    I want a single wide mobile home, no more than 1000sf. The traditional homes of today are just to expensive and I don’t want to be house poor, giving my whole check to bills is not a good feeling. Keep the videos coming I really enjoy you two😊 God Bless your family

    Manufactured-home construction 'codes' were massively overhauled and enforced by HUD beginning in the mid 1970's.These new construction rules began the process of bringing manufactured homes to a better/safer standard. Prior to 1976 manufactured homes were built to widely piecemeal standards or local codes; sometimes mobile home quality was good, too often not.
    I'm no fan of heavy handed GOV regulation, however HUD's intervention into manufactured home construction standards probably saved the industry from ultimate failure. In fact since 1976 manufactured homes often lead the way in terms of energy efficiency, fire safety, water vapor control and indoor air quality.
    Appreciation VS depreciation topic. My sense is that a brand new manufactured home, whether placed on land or in a 'park', would be difficult to justify as a wise 'investment' if intended for quick profit resale. However we all need a place to live and call home; it's much easier to make the case that lower monthly cost (smaller loan payments, lower energy bills, less property tax, etc), all need to be part of any home 'investment' discussion.

    Have you ever heard Dave Ramsey's opinion(myths) about manufactured homes? He is very arrogant/mean about it. He is definitely spreading myths about these types of homes which is very frustrating.

      I actually just watched one of his videos. He speaks very negatively about manufactured homes and seems uninformed about them as well.

      Yeah dave ramsey is arrogant and mean! Dave ramsey you are not going to take your home with you when you pass away!

      Yeah, I like Dave Ramsey and he really gives good advice on most things, which is why I don't buy things unless I have the cash for them. His financial lessons are gold. But there are some things that he says that I don't agree with either. And what he says about manufactured homes is one of them. Sure they may not go up in value like stick built does, but over time you save so much money not having to pay interest for 20-30 years. After all that interest is paid, you may not even get back close to what you paid when you sell the place, which means that you lost money on your stick built home.

    I chose to live in a double wide because of a few things. One was I wanted a home
    outside of a city or town and on a couple acres. So, I bought a 5 acre lot
    on a dead end street. I made sure it was a dead end so I would never
    have to deal with truck traffic.
    The second thing is that I did not want to be saddled with a gigantic property
    tax bill each year and mobil homes tend to command lower assessed values.
    The third thing was cost. I looked at the site built houses and either they were
    older and in need of repairs or insanely expensive with the associated high property taxes.
    When I bought my land I was envisioning being able to retire and I did not want
    to be 'house poor'. A mobil home offered an alternative that was affordable
    for the long term especially when considering taxes and fees associated with
    home ownership. A good example. My friend owns a site built house 3 miles from me
    and his combined property taxes are almost $4,000 a year. Mine are just under $1,100
    a year. That extra $2900 he pays a year would really impact my cash flow when retired.
    His mortgage payment is literally twice what mine is.

    My husband was in the army and we ended up living in a tent with our 2 kids in the middle of summer for a few months, it was deff hard times and nobody ever thinks it would happen when your in the military but It did. Just to expensive where we were stationed (d.c) deff made us stronger 11 years later. We are eking our 3500 7 bedroom house and moving from idaho to kentucky to buy a mobile home (1200 sq ft) on land! I'm excited to I was afraid of the tornado thing thanks for clearing it up! I was raised in a mobile home so I know most myths to be false but I wasnt raised in one around tornados lol

    Where I live banks will not finance a single wide mobile home but will finance a manufactured home that’s placed on a foundation which are usually double wides.

