I knew the Mandarin was going to be #1 before I clicked on the video, I agree with your picks, although I would have added the St. Regis Residences Miami on there. Especially the A and B lines. Great video, thanks!
Glad to hear you agree with the picks! The Mandarin definitely stands out for its luxury and unique offerings. St. Regis Residences Miami is a fantastic option too-especially the A and B lines, as you mentioned. It was definitely a tough call narrowing down the list. Thanks for watching and sharing your thoughts!
Great overview as usual, David. Question: If someone wants to purchase one of these homes and make it their primary residence (living in it for 20-30 years) can you talk about what we’re looking at as far as increases to HOA fees, assessments, insurance, etc over that time period? Especially given the geo-technical challenges of the region (sea level, storms, infrastructure). This topic could be an idea for another video.
Thanks so much for the feedback! That’s a great question, and it’s definitely something worth considering for long-term ownership. HOA fees, assessments, and insurance costs will likely increase over time, especially in areas with geo-technical challenges like sea level rise and storm risks. These factors, along with infrastructure developments, can lead to higher costs, but it varies by building and location. I’ll definitely dive deeper into this topic in a future video-it’s a crucial part of the conversation for anyone thinking about long-term living in South Florida. Appreciate the suggestion!
An independent review video of the 93 Ocean project, now called 'Ocean House,' is coming up soon, so stay tuned for more details! And yes, Arquitectonica is still involved in the project. Keep an eye out for the review!

What do you think about The Crosby Miami?
What no Bentley Residences? You forgot the very best.
What is happening with 93 Ocean in Surfside? Is Arquitectonica out of the project?
