My property tax is cheaper than your lot rent. I have a whole FINISHED house, garage, 3rd of an acre, fenced-in backyard, mail that comes right to my door, neighbors (community), and it's all mine. These places take advantage of people. They always have. They don't care about anything but their pocketbook.
There is no property tax for residents here, and with all that your monthly expenses must be much more (larger house and probably older I'm assuming so larger utility bills, more cleaning, higher insurance, more repairs...). Do you care to share how much you paid for all that total (up front or over time)? I'm sure comparing apples to apples, this is a much much less expensive option
So the $15,000. you expect immediately is mostly for what you're GOING TO DO on that land. OK then, I'm GOING TO pay you $15K for all of what you're PLANNING TO DO. LOL! Usually business owners sell you what they ALREADY HAVE. When a customer pays for something, they usually own it. So what will I own for $15K? And what do you NOW sell me for my $15K? Lot rent is usually a monthly payment for the right to live on another person's land.
This is a collaborative project; rather than build out the entire project and then tell you what you can buy into for a lot more per month ($1200/mo to cover the financing & carrying costs), we develop the property and can take feedback and input from the residents as we develop it to customize it with more amenities and for less overall, and with only $300/mo lot rent. It’s not for everyone, but people are liking saving money this money way, especially the lower monthly lot rent

Do you realize there are 55+ parks in Florida with community rooms, activities, etc. that only charge $500. per month without $15K fee? Some homes are even encircled by water and even have paved driveways, etc. etc. Imagine they don't even charge new residents $15K to move in those already established parks! Charging that $15K is your right, but please do not call it affordable housing. Best of luck!