    I just bought my retirement mobile home the beginning of this month in Northern Michigan. It's got a few acres surrounded by woods and a great 2 stall garage/pole barn(with cement floors and I could fit 4 cars in it) with garage door openers, mercury lights, 100 amp breaker box for the garage alone and also a work bench, storage shelves, cabinets and a utility sink with water! It's a 1989 14x70 2 bed 1 bath and in great condition(does need to be washed) with a newer metal roof, 100 sf entrance room, open deck, new replacement windows, central air, furnace was new in 2017, new water heater beginning of this year. The tub was removed and a new shower with seating was installed a few years ago, looks just like new. An older man lived there and his brother(who had been updating things for the brother who lived in the home over the years) had to place him in a nursing home, so it was even furnished(refer and stove and built in dishwasher all less than 2 yrs old)! I'm using it as a secondary right now, and my son/daughter in law are going to sell their home and buy my house when I retire. The skirting on the mobile will need to be replaced, which is fine, as I was able to get it cheaper. I was already approved by Ditech, who lends on mobile homes, but ended up going land contract with 5% interest and my closing cost was $35.(I did have a large down payment(very small monthly payments) and will pay it off when I retire in about 2 yrs.) I love the fact that everything is on one floor! No more cleaning 3 floors (of mostly unused rooms) in a house! My property taxes will also be much cheaper. And no more water/sewer bills(has a 5 inch well with submer. pump) water tested, came back great and the seller also had the septic cleaned before closing. I'm looking forward to a relaxing retirement in my little cozy mobily! I never saw myself in an rv, as I'm a nester and wouldn't want to travel all the time. You're right through, mobile homes get a bad rap. Like any home, if taken care of, they can last a lifetime! It'll be fun to watch your family work on and flourish in your new place! Subbed!

    A huge area in our town recently burned so many homes that people now are scrambling to find affordable housing pushing some people into considering buying a manufactured home.

    I had issues the first time listed (laziness of the realtor) My manufactured home just sold 3 days after being relisted. It was the subject of multiple offers as well. We got full asking and to be honest the inside looks and feels like a site built with the improvements I’ve made while living here...I am looking for a new house in my new city and I don’t bother looking at site built.

      And I bought another manufactured home! Ten acres, two sheds, a barn- fenced and cross fenced! Love it!!!! I’m working on the inside right now because the outside is perfect (inside is totally livable, just not my taste, lol)

    Hahahaha my grandparents were pretty well off compared to many people today, and they always lived in mobile homes. The first one was an enormous '79ish Fleetwood double wide. It had a family room, home office space, three bedrooms, and a master bath with a big tub. It had yellow metal lap siding and aluminum windows, and the outside pretty much looked like most ordinary ranch homes built at that time. No one ever thought about their home as being only fit for "poor people." But this was in the Pacific Northwest, and manufactured homes are really popular out there in the smaller towns and rural areas.

    The options for financing are very good if doing a land/home package. I’m in a park and mine were more limited. I was told by lenders that if I had land, they could finance (or refinance). Love your videos! Where could I find an above ground storm shelter, do you know?

      Cubby Levi, thanks for posting! Yes, it's true that it's easier to finance a mobile home that is, or is going to be, attached to land already owned. It really just comes down to the lender. In my experience I've met lenders that will not have anything to do with mobile homes, whereas I've met lenders with rural banks that have no problem lending on them. Regarding storm shelters, you can buy above ground shelters at Lowe's and Home Depot now, though they'll be more expensive than if you bought from a local dealer. Just search online for storm shelter dealers around where you live. Above ground usually require a concrete footing of some sort to attach to, and if it's going to be exposed to weather make sure it's coated and water tight with good ventilation. Thanks for posting!

      can u buy land and a mobile with a loan? i think it would be cheaper to buy the mobile home and land opposed to paying lot rent? idk i just started researching, i appreciate ur feedback ❤️

      Petra Collins that is what I found banks would loan for..land/home. Just placement in a park requires special financing.

    Started wat hing some mobile home vids. I won't be able to ever really retire, or stay in MN, taxes will kill ya in a socialist state. I have access eventually to a relative's acreage with utilities I can place a mobile home on. I know very little about mobile homes ... starting to do some research.

