    I was at St Moritz, looking at the exact same units last week. They are not worth the money at-all!! That's all total commission and profit. On the roof where the pool is, is a awful sight. On one side of the pool it's construction the other its the hood, anywhere you look it's not kind to the eyes.They want the best part of $750,000,00 for 130 sqm, what a joke!! You can do way better for the money.

    The real estate in BGC is a big Joke, overly expensive even for westerners. Average Americans have difficulty getting a 1 Million loan in the bank . Just rent in Philippines period.

    This comment is not to offend or put down anyone or any vloggers.
    I did watch and used to watch the juicy vlog. For years. But after a while, ive noticed their videos are … how can i describe it …
    Their videos felt “ stay away from the poorer or typical streets, stay in the tourist spots such as restaurants, places to visit etc”
    In other words the juicy vlogs just stayed in the safe or tourist spots.
    Dont get me wrong, ive seen foreigner vloggersactually eating the streets or slums food stalls or restaurants where no foreigners would go to.
    What ive noticed with your videos, you arent afraid to actually talk, interact with the actual locals not just locals in tourist spots.
    You also go on rides, streets rides in actual manila streets not just the “tourist spots roads”.
    You are actually interacting with locals not just a hi, how are you.
    Maybe not too risky as other foreign street vloggers. But very entertaining.
    The juicy vlog was just getting repetitive. “Playing safe” . Still a great vlog to watch dont get me wrong.
    Your vlog is more “detailed” if that makes sense.
    Also i like how you show certain aspects on manila, such as the highways , how crazy the traffic is , or a coffee shop thats opened 24/7. As an example.

    for £600k / 41,000,000 - it's not that big and the hob being off centre to the units, would drive me crazy... I think your paying for the location, some very nice touchers, but just not right - shows you what profit is in it, if you can buy it for £460k (cash price)

    40 million is ridiculously expensive. I'm living in the middle east and at that price you can buy a villa. My dream is to live on BGC and Mckinley but it become more and more expensive for me 😅

      @@mylesgarcia4625 "Affordability" is relative to income. 40 M Pesos converted to my Canadian currency is a luxury suite in downtown Toronto. I could get a big house on 2 acres of land outside of Greater Toronto Area for about the same price. The BGC and MckInley markets are not for everyone. These planned neighborhoods are "economic-gated communities".

      @@get2riz that is true, 40M for a condominium sounds a lot of money for me, especially that it is here in the Philippines. I thing that is because of its location tho and that price would triple in the future so that is also a good investment

      Outside Manila there are plenty! Cavite have lots of developments and infrastructures that are being done right now ie MRT, CALAX, Evo City etc.

    $682,000 USD to live in the Philippines on a Tourist Visa is wild... but as the West gets crazier and crazier, I have no doubt that someone will snatch these up

      There are a lot of rich folks out there. There much more expensive ones out there. The new one on Makati Ayala Triangle is one of the most expensive. There one worth P500 million+ condo and that's not even the most expensive one there. There are even P40 million + , Ayala lot. That's only a lot but those expensive ones are the 1st ones to sold out.

      At 1/8 of that price, you may buy a similar unit in the Makati City areas like Salcedo village and Legaspi village. More laid back neighborhoods.

    Mergim....good job showcasing this Megaworld condo. However I don’t believe the products used in this condo are not all worth 1.5 million pesos. I can tell the quality used in the cabinets are cheap materials 😂 All these imo and not worth 40 million pesos. I own a house and lot in a gated village with 24hr security service with all the amenities and the cost is way lower than 40 million. My suggestion to anyone who wants to buy....keep looking.

    With the average Filipino monthly Salary of around 15k Peso a month which is probably around what a lot of the normal workers in coffee shops and malls in BGC are on, it would take them over 200 years!!! To pay off this Condo with its crappy little balconies, and that's if they didn't eat or have any other living costs of any kind. Just goes to show what a joke the system is ! Trickle-down economics doesn't trickle at all. Normal people are just left to lick a dry, empty barrel.

    This is nice but its so overpriced. For half of that you can get a nice house with lots of land in mexico, belize, costa rica, ecuador, argentina, puerto rico, paraguay, el salvador, colombia, and panama. You dont have to get on a 14+ hour flight and it's easier to learn the language. Also the food is better. South America>Philippines.

    If i have P40 million pesos i will never spent that condominum unit much better you live in bungalo house have own backyard in mc kinnely .we have yo be practical once have fire in next flat then you will be lost your 40 million pesos

    A few things…
    1) TINY wardrobe space! A rich person would have so many clothes and shoes etc those tiny wardrobes wouldn’t be enough. Only the master bedroom has ok walk in wardrobe
    2) Compared to other buildings in BGC, this is low? How high does it go? Not even 20 floors? So if a developer builds a building nearby or in front of it, there goes the view and the sunlight coming in
    3) About ownership, are all condominiums on a lease? So basically it’s not freehold. For how long? What happens after a certain amount of time? What happens to the building?

