For the hanging chair inside, you could paint the base white and it would blend in nice with the white walls instead of hooking it to the ceiling or temporarily! Your house has come such a long way, congrats!

The stick and peel tile might not be so safe at the fire place as the heat can release toxic chemicals out. Of course if you bought special heat resistant ones or if your fire place is not in use that should be fine.

I was looking at houses last month for my first home purchase. There were so many older houses that I liked and saw potential in. I had your renovations in mind as a reminder that you can make a house look much better, but I don’t have Tara money. Decided to just go for a new build because it was only 10k more than the other houses that needed work. So excited to have the house be completed and move in next month! 😁

You should make a story time talk about how you got a home so young! It would definitely be helpful to hear your story about the process of buying a home and talking about loans/ mortgages. I’m a fellow young adult that wants to get a home one day just like you ! ❤️
I bought my home at 28 and lemme tell ya, it was honest to god easier than apartment renting ever was. Especially if you have good credit and you get pre-approved before you start looking it was SO much easier than I ever thought. Spooky easy. The biggest things are making sure you have all your documents you need and having a really good feel for the market before you buy. And don't take out other loans or big purchases before you sign! I watched the market for honestly about 6 months(I wasn't in a hurry) before I shopped and it was so helpful because I knew realistically what I could afford and where. Doing that and working with a broker that could breakdown the potential numbers for me and get me pre-approved made the process really easy. Course it will depend on how hot the market is near you. Just make sure you have a really good emergency budget, even for a new build because new builds go up super quick these days and it's not uncommon to hear about shoddy work, foundation issues, stuff being installed wrong, etc. Don't depend on a home warranty, especially with older homes because those companies are in the business of making money not saving you money so they do what they can to not have to do repairs- or they do cheap work, install cheap things or do the bare minimum. For repairs and renovations find good contractors vs large companies with a ton of overhead, especially for things like pluming and hvac. Anywhere that offers financing is going to be way more expensive usually than those who don't. And remember that unless something is a fire hazard, leaking, moldy, otherwise dangerous it all doesn't have to be done at once. My rule of thumb was to give it a good 3-6 months because things that bothered you when you were home shopping might not bother you after settling in (and paying bills/repairing important things!). Don't take out the max loans the bank offers just because they offer it; remember you'll need to afford this long term, through job losses, you might get sick or hurt and not be able to work, might need to buy a new car or who knows what other emergency and you don't want to be house poor, might want to switch careers or jobs and your income may change. Ya don't wanna be house poor. Get it inspected(usually required) and read through the report yourself. Pay attention to all the little things, like do they outlets work? Test the heat and the air. How old are the appliances, especially big ticket ones- your realtor should know and you can double check, usually the year will be on the water heater. They'll likely tell you don't worry, home warranty, but warranties have pre-existing conditions that will exclude you from coverage and usually older appliances will meet those exclusions. Windows, roof, all that is so important besides just what color are the floors and cabinets. Is the area around the home built up or might there be a ton of construction for ages? How are the neighbors- drive by at different times of the day, week. Sometimes realtors might purposefully try to show you a home at a particular day or time to avoid things like seeing sketchy neighbors, maybe when it's not hot so you don't notice the HVAC hardly works, or early in the day when the neighborhood itself isn't as sketchy- or at a time when there is no traffic so you don't think about how terrible your commute might be. Oh, and test out your commute and don't base it on what the realtor says or how it is on the weekend/night! You can stalk your GPS and put in your commute at different times of day from point A to B to see. Sometimes it's helpful to notice the state of the homes around you, especially if in an HOA or condo because good indication of how good the HOA is. My dad always told me to look at the kinds of cars in the neighborhood, are the all super trashy? Can sometimes be an indication of how the neighborhood is. Look on crimemapping.com and view the crime history of the area, you can go back quite a ways. Are there good internet providers in the area or is there just one terrible on with a monopoly? Of course schools/future schools if needed. All in all probably took a few weeks working with the broker and getting pre-approved then once I got a realtor literally took 3 days to buy a place and make an offer! Then once you buy paying mortgage is basically just like paying rent, but to a loan servicer. Hope that helps! Since I recently went through this too hoped it might help someone. Sorry for the essay lol! But I think a lot of younger people would be surprised how easy the process itself can be, once you have the money saved and all so I like to share my experience with that!

I work as a residential design and sales consultant for a flooring company! An option for your main bath if you want something more cost effective could be a sheet vinyl in a cool pattern! Let have a lot of very unique options now, at least in Canada lol
I am with you about the carpets. I have 1 carpet in our home. It's in the living room. My husband is a contractor. He loves it!! I hate it. We have 2 dogs 2 cats. Needless to say he doesn't clean it, I do. I want hardwood. I will get my way!!!
