Interesting podcast. I currently rent myself in Burnaby and own 4 investment properties (2 in Fleetwood and 2 in Abbotsford). They are all condos and they were bought between 2015 and 2019. They are all cash flow posivitive (thank goodness). I also manage the properties and it takes maybe 5 hours a week. Renting myself in the lower mainland and buying outside the lower mainland has worked for me. Wondering if anyone else is doing the same...

Thank you! I have a few clients that do the same and it has also worked out well for them! Generally, they are renting in higher COL areas but just don’t have interest in purchasing in these areas.

Good podcast you guys ! Real estate in Vancouver is expensive but if you could rent out a unit or two , that would be a great future for someone to have in your possession!

property managers take too large a cut for passive income after the tenant selection. Much better to suffer the short term interviews in the beginning and keep 100%

This is true, especially with newer buildings still under warranty that don’t generally have as much maintenance to coordinate.

If your putting 60-80%, you’re destroying the most powerful advantage in real estate with the use of leverage. Your tying up too much capital, the numbers don’t work anymore. Rents have peaked and prices need to come down for it to make any sense unless theirs a significant capital appreciation which their is no catalysts. Dt condos have been stagnant since 2017. Condos are a bad investment.
