    Howdy! I know you’re all eager for an update on my grandma’s house, and I wanted to let you know that the update video will be out on October 7th. So much has changed, both in the home and in my life. 2023 was incredibly tough for me, but this house, its walls, its history, and the legacy it holds helped give me the strength to push through one of the most challenging years of my life. I’m really excited to share it with you. Thank you all for the support and the amazing comments; it means the world to me!

    As an architect, I would like to remind you to not get carried away with removing walls, painting everything white, removing wrought iron and such. That is what you do to a flipper home to make it attractive to a wide range of potential buyers. NOT to the home you want to live in, especially when it has been in the family for so long. Update the ceiling and floors, maybe hardwood instead of carpet. Get the plumbing, HVAC and electrics up to standard etc. Restore it and find a compromise between old and new. Don´t just rip the soul out as you would do with a cheap flipper / fixer upper.

      I agree with you 100% bc so many buyers remove the true character of the home. It can be changed to renew but if it adds charm individual then don’t toss it out

    Please add the bathroom hanging lamps into the little bedrooms. In honor of your grandmother. She really liked them. Keep them in honor of her.

    Unless you have others plans; all of the cabinets you remove could get installed in your garage. I’m sure they are built more sturdy than cabinets made today and that would save you time and money on cabinets for the garage. You can change the doors and paint them later to make them match better. Or you can leave them in their current locations and change the doors and counter tops to make them look more modern. Good luck on this undertaking.

    I love the size of this house. No one can afford to build with this much square footage anymore. Room sizes are big. I would love to see the finished house. I am sure though you will strip all the cool vintage and make it all open and white and lack any character or soul

      You’re totally right! I’ve stripped every ounce of character from this place, and now it’s the most soul-sucking house you’ve ever seen. A truly terrible place to live! 😜 But seriously, the updated video is coming on October 7th. Come see just how terrible it turned out! It’s basically a masterclass in how to make a house completely lifeless… or is it? 😉

      Could you tear out many of the fittings & donate the old stuff to Habitat for Humanity's Restore thrift shop?? Be careful of loadbearing walls before you pull the walls down!!

      Yes. The house is really well taken cared of. I would be happy just opening up the kitchen to the dining room. I get wanting to open it up to the den but I think the den being secluded gives it a nice cosy feel. The house is really big already.

      GenX here, too. I’m in-love with this style of home. Now that I am retiring and selling my current home, it’s my hope to find a home like this one. My current home is expansive and is all open concept which served my family well, but I find myself wanting walls and rooms with a purpose. I’m looking forward to seeing the finished product of this remodel but during this tour I found myself screaming “NO! Don’t turn this dream into an early 2000’s open concept nightmare where the entire house is just one big room!”

      Honestly, the only thing I’d change about the family room is taking out the bar (need more bookshelves). But all the wood paneling, fireplace, and built ins would remain untouched if I had my way.

      I plan to never sell this home. I may build a dream home in the future, but I don't plan on ever letting it leave the Malm family. My future kids will always have the security of this home as a launch pad after schooling or as an income producing asset. I'll have an update and tour in October! 🤙🏼

    For 1973 this house was huge! This is a Brady Bunch house. Just as your Grandparents wanted the newest and coolest at the time of purchase, I appaulled you for making it great again. You ideas sound magnificent. Congratulations on the purchase.

      I totally get it! My grandmother wanted me to make it my own, so while keeping some of the vintage details, I’m also making updates that fit my style and needs. It’s all about finding the right balance!

    So nice to be able to buy the house of a familymember. My brother bought our parents house for 2 years. He lives there with his own family and is so happy to have a place that is familiar. Me and my parents feel right at home, even with the changes that have been made. I wish you lots of happiness in this new-old house.

    What a shame destroying all those walls!! They can never be put back. 😮.
    The house needs a upgrade and update. But your making a mistake destroying the structure. 😮. All carpets and fans need to go. Good hardwood and major upgrades to kitchen and bathroom.
    Interesting how you will update just not a fan of destroying structures. How much was this home and how much did you buy it. ❓🍂🇨🇦

    3:24 That's not just a Millenial thing, but be warned you might not be able to open up that much. Thats a lot of square footage and the roof trusses might not handle that. The flow of the house is really wonky, I don't feel knocking down walls is gonna fix that much of that wonky flow.