    My friend and I live in a 1971 Parkwood Mobile Home!!! It is old, it is dated, and slowly (because she is on a fixed income and I am partly disabled) we have been working on it has we can!! The mobile home was in rough shape when we moved in!! It was missing light fixtures, all over the house, and the vintage electric (built around the late 1970s) stove didn't even work, heck it didn't even have a range hood on the wall, there was just a live electric wire sticking out of the wall where it used to be, since then I have installed a new range hood, that believe it or not I found in a pile of scrap metal I was asked to take to the scrap yard, and we have a stove we bought from a friend for $100 that works amazing though needed to be plumbed for gas to feed it!! I have even added a converted fluorescent shop light into the hallway that NOW runs LED strip lighting to brighten up the long narrow hall. I have started remodeling the utility room and the bath room, and I have build a new custom bathroom vanity for it has well!! In the utility room we have a new water heater, and I built a large walk in closet, re insulated the one outside wall an added sheet rock to its three interior walls!! It looks fantastic!! The very fist thing we did to the place was to paint the paneled ceiling as it was so insanely dark in the house it was like living in a dungeon. Her and I are best friends, and though we don't have a lot going for us, we constantly joke around, and try not to take too much seriously and when we work on projects together, we try to constantly have fun with it, even if it is just being "goofy" which most people around us, don't seem to understand us at first!! After all we insult each other, call each other names, and we at times even scream at each other BUT THIS IS A PLOY has we are actually just screwing around like a couple of little kids, and even our own family at times thinks we are being serious when we are not, BUT mainly we do this because we were BOTH in formerly abusive relationships and to us it is an "inside joke" that nobody can quite figure out about either of us!! After all at the end of the day there is nothing she wouldn't do for me, and there isn't anything I wouldn't do for her, and to her and I it is funny has anything to scream bad words at each other call each other names in front of ANYBODY LISTENING, then look at each other and smile KNOWING WE ARE BOTH JUST SCREWING AROUND WITH EACH OTHER!!! What can I say we talk about EVERYTHING very much literally and her and I has I have already said ARE BEST FRIENDS!! So the last thing in the world is that we take each other totally serious most of the time, unless it matters!! And she allows me too, to "play" with the house at times!! I have built a custom screen door for the front door, an I had to build a custom door for my man cave/ office space! I have also built a bunch of other things like stands, desks, shelves and the bathroom vanity and walk in closet, and all she has to do is ask, and I will fix it or build it and she knows this about me!!! In the end our friendship confuses a lot of people, as at times we sound like an old married couple (like that on the Marriage Counselor episode of the old Andy Griffith Show) BUT the reality is we play around like a couple of school aged children where she calls me fat and ugly, and I pull her hair and tell her she is stupid when we both know it is NOT TRUE!! And then laugh about it!!
    In all you have to have fun and her and I make our own kind of fun!! And recently I think her oldest son finally caught on to our game!! Because he said to us, "You guys don't have any drama in your lives do you?" and when we told him "no because we are always screwing around with each other!" he just looked at us in a way that I think he finally realized our philosophy which is "life is too short to be serious about things ALL the time!"!!!
    And she allows me to indulge myself too, by allowing me to buy tools to make our lives more "easy"! In fact about 7 years ago I had a job come in (I am self employed sort of) that was going to pay well and I used the money to build a HTPC (Home Theater Personal Computer) which has freed up a lot of space in our house, from my massive video tape collection that was four bookshelves big!! And it also got rid of most of my music collection too, as it all now fits in a box the size of a standard desktop computer!! I NOW have a small wood working shop and I have new tools I have never owned before that allows me to build and repair anything she wants done!! I have never known anybody that has tried to make my life "simple" and she does it in spades!! But to this the goal is to make everything that once fit in a three bed room, two living room house NOW fit into a 12 by 60 foot mobile home!! And purging things is only part of the problem's solution!! In our end game we have added storage to a home that just DID NOT HAVE IT to begin with! And other mods I have done to our home includes a number of tasteful "built in" shelves, and hidden storage areas. And she continues to tell me that she is glad that her and I met, and that she finally is "happy" with a person in her life like me, that no matter what I am always here for her!! And I feel the same way about her!!! And our home though far from perfect, is warm, safe and a joy to spend time at!!