      Good point #2. But if you get a unit on the other side, it's overlooking a residential area with houses. They're up to 3 floors, so all good and that's not gonna change

      Foreigners are allowed to own/buy condo units. But there are various related costs in buying a unit, i.e. monthly association dues, property insurance, annual property tax (amilyar), etc.

    I'm surprised that the lower units already have big size condo units. Big units are usually at the top floors of the building. Unless all the units there have the same big size units.

    Killer questions for those who plan to buy a luxury condo unit are: 1. How much is monthly association dues? 2. How much is insurance for the building and common areas? 3. How much is the annual real property tax (amilyar)? 4. How much is estimated insurance premium for the unit? 5. How many generators are there? What can these generators support? Aircon or electric fan only? For how many hours?

      These are great questions. But I'm thinking that those who can afford 40M+ pesos for housing would have enough equity or access to financing to cover the condo fees. My bigger question is why would these projects need a separate power generator?

      @@get2riz correct. The main issue of concern is the insurance policies and the law of land since most of the owners that purchase this property ry can afford buying this. All others are and should be embedded into their contraft anyways I mean at this price the customer should not be even worried about standard inclusion of amenities etc c

    I'm not familiar with the going price in that area, but for 40M.... Ceilings are low in amenities/ certain area, hallways seems cramp, fixtures or design of common areas doesn't seem to look premium, saturation per floor are high and it's a low/ mid-rise building with limited view (mainly your neighbor from the other buildings, unless you're lucky enough to have a road side unit which may come with a price as well) not sure if I'll spend my 40M for that. You can really see here that you are paying for a premium price for the location.
    I know it's a 3 bedroom and maybe it's for a near turn-over unit with furnishings, but still. With the price, appreciation of your investment here seems kinda tight compared to other projects in the area.
    The 1.5M worth of furnishings doesn't seem like it as well. Doors looks cheap, the bed frame and head board looks like you can buy that for just less than 10k. Amenities cannot even serve atleast 1/10 of the expected population of the condo. It seems like bookings/ reservation of amenities will go to months, you cannot really simply just walk right in once most units are occupied.

    41 million pesos for a condo in the Philippines? They must be bloody joking. I could buy a condo here in Australia somewhere in Gold Coast for half price knowing that it will increase in value. Can't say the same about the Philippines. Who do they think they are to charge that much? It's a bloody developing country and not even a first world country. For more than $1 million, I'd buy a beach front mansion somewhere in the province.

      ph is an upper middle income country as of today..
      hence its affluent enough...massive number of billionaires, millionaires which are the TARGET MARKET OF THESE CONDOS...FYI, majority of condo owners are filipinos..they invested due to property values increases year after year moreso in a very ADVANCED CITY like BGC.
      majority of the population are middle class
      with just below 16% poverty rate as of today..

    I'm not sure the furnishings warrant that price tag. Could be a lot more luxurious. Cabinets look no better than the ones IKEA sells. But perhaps the video doesn't do the unit justice......

    No one is paying £550k for these kind of rooms... it's half price at best for this. I'd be much more intereste din those townhouses, so good in the city. I'd want something like that in the city can you tour? Do you understand that in London you get better for this price? Sure it's not "luxurious" aka chinese shiny cheap quality build that can see in this video is falling apart before moving in, from cabinets to sink.

    It's way overvalued for the location. Manila is not exactly an Alpha City yet the cost of living rivals those global cities. Residents are priced out before they even have a chance.

    Please can you also ask how much is the yearly property tax and the monthly condo fees. I pay 1 to 1.2 percent property tax here in Los Angeles and $480 monthly on HOA. I PLAN to move there if cheaper. Thanks

    Wow that is a very nice condo! Extremely nice!
    They should've stretched the balcony from the dining to the living room and combined it. Makes it more useful, unless there is a support that runs in between the dining and living room, then that makes sense to separate them.

    Lol! Young folks no longer value properties. That's why you see alot of programmers here in sf living in essentially shanties but take many many adventure trips and vacations to remote and exciting places. I don't believe I ever want to be in the house more than necessary. I want to be out and about, meet driven, passionate people, see beautiful places, eat great food, enjoy life! Big house with many amenities is boomer generation style of living. Its uninspring way to live. Boring.

    A presale condo japanese co owned starts at 20+M. So 40M is just right pricing. I live in 1BR somewhere in Makati 100sqm with current value of 35M

      approx. P100 plus per sq. m. depending on the location. Higher rate for the BGC area, as Mckinley Hills & Mckinley West are in Taguig too, but a different barangay, Bgy Pinagsama. Uptown Bonifacio, Forbes Town, High Street, Burgos Circle, Serendra are in Barangay Fort Bonifacio or Bonifacio Global City (BGC). We are residents of an Uptown Bonifacio condo (near Mergim's condo) and we pay P117 per sq. m. Condo Assoc. Dues with a P5k one time membership for the Condo Assoc.

    It's in BGC that's why it's a little bit expensive only rich people can afford but If I have given a chance to have that kind of money to build my dream house I preferred to live in place which is you are free and has a big lot where you can place your own pool and put some vegetable garden on your backyard, well that's my opinion..
