    I love your channel Mr. Coons....I wanted to ask a question....can I write in a seperate clause that escrow are forbidden unless approved by a third party? Is it legal??

      If the clause is not supported by law then it would not be enforceable.

    OMG!!! I am so glad you mentioned that you look in the tenants car. I always tell my property manager to look in what condition their car is in, that is so telling!

    The unit will rent at market value regardless if the tenant has a pet or not. So by having a tenant with a pet, you can only get a pet deposit and that doesn't nearly cover the headaches and problems and disagreements at the end of the lease regarding pet caused damages!
    Imagine what a cat can do when their urine soaks past the carpet, the padding and into the subflooring! You not only have to get rid of the carpet and pading, you will have to treat the subflooring and that more than likely will not get the urine smell completely out! I've seen this happen and it is not something you want to deal with!!!
    Nope - pets are an absolute no go and should be avoided!

      I’ve seen where ppl pay a monthly pet deposit for having one and don’t do carpet get tile or something

    ?? Can you have the Rent payment connected to the tenants credit card?
    Either have the rent every month paid by the card or if late the rent defaults to card??

    What if a landlord advertised a rent-ready property yet after approval of the applicant landlord stated there will be delays to replace windows?

      In addition, many Oregon property management companies' and landlords lack education on several areas such as Protected Classes, examples I have run into are the source of income, domestic violence victims, and survivors who have had financial abuse. Legal documents that are acceptable by law such as Offer Agreement letters.

    People cars or shoes should not make you not rent to them you could’ve caught them on a bad day or whatever the case maybe yes you have to be judgmental but I don’t agree with tht still knowledge in this video tho.
