    1 flat 20 lakhs downpayment and 80 L loan.
    80 loan EMI 72-75K/per month.
    Ab rent 70-80K/month koi dega he nahi for 1CR house.
    Maximum rent would be 40-50K/month.
    So this Cannot work in india. It might out of india where rent is high. But not in india

    Sorry sir, But It can't work. आइए देखते हैं:- Suppose, हमने एक मकान लेना है जिसके लिए हम 1 करोड़ में से 20 लाख देंगे, 80 लाख लोन ले लिया.. तो उसकी EMI 80,000/- per month होगी। जबकि उसका rent मुश्किल से 25,000 आएगा। हमें 55,000 रुपए हर महीना जेब से देने पड़ेंगे...
    वो कहां से आएगा? पूरे भारत में एक भी ऐसी प्रॉपर्टी नही है जिसकी कीमत 1 करोड़ हो और वो 80,000/ किराया दे.. It's impossible.

      baat to shi h but what if 1 home loan ko chukane k liye dusre extra exist ghar ko bhi rent pe chadh de so, that dono k rental income se mera loan cover ho skta h probably so that i can or any one may be succeed... But i m not sured whats ur opinion brother????

    The calculation is wrong as we are not taking into account the interest levied by bank on the loan amount. So for a 1 cr house, you actually end up paying lot more than 1 cr through EMIs

    ,agar mumbai me 1 karod ka ghar lega to 80000 ka emi ayega , aur rent zyada se zyada 30000 monthly aiga aur emi saal ka 900000 saal ka ayega aur rent income hogi 300000 lakh baki 600000 kahan se ayega , mumbai me ghar bank le jayega agar emi nahi bhari , ek aur cheez mumbai hazaro broker hain jo ek percent me property bech kar dete hain 50 percent mumbai me koi nahin dega , aur india me tax bhi dena chahte hain phir kaise paise kamainge , canada me sab imandari se hissa dete hain , sunil ji maine kai logon ko kamaker diya lekin kuch paisa humko fayda nahin mila , mujhe agar invester mil jayen to mai apko kai property jo development ho rahi hain wo property hum saste me mil jayengi

    If you buy flat:20,00,000
    Down payment:4,00,000
    Maintance and document charge:3,00,000
    Initiall investment:7,00,000
    Loan amount:16,00,000
    Emi:(if ROI 6.80%) cheapest loan=12,500 aprox
    Rent max to max 6000-7000
    Your logic not understood

    Roughly for loan of
    80 L - emi is 80k
    50L -emi is 50k
    30L- emi is 30k
    If we loan out any property or multiple properties.....eg.
    5 properties of worth rs 1 crore each with 20L downpayment on each.....
    Now we have to pay 80K x 5 properties......each month for emi
    But rental income on residential flats is hardly 30K.
    How anybody going to survive with this calculation.....???

    This positive cash flow is because the interest rates which a borrower has to pay on loan.
    In USA that is 2-3%
    In India that is 8-12% almost
    and the rent you'll get is around 10% as an AVERAGE, if rent which we get is higher than loan rates then and then it's positive.
    that's why people in foreign are so interested in Leverage than in India.

      and don't buy any property, look, the shop on the ground floor often holds more value than on second floor Or the shop in Gully might have lesser value than on Road, and things like these can make a drastic change. Not teaching anything but am just telling that don't get too much carried away by watching a single video.
