    Permits cost and removing a porch & cover from the home too! Yikes. Some movers won't disconnect utilities, so you are right, if you don't know what to ask, you don't know what your getting! I had to just ask- walk me through your process and at each step I asked if that was included. I didn't know any other way to do it!

      You can do that and some wholesalers do that…. But I would highly recommend staying away from that for a ton of reasons & I have been burned many times from the exact scenario. The only time I would consider doing that is when I sell to park owners that don’t need to walk the homes.

    • @phoenixmobilehome
      @phoenixmobilehome  11 месяцев назад +1

      Thanks for tuning in! The cost can differ based on various factors. If you've got a pad and a setup in place, you might be looking at a range of $2000 to $5000, depending on your location and specific setup requirements. It's advisable to gather estimates from multiple companies to ensure you get the best deal.

    Does the state try to make it nearly impossible to buy a used mobile and move it to a lot in your area? We are basically being told under no circumstances to buy a used mobile, the county will make it a nightmare to get an occupancy permit..

    • @phoenixmobilehome
      @phoenixmobilehome  Год назад +1

      Can be very difficult depending on the county. I have heard mixed things about Pinal County. For example, Maricopa (Phoenix and suburbs) the requirement is 1976 or newer. Apache Junction (Pinal) is telling people the home can only be 5 years old... I have heard there are work arounds, but I have never tried to push their authority.

    My next door neighbor sold her home to a realtor. Realtor sold the double wide to a rehabber. Realtor has her crew to dismantle porch and carport, put the home on wheels, unhook utility, and get rid off driveway and shed after. Rehabber transported the 2 halves to a mobile home park in Barstow to rehab and plan to sell it for $100k like new (home was in really bad shape). Realtor bought a brand new 3+2 home with appliances for the vacant lot and the asking is $399k (lot lease is $750 rent control).