Living in a smaller home has its challenges but can be a great experience with somebody that is also willing to work with you and share the journey of life with you!! And for me and my friend we have been hanging out together for almost 20 years now, and it just works for us!!

    We're buying a mobile home now we have a 1600 sqft house 4 bedrooms and the only bathroom is upstairs our son is getting this house he needs the space for his family and we're getting a a home with everything on one level it even has a ramp already... I do have to say though we asked a great many bavks some local some big name and they all said no because it could be be moved and you could run off with it.... But don't be discouraged we did find 2 lenders one is paet of the mobile home park selling their homes directly it's called "Source One" I know they're not just a local lender so look them up and the other is a local bank....     We live in a beautiful park, we have so many professionals that are able to afford to have one parent stay home with their children. Very safe, nice older and new homes. The exteriors
    and gardens beautifully well kept. Yes, the park has rules for the care and up keep like a HOA but that is another thing we love about being in a park. There is a sense of community
    that we didn't see in our "traditional" site build home development. We worked all the time and so did our neighbors to pay bills. Not the case for everyone I'm sure, but the financial freedom we have has taken the weight off our shoulders. Loving life and the time to enjoy it!

    hello thanks for the info i have never heard these things about mobile homes before . great to know that they are false.. i want to buy one but my credit is bad so i am looking for a used one to remodel and make it my own i live in NY we only get snow here but thanks i feel better about getting a home now.

    We chose to live in a single-wide mobile home and love it. We bought a used one to fix up! It is always assumed that this is all we can afford and this isn't true at all. Thank you for these videos!!!!! It's our choice and we're happy! Also, I've found some really nice kitchens in mobile homes vs some site built homes.

    i live in maine where they do not need to be anchored, but my roof does have a 40 psf snow load because well, we get snow. lol.

    I prefer my mobile home in a senior community way over an apartment or a condo. I have my own space to grow flowers. A carport attached. Neighbors who drive golf carts or scooters or bikes and a clubhouse with amenities. No one is attached to me. Old fashioned neighborhood single home community. People know, talk and help each other.

    My hubby and I bought a mobile home about 15 years ago. I loved the home- it was so open and full of light. By living there, we were able to bring me home so I could be with our babies. Was a great decision for us then and I would absolutely recommend a mobile home for those who want to save money, have a beautiful home and simplify their lives. Think "original tiny house" if that helps! (Though some MHs are HUGE!)

    Thank you enjoyed your video. We just purchased a mobile home in Palm Springs California. And absolutely love it. I've owned condos in the past and single family homes , I must say we have been the happiest here, than any of my condos I had in the past.

    I've been strongly thinking about a mobile home myself. I would love to get something bigger than the home I have plus actually have some yard instead of living on top of my neighbors. You can get a manufactured or modular home at 1/3 of the cost of what you get a site built home at and have some space between properties. It's a good way of saving money.

      I can tell how frustrated he gets with these myths.LOL I love how he busts them and let us know that they are untrue. Makes me feel better cause we have all heard all of those myths many times about mobile homes.

      I live in Michigan and bought manufactured home 29 years ago. It's a 16 by 80 single wide. Vinyl-sided shingled roof. Over the years I have made many changes like you would with any home. New roof replacement windows three-season porch. New doors and rain gutters. I do love in a manufacturer housing community. Which is maintained very well. I chose to buy a manufactured home. Completely happy.

    If you are interested in financing a mobile home DO NOT go with a company called Ditech. Run away!

      I have been with Ditech for 20 years and have refinanced several times over the years and they are GREAT!!!!
