Everybody says buy it do it. If it was me I would continue to look. The property is beautiful. Buy it for the property tear it down and build a new one where you took that minute hike and got the wonderful view. If you're not going to do that like I said I would continue looking.
I would be concerned about the snow load on 2 flat roofs. It will definitely be a warm cabin giving you guys more room......and perhaps install a pitched roof?
In eastern Oklahoma we get sometimes maybe a foot of snow every 13,15 years one time, up there snow is measured in feet several storms, every winter. Gonna need a gabled roof for sure.😂
It's of little concern, Yellowknife usually only get a foot of snow in year, so the big accumulations that would overload the cabin are extra rare. Their annual record is just over 2 feet, and that was in 1957. in 2024, we're a bit shy of the record, at 68cm. The summer fire season is the biggest issue.
Two things that are red flags to me: 4 feet of snow over the winter and flat roofs, and paint over OSB is not going to last very long. Once the least little bit of moisture gets into OSB it turns to mulch.
Jay, I share the same concerns about the flat roof and of course the exposed OSB. You will need to get house wrap on top of the OSB and then exterior side panels...4 feet of snow is a lot of snow...can you fix the roof? The cabin seems quite tall...If you don't like the whole setup, how fast can you flip this lease along with the cabin? You are probably better off building from the ground up and planning access to the toilet from inside the cabin...🙂🥶🐻🐻🐻
The area looks amazing. The cabin needs a lot of work. Might be better to build one from scratch and use the current cabin as a shelter while building a new one. Otherwise, I love the videos. Keep it going. I look forward every week for the new video. Maybe a mid week video would be fun.

In contrast to what looks to me a disaster, your fabulous tents are 10 out of 10 but this cabin looks poorly built and is a 2 out of 10. The site looks perfect but I would build a new cabin perhaps an A frame with a good slope for snow. Then insulate so that you will be cozy in the winter with a minimum of fuel logs. I agree that it could be used while you build your proper cabin.
Nice piece of land. That flat roof with as much snow as you get would worry me. Especially when your running the stove and it starts melting that bottom layer and turning it to ice. It looks like from the ceiling at the 8:50 mark the roof may have leaked once before by the ceiling fan. Good luck, and may everything work out for the best.
Jay, I have strong reservations buying a cabin with a flat roof, where you expect heavy snowfall. Also, the foundation appeared to be floating with minimal anchors to the ground. I understand permafrost building, but that was a rock outcrop. That is like putting a house a skates and waiting for a heavy wind. I would take a hard pass on this property.
Great location. For the cabin, I would tear it down and rebuild it from scratch. It looks to be very poorly built. Flat roofs are terrible for snow loads in your area. I hope you factor that into the price.
Jay!!!! My wife and I have done 10 houses together!! 2 new construction log homes, 1 pre civil war cabin restoration and 7 others restoration, remodel and renovation!! This is wonderful!!!! You could put a slider window in the loft. You can do this!! I grew in a lake in Minnesota. You can learn a boat!! Bridge
You should look at at least 3 or 4 more properties before you make any decisions--just my opinion. Love the lake, but looks like gardening will be a no-go.
Well congrats if you get it but man if you are a really good handyman I would build one together not only you would know exactly how it is built but the memories you guys will always have. Good luck !

Good grief, camping channel, then cooking and now home improvement!!! Awesome man, look forward to the new content. I’d be very skeptical about painted plywood for an exterior. You can paint plywood all you want but it will fail and absorb water and swell/rot in a short amount of time. I’d never have a plywood exposed exterior. Even my trailer build that had a heavily painted plywood floor started swelling after a year and that was in a desert climate. I’d either wrap/side it or use some tongue/groove wood for an exterior.
Building a cabin on top of pallets is kind of suspect. You might as well just start over and build your own. If you want to make videos about fixing it up, I would watch them.

