I cleaned out the tray as best I could with vinegar and water to kill the bacteria and mold growing while I was at it. I'm surprised at the amount of crap in our tray. I am surprised we haven't died of Legionnaire's disease already. Thank you, you saved us a call to the AC guy.
Can this be done with islandaire? Also, should the unit always be pulled out when getting serviced to do an in house cleaning? Thx for the video btw. Very helpful
Is there a chemical treatment that can be used to prevent the sludge from building up? Also, is there a chemical treatment that can be used to clear the clog instead of removing the screws and puling it out?
You can look up " Ac Pan Tabs" they help to keep sludge from building up . But I don know about a chemical to clear it. Waht I would do is get you so Pan tabs , pull the unit , rinse out real good and put back in, then put a pan tab or 2 in the drip trays and you should be good for a while.

Just outside. I looked over Manuel, its says its normal from time to time. The unit is a garrison 12k for a motel. cost me $950.00 brand new out of the box. I definitely feel the difference when I replace the old one. Freeze in here when i put on 72. The old one had it on 70 and it still didn't cool well. So new one working well in that regard.
Yep .. They are designed to leak out the back, The coils build up condensation because of humidity and other factors. Drains down to a pan then out the back
There is usually water in the tray when it’s been running for a while that is no big deal when it gets full enough it’s supposed to run out the back and that is the hole I was cleaning in this video because it gets stopped up and ends up overflowing out the front into the room

Mine is not a PTAC unit. It is a thru-the-wall Frigidaire. I’ve shimmed it up in the front to lean it back 3/4”, which is overkill but, it’s as if I’ve done NOTHING!!! Water is still coming right in. I will see if I can do this.

its totally up to you on that! I don't unplug them..but I DO make sure the unit is not running while doing this.. because there is a fan back there and don't want to take ant chances of getting my hands or fingers in it!
Now make sure that the unit is tilted..it has to have a slight "backward tilt" so the water can run out backwards and out the back instead of forward out the front
If that’s the case down at the bottom of the coils were at sits in that little tray it could be clogged up with sludge in dirt and such and not allowing the water to flow through the coils into the back of the unit like it should and instead it’s overflowing out into the room.. So I would get some good coil cleaner and soak the bottom of that coil that sits in that little tray and maybe even pull it out and get a good spray nozzle and blow the coil out real good

Would a clogged drain cause the ac to blow very humid? It blows cold, but very moist air. Like moving boxes inside are soggy and nothing ever dries.

There are some fuses in the unit .. also if the capacitor goes bad it can cause issues as well
