The calculation is wrong as we are not taking into account the interest levied by bank on the loan amount. So for a 1 cr house, you actually end up paying lot more than 1 cr through EMIs

This video is relevant to Canada and USA .So breakdown of all these charges mentioned by Patel here makes it difficult to do this kind of real estate business in India .

Now we have to pay 80K x 5 properties......each month for emi But rental income on residential flats is hardly 30K. How anybody going to survive with this calculation.....???

In USA that is 2-3% In India that is 8-12% almost and the rent you'll get is around 10% as an AVERAGE, if rent which we get is higher than loan rates then and then it's positive. that's why people in foreign are so interested in Leverage than in India.
and don't buy any property, look, the shop on the ground floor often holds more value than on second floor Or the shop in Gully might have lesser value than on Road, and things like these can make a drastic change. Not teaching anything but am just telling that don't get too much carried away by watching a single video.