It is totally your call Jay. My wife found out about a cabin for sale in the Northwoods of Minnesota near her parents (now her sister’s) island cabin she went to every summer when she was a child. It needed more work than the one you’re looking at but the price was so low I told her not to delay if she had any interest at all. The seller was a guy she had a crush on when they were teenagers. People were pretty much lined up to buy it but her historical connection (and offering his full price) sealed the deal. We made it a beautiful little place and have spent the last 6 summers here. I also visit the cabin for two weeks each trip in the fall, winter and spring. I’m kind of surprised that I have ended up coming here more than she does. Yea snow loads and leaking on the flat roofs would also be my concern. Skirting and insulating the underside would be a big plus with new pony walls and insulation of course. Not sure how long a drive, boat ride or snow-machine ride from your home location, but makes a weekend so much fun.
Have to say Jay as someone from Southern Canada I'm jealous and if you get this cabin will be living vicariously through you. A cabbin in the untamed wildes of Canada's north is one of the most exciting and adventerous dreams we can have and you are (I suspect) going to be living that dream. Nice site but gotta say that it looks more like an attempted build of a tiny house than an actual cabin. As mentioned by others, flat roofs in a high snow area, is that a good idea? On the other hand I know you mentioned before that it can be hard to get land with permission to put a cabin on so if this enables you to pursue your dream then at the right price it would be worth going for. Maybe a chance to replace it and build your own custom designed cabin on the site? Use it as a shelter so you can go up for a few days at a time to work on the new build, would be my thought but a full build would be a lot of time and work unless you can build 24x7. Best of luck anyway in whatever you do decide to do.
That little section of wall between the two roofs that you climbed out of would be the perfect place for a few windows, it would definitely bring some more light into the loft area You could eventually build a long enough dock in front of the cabin and fish off the end of that, as well as keep your future boat on the side and the guests can have fun in the water since you said that the deep water starts almost at the shore. You just need to deal with the bedrock and really attach the dock foundations to it.
I say go !! The spot is just awesome !! The cabine can be fixed up in the future. And besides, imagine how much work it would be to start from zero building a cabine. You can enjoy it right now !!
Looks like a pretty cool spot, nice little cove where you beached the boats. Nice bonus that it's ice-road accessible, it's going to need a lot of supplies. I'd look into hiring a barge or something similar where you could ship up all the materials at once before winter. ;)

Dude! What a great opportunity! You've been dreaming of your own cabin for so long, and I doubt it will take long for you to make that place your own. You said that this is a fair price, for what you are getting, (Size, location, and condition included) so go for it!
I think this is a good compromise. If you had to build your own with land permits, electricity coming over there etc., it might be too much and burn you out. But having one already built but which is also a fixer-upper gives you plenty of projects and something to work on without overwhelming you. You could also add some decorative wood on the outside or decorative bricks to make it look more like a cabin and less like a gray box. Not that there is anything wrong that! But having a nice cabin with windows in the forest is gonna be a great experience. Rough camping is good but also sofas are nice too.
Would love to see you live your dream of owning a cabin this one looks like it’s a money pit. You’d probably be better off building your own or at the very least buying one that’s properly constructed.

My opinion is if the price is fair and it’s within your budget you should buy it. From watching all your videos you will get so much enjoyment from doing the work to make it your own and then adding some new adventures to your life that it’s a no brainer. BUY IT! 😂 I can already picture some of the new things you’ll be doing and can’t wait to watch the videos of it.
Watched your other video already so congratulations on the cabin. I'm a fan of metal panel siding, get a pontoon boat you can load up and it wouldn't take too long to do just screwing it in place over the existing OSB. The top access to the roof needs a big sliding window to go through, not a fan of the unscrew the panel to get out.
Tons of new experiences. Tons of new opportunities to learn new and important skills. Price is right. Needs work (that's a good thing.....). Lots of areas that need to be manicured and maintained (another good thing to make your own...). Curious about the surrounding land and neighbors. But barring some unforeseen strange wrinkle, I'd say go for it!
Go fit it. I myself would not buy it. The owners didn’t even try to clean it up before showing so, IMO they didn’t care or it is hiding more damage than what you can see on the surface.
getting building supplies out to do your projects? Guess it would depend on the cost of the cabin and property...seems like a lot of work to complete it properly to me...but yep it would be a great series finishing it .....a MUCH larger generator for sure is needed

