  • Miami Pre-Construction Condos - The Ugly Truth! 🗞
    Whenever a new Miami condo is announced terms such as “LUXURIOUS” or “THE BEST” are often casually thrown around.
    Buyers are therefore left in a state of uncertainty, wondering what to focus on when everything seems to be described as great.
    There are some questionable activities happening in the Miami pre-construction condo market. Realtors, who are supposed to have their buyer’s best interest in mind, are often not seeing the red flags. They might ignore them or quite simply lack the experience to even notice them.
    There is some ugly truth to the real estate business we want to make you aware of so you know you have someone who warns you and who has your back. Below we go into the more troublesome aspects of the market, which are very rarely talked about.

    I live in Australia.
    ( Gold Coast )
    So many building firms have gone
    under in the past few years.
    Established names 50 years plus
    Gone.
    It's accelerating at a remarkable pace.
    48 % of new builds have serious defects.
    Our once Great construction reputation
    is Toast.
    Greed is destroying integrity in
    all facets of development.

    I have not met David yet, but I truly believe he would be a valued advisor in the purchase of my condo- It comes across so clearly in his videos- I've watch several of them- a real straight shooter.

    Nowadays, you place a high importance on construction quality. Thanks to my experience in Dubai, I am sure that the luxury of apartments is not synonymous with a decent condominium assembly.

      I absolutely agree, however things are far better in Sunny Isles. Dezer Development demonstrated this with instances such as the Trump Towers and, in particular, the Porsche Design Tower

      @@user-ti7us2bl7b Yes, they constructed the Porsche design tower using the house-in-the-sky concept. So you don't have to meet anybody else again - just you and your car, standing next to the flat with a balcony the size of a garden.

      @@user-ti7us2bl7b Specifically, the Porsche design tower stands out owing to its outstanding reputation and reduced price compared to the still-unfinished condominiums. Furthermore, Dezer Development is now developing a similar Bentley Tower not far away, therefore I believe Porsche's low costs will swiftly catch up with competition in 3-4 years.

    Great video. I find it very interesting that Mr. Siddons has never “pushed” or touted the Aston Martin building in Miami. I think that speaks volumes. It looks beautiful from the outside and my understanding is the building has been selling well, but one does wonder how it will hold up in the years to come.
    I am not in the real estate industry and am just making an observation.

      I saw the layout of this building and I was put off by the floorplan alone. I'm an architectural designer and can spot issues most don't notice

    Is it common for developers to include a clause in contracts allowing for an increase in the price of pre-construction condos by up to a certain percentage if material costs rise during construction, despite a previously agreed-upon price?

      i Seva. It is NOT normal for developers to increase prices once you are in contract!! If you agree to buy a product at a set price then this price should be held to. I have sold Condos for over 15 years and never once had a developer increase the price with my clients. I would never allow it.

    Technology is fast and miami usually is the first for everything. Solar panels are usually big black panels on the roof. I wonder if there are any condos with solar windows to save substantially on HOA fees? Or what's the closest you have seen so far?

    There is something so breathtaking about these apartments. However, the cost of flats there is very exorbitant, given that it won't be operational for another two to three years.

      It is, indeed. As a result, there is a high demand for luxury condominiums, but only for finished developments. Take Dezer Development's infamous Porsche Design Tower, for instance. While most of the units have been nearly entirely sold out throughout the years, some are still available.

      Personally, I think the demand is more of a reason to admire it than the price. It is a testament to the excellence when practically every item is sold out, even among celebrities like Lionel Messi.
