Been staying here in One Uptown for almost 3 years and I have no plans of leaving. The owner is sooooo nice that he made me feel that I own the unit because he's fine with me putting an inverter AC, and also the connection between One Uptown and Uptown Mall is just 💯

Goodmorning Mergim😘 Buddy, look for an ideal place safe from major earthquakes not near the fault line and definitely not near a dormant volcano nor caldera. The nearest caldera is located in Laguna de Bay and followed by Taal Lake

Btw when arriving you can have your driver go to the lower parking entrance which is across from Mitsukoshi and the elevators are there so super easy to get suitcases up

That first unit's balcony is perfect for setting up a Starlink dish, I can see it's north-facing and has a clear line of sight into the heavens. For someone in your line of work, I think the value would be having super fast internet.

Park condos in front of Mitsukoshi mall, personally i consider them better than the uptown condos.
aside from BGC, ORTIGAS or MAKATI try to explore FILINVEST CITY ALABANG, NEWPORT CITY, ASEANA BAY CITY, EASTWOOD CITY, VERTIS NORTH, GREENHILLS, ARANETA CITY CUBAO, ARCA SOUTH This CBDs could offer what BGC or Makati in a very cheap way of living its just that BGC is almost perfect. but alot of CBDs are on going in METRO MANILA to give more options like BRIDGETOWNNE, PARKLINKS, and ARCOVIA to name the fews.
Very informative, Mergim! You know a lot about condos in North Bonifacio ( Uptown and Grand Central Park) than anyone I know who lives in BGC. I have a unit on Tower 2 in The Seasons, and my agent said Towers 1 to 3 are sold out, Tower 4 bigger units are very popular among the buyers.
I would offer you my other condo unit in Ortigas called Sonata Private Residences, between Westin and Shangri-la Hotel if my long term tenant does not extend. I only rent it out for 26K pesos a month, 1 BR w/balcony facing BGC.

Oh, for sure! I am one if your subscribers, I would want you to rent our condo coz I know you will take good care of it. I’ve had that since 2014 but we haven’t even lived on it coz we live here in Canada, I just want someone living on it to cover the mortgage. That’s why I agree with you, there’s no point renting it out for $35K like some of my neighbors but vacant on almost half the year. I rent it cheap that’s why my tenant , who is single, is loving it. Win-Win for both of us. Better check the units at Sonata, it is High End and the amenities are great
I live in Tuscany private estate infront of the Venice canal for 3years now you should check some units here more bigger than that same price as well

Hi Mergim ! Mike here. We ran into each other a few months ago by the pool between Parksuites 1 & 2 and had a good chat. The wife and I checked out the unit 39 floors above the one you presented here. Same but on the 45th floor. Brand new. We negotiated down to 55K php for a one tear lease. Beautiful view. But we were a little too creeped out on the balcony and glass walled corner bedroom at that height. And how would it be during the occasional earthquake ?
We have the same size one bedroom as you do in Parksuites 2. Our lease is up this month. I just found out monthly rent increases $100 next month. Every year it goes up $100, our reward for being good responsible tenants I guess !
We're thinking of bailing out and taking a new house in CDO, instead od paying 45K php for our unfurnished studio.
The unit on the 45th floor is no longer available.

Yeah that landers building is sooo beautiful. Looks like cleaner and modernized bpi in sta cruz. 😅
Interested in my unit? , 62 sqm, 1 bedroom so it’s very spacious overlooking the golf course and Makati Skyline , the best view you’ll ever get in the whole BGC. Forbes town is just right down a few steps away, I didn’t put furnitures in it so one can personalise it to their taste. I rented it out for less than 40K.

Rental prices in the Philippines does not make any sense. It is cheaper to rent in Thailand or Da Nang, for example, for a better unit than what you would get in BGC.

As a revenue management professional, the rationale of the sweet old land lady is quite in line with the pricing trend. It is also correct that renters have a stronger negotiating power if the length of stay is longer than usual but given the location of the condo, and how in-demand it is, opportunity cost will constantly pop-up in their heads. They chose the risk to hold the rate since they’re confident that there’s enough demand for the price they’re asking rather than having a “peace of mind” (but for 5-10k less) for two years. That’s why when negotiating my rent, max LoS is 1 year.
G units are nice 1 beds, but that balcony view makes it a no-go. The front stairs suck if you have items to carry. You need to be dropped off in front of Landers were there is a ramp.
Nice apartment. Wow $1,200 a month. I remember 15 years ago meeting Filipino that had moved by me in NYC and said how cheap rents were back home. Looks like PH is starting to catch up with higher rents. Great area though! That same apartment would be $4,200 here in nyc LOL

The Upcoming Uptown Modern would be the most luxurious, huge and taller condominium in the entire Uptown Bonifacio area it would stands 210- 220 meters high with 54 stories it would be the 2nd tallest building in UPTOWN AREA, BGC after GRAND HYATT MANILA which stands 318meters. alot of expansion are going in BGC through the years. towards Pasig River.
The completion date for Uptown Modern is 2032!!! Nine years from now!! I think the reason is there is too many unsold units in BGC. 9years. Wow!!