      The house didn’t initially come with the wrought iron. We added it later as a security measure for my grandmother and great-grandmother. It’s still on the house for now, and I’ll explain more in my October 7th video, but I plan to remove it. Thanks for stopping by!

    I love this house, and I honestly wouldn't change much about it other than paint, carpet, & fixtures. My grandfather built his house in the early 60s and him & my grandmother raised 8 kids and many grand & great-grand kids in the house. My mother is now the owner of the house, and no plumbing, electrical, or roofing has had to be replaced YET! As of now, my husband & I are looking to buy a house built around the same time and in the same type of neighborhood. I would take a house like this one or my mother's over a "newer build" house ANY day. I dont have to have some cheap looking, "modern" home and furnishings to be happy. Who am I tryna impress?

    I inherited my childhood home. A 1963 brick rancher. I was 2 when my parents had it built. I've kept the original hardwood flooring, the fir paneling and the original tile in the bathrooms. I have new sinks and appliances. But other than that all original. I can't wait to see what all you do with your home.

    Wow, looks like the style of house I grew up in! It had a bar in the “rumpus room” with paneling! It recently came up for sale, but it sold for $3,500,000 from the under $100,000 my family sold it for in the 70’s! San Diego market! Sadly I couldn’t afford it. So exciting you were able to buy this house, looks like a solid house, nice lot! Looking forward to seeing the change! Congrats!

    I grew up in a little town on Lake Michigan in the 50's. We had the nicest house on the block, but sometimes I fanaticize about gutting it and overcoming a major problem. My dad could not watch the TV and the fire in the fireplace at the same time. Obviously the TV needs to be over the fireplace.

      I love them too! They don't really build ranch style homes out here anymore, and I always prefer a single story.

      @@GavinMalm I remember reading that one of my great aunts had to carry her elderly mother up the stairs, because mother was too old to climb stairs. The ranch style house is one you can “age into.” The open floorplan and wide doorways will accommodate walkers and wheelchairs.
      A lot of elderly who sell their home to downsize, are actually selling to get into houses they can get around in. I have heard of people living in two story homes having to convert a downstairs room into a bedroom for an elderly family member. The family loses a former living area, office or den, to make the bedroom. And, if there is a ground floor toilet, it is probably a half bath, without a tub or shower.
      I think you’ll really enjoy your new home!

    Great house and will be amazing to host family events there. Totally get the garage. Only thing I would change is to split the enormous hall bathroom and add a small private bathroom to an adjoining bedroom so that if you ever sell, it has 2 masters. ideally one of the big bedrooms so you could borrow some square footage.

    I grew up with a similar house. I would new carpet, new windows, Liquid Gold all the wood and move in! Hell we had carpet in the kitchen! It will look nice with out a doubt!! Thanks for tour!

    There is nothing wrong with the house as it is. Re Paint do the floors and bathrooms over and don't put yourself in debt. Nothing wrong with as you put it "old"

Your grandparents did an awesome job and you should keep the wood storage units.they will come in handy even if you put them in your closet.     I don’t like open floor plans because I don’t want people seeing through my whole house. Some people think open means they can nose around and some rooms are meant to be private and not available to guests. Privacy and separate areas is very valuable.

    Ceiling is not really high enough for a 2 post lift. I recommend a mobile 4 post lift. Almost all of them come with casters so you can roll it around inside, or outside, so you can raise your vehicle’s as high as as you need to

      Mike, you’re totally right! The ceiling height is about 9’2” in the garage, so a 2-post won’t work, and I don’t think the slab is thick enough for one, either. I’m planning to vault the ceiling eventually since there’s a ton of attic space, and then I’ll be looking at getting a 4-post BendPak. What do you think?