What a beautiful spot! Fishing, boating, ice road access, that all sounds great. I would be concerned with the pilings supporting to cabin itself - it’s a lot of work to jack up a cabin to amend those. The other thing is the wood siding being OSB - it’s so bad with any moisture. That would concern me as it can really deform and deteriorate quickly. I’d think you’d need to be clearing the snow off of that roof as well in the winter. If you’re able to work away at a new structure using that as a base - that spot seems ideal. No matter what happens, I can’t wait to see what’s next.
Hi Jay, great spot, but if it were mine, I’d tear it down and start again. Salvage what I could,and I would keep it private, but maybe put a high level or roof deck so I could sit out and the the lake view. You need privacy given your visibility on RUclips. The building doesn’t compliment it’s surroundings at all, and it would be nice to clad the building. Great project, and right up your street. I wish you and Crystal good luck x

It will make a good option for longer stays but the roof definitely needs work, and I would put proper siding on it good luck from the UK

I think this is a good compromise. If you had to build your own with land permits, electricity coming over there etc., it might be too much and burn you out. But having one already built but which is also a fixer-upper gives you plenty of projects and something to work on without overwhelming you. You could also add some decorative wood on the outside or decorative bricks to make it look more like a cabin and less like a gray box. Not that there is anything wrong that! But having a nice cabin with windows in the forest is gonna be a great experience. Rough camping is good but also sofas are nice too.
What an opportunity. Lived in the Yukon for many years. Wish I had a place like this. I say grab the lease and buy it.

Would love to see you live your dream of owning a cabin this one looks like it’s a money pit. You’d probably be better off building your own or at the very least buying one that’s properly constructed.

My opinion is if the price is fair and it’s within your budget you should buy it. From watching all your videos you will get so much enjoyment from doing the work to make it your own and then adding some new adventures to your life that it’s a no brainer. BUY IT! 😂

Watched your other video already so congratulations on the cabin. I'm a fan of metal panel siding, get a pontoon boat you can load up and it wouldn't take too long to do just screwing it in place over the existing OSB. The top access to the roof needs a big sliding window to go through, not a fan of the unscrew the panel to get out.
Tons of new experiences. Tons of new opportunities to learn new and important skills. Price is right. Needs work (that's a good thing.....). Lots of areas that need to be manicured and maintained (another good thing to make your own...). Curious about the surrounding land and neighbors.
But barring some unforeseen strange wrinkle, I'd say go for it!
Go fit it. I myself would not buy it. The owners didn’t even try to clean it up before showing so, IMO they didn’t care or it is hiding more damage than what you can see on the surface.
getting building supplies out to do your projects? Guess it would depend on the cost of the cabin and property...seems like a lot of work to complete it properly to me...but yep it would be a great series finishing it .....a MUCH larger generator for sure is needed

What a beautiful spot! Fishing, boating, ice road access, that all sounds great. I would be concerned with the pilings supporting to cabin itself - it’s a lot of work to jack up a cabin to amend those. The other thing is the wood siding being OSB - it’s so bad with any moisture. That would concern me as it can really deform and deteriorate quickly. I’d think you’d need to be clearing the snow off of that roof as well in the winter.
If you’re able to work away at a new structure using that as a base - that spot seems ideal.
No matter what happens, I can’t wait to see what’s next.
The inside looks better than the outside, she's not going to win a beauty contest but if you can get it for a steal go for it !
Hi Jay, great spot, but if it were mine, I’d tear it down and start again. Salvage what I could,and I would keep it private, but maybe put a high level or roof deck so I could sit out and the the lake view. You need privacy given your visibility on RUclips. The building doesn’t compliment it’s surroundings at all, and it would be nice to clad the building. Great project, and right up your street. I wish you and Crystal good luck x