As a foreigner living in the Phils with my Pinoy husband,he pointed out to me, how we can minimise using energy( electricity) and other ways of saving! There is a very big difference when living in the Phils, than when been on holiday here! I guess that some foreigners dont realise this,until they complain and realise that it becomes very expensive in the " long run".

You could rent a house in other parts in MetroManila and much cheaper than renting a condo in BGC or Makati
Yes in Alabang, P70 K can be a 2-3 bedroom fully furnished condo. But compared to Seoul, Tokyo, HK, NYC, London, France, LA, Miami, BGC is still way cheaper...

Well for us Filipinos will probably have a violent reaction to that renting price, well it's in BGC, we'll expect that is very much pricey for us but for the foreigners who lived in a very developed country, it's like nothing for them compare to the renting cost on their country which 3x or 5x more expensive than ours.
Last time I was in BGC was just before Covid hit the world, watching this vlog you can see BGC is fast becoming one of the fastest and modern cities in the world, but is it worth the price, im not convinced.

Living in a very modern city (CBDs) is expected to be expensive especially for us mediocre people, others might not found it expensive. Living in a very modern city (CBDs) is not for everyone.
Why would you leave your aircon on 24/7? Incredibly wasteful. And as for clogging up, ALL aircons needs regular cleaning to run efficiently! Doesn't matter whether they're window type or split type. They all get dust and gunk building up inside and simply cleaning the pop-out filters isn't sufficient.
Thailand has much much better deals and is so much cheaper with nicer places

I am staying in almost similar condo in size and amenities at 10K a month only in Quezon City. Leave BGC now ! The cost of living there sucks big time!

@@MikeJones-uh7mtno it means the pre selling and construction stage for most of this buildings are 6-7 years for high rise. For medium rise it's only 3-4 yrs. The Robinsons developed one near there is the one that was turned over but not fully sold out yet, I was a senior property specialist of this in 2021. It even has a promo of only 15% down payment and u can move in already and it won't coincide with ur bank mortgage.
The best Area to rent in Ayala Alabang or paranaque

Hi Mergim, I heard from some residents in One Uptown that the electrcity bill is a bit on the high side. Yes the non-inverter airconditioning contributes to that but there are also other major factors like constant use of the washer/dryer, opening of infows while the ac is on and just our personal habit. I stayed there for a month and my consumption wasn't really that much comapared to my other condo units in other parts of the city. Anyway, if you're still looking for a unir, I have a 56 sqm fully furnished unit in OUR, on the 17th floor overlooking the dancing fountain of the Uptown Mall, I can give you that for 65K per month and I will make sure that you have a two newly installed inverter type ac before you move in.. Mosy of the furnishings are new and not the MW standard issure and I will provide you with a bigger TV and a FREE internet. My viber contact is 1-647-467-9738

Crazy expensive for a one-bedroom, which is not even semi-furnished: no appliances, such a ref., etc.. This is why living in BGC is stupidly expensive and there's much better value even in Makati, which isn't a cheap place. Lots of nice place in Mandaluyong, spacious and well-appointed, half the price. Not to mention other areas with nice, new builds. And just think about how everywhere in BGC is going to be rammed with all those residents in the new buildings that are going up.
Your logic about the price/contract length is flawed. Assuming demand remains stupidly high, even if the unit is empty for a month between tenants, the price increase will cover that month, compared to a the lost month and increased rent for the next tenant.
And I would be very careful about renting it out for a week or two, while you're not in town. Most tenancy agreements explicitly prohibit sub-letting and if you get caught... And you're also liable for any damage done by your temporary sub-tenant.

Nice overview of Uptown area condos. Megaworld are notorious for their odd design layouts. I was just in bgc last month. We stayed over in the Avant at the Fort in Forbestown another area worth checking out condos. Do you have any knowledge on 6 month leases in bgc? We are planning on spending 6 month in the phils. and most leases I see in bgc tend to be a minimum of 12 months.
