant sell it, they now are loosing 250,000.00. The house sat empty fir 3 1/2 years. Now two doors down, a home similar will sell under a million. They stopped a Canadian family from affordable housing. After that we saw the greedy listers.. not one house sold for over a million and they are now off markets.