      @@GavinMalm BendPac makes a great lift. But if I were to buy another 4post lift, I would purchase a Wildfire lift. Almost bought one that would hold 2 cars wide, but circumstances changed and I have not needed to purchase another yet.

    you could make the garage doors taller to get oversized vehicles in the garage. its great keeping your grandma's house in the family. and if your dad makes you mad you can send him to his room lol

      It’s funny you say that! It has two large skylights my grandfather had installed in the 70s, and that den room was still very dark! I think most of it was the wood paneling and the paint colors. It’s much brighter than it was, but it’s still rather dark. You can see in October 7th!

    We plan to do similar! I wish I could get an idea how much renovations would be 😅 I’m kinda guessing 75k for my grandparents house they need new ceiling work on theirs. Theirs is ‘79 in pretty good shape just cosmetic issues short of the ceiling repair in a few spots but we need to undo the ceiling texture all through the house. We have similar memories and I had my grandparents house be my second home my whole life. I also lived there my senior year. There’s is open floor plan which wasn’t common back then and also has a bathroom in the master bedroom which was also not common then and three fireplaces and a two story machine shop with electricity! I’m looking forward to it all. Like you’re it has the hanging cabinets we plan to take down to open it all up more. Ceiling is tall in my grandparents garage too

      It’s not bad. At one point, only my grandma and great-grandmother lived there, and they had them put on in the late 1980s.

    Don’t tear any walls down - open floor plans are a scam - when you don’t have any walls you can hear every sound in 5he entire house - when someone watches TV 📺 - the entire house can hear it. Build more walls - not less.

    While I’m looking forward to seeing what you do with your home I’m also afraid due to the taking down of all the walls and all the character you’re removing from the home. Open spaces to a pint is good but if you will be able hear everything if you take down all the walls it will be super loud no sound barriers

    I'd keep the guest bath accessible from the garage, stealing space from the laundry room to add a shower....or add a bath with a shower. (Were i a guy, I'd probably include a urinal! 😂)

      Albuquerque, New Mexico. I feel incredibly privileged to live in such a beautiful part of the country! If you ever visit, check out the International Balloon Fiesta and try some Green Chile...it’s a must! Funny enough, my house is near the neighborhood where they shot the California scenes in the latest Stranger Things season. It gives off those Cali vibes… even though it’s dry as a bone out here! 😂

    rooms are so big, but windows are so small, builders made a weird choice 🤭 just don't choose glossy cabinet surface, cause fingerprints will drive you crazy, Also dark grey, black titles in the bathroom look great but a nightmare to clean limescale, except of you will hire somebody to clean.

    What is refrigerated air? I never heard that before so I was just interested and what is it? What do you mean by that?

      Great question! Refrigerated air is another way of saying air conditioning that uses a refrigeration cycle to cool your home, like most modern AC systems. It’s pretty common in areas with hot climates, like where I’m from. Most older homes in Albuquerque have evaporative cooling systems, but refrigerated air has become much more widely adopted over the last 20 years as the temperatures have gotten hotter in town. So, basically, it’s what keeps the house nice and cool during the summer!

      Get this! My parents bought and sold 20+ homes before settling into their current ones about 20 years ago, and I can confirm they were ALL open concepts 😂 So, yeah, I grew up with that trend in full swing! In my career, I’ve sold a ton of homes, and 9/10 modern buyers want a nice balance between open concepts and defined spaces.     It seems a shame to take a really nice mid-century home and basically destroy everything that makes it so iconic. 😢 If it were a Victorian or a Craftsman would you do the same?

      There wasn’t anything particularly iconic or mid-century about this house, nor was it a historical property or designed by a notable architect. It’s really just a typical ranch-style home for the area that needed some updating. The reason it’s ‘iconic’ to me is because of the personal value I place on it due to my connection to the property. I’d take the same approach with a Victorian or Craftsman unless there were specific historical or architectural significance worth preserving. Just because a home is older or of a particular style doesn’t necessarily mean it’s worth keeping as-is. From my experience selling homes, I can tell you that 90% of today’s buyers are looking for updates like the ones I’ve done. Plus, the renovations have increased the property value by 57-71%, making it a solid use of capital. Thanks for watching, and stay tuned for the update coming October 7th!
