For your master bath, if you're still thinking of switch the layout up...maybe play around with the idea of the shower being along the whole back wall? then for door placement you can choose whether to put the sink and toilet to the left wall or the right wall. 😊 Just a thought!

Which means she would have to demolish and rebuild the wall between bathroom and bedroom to accommodate the sliding door. Otherwise the sliding door would clash with her TV when it is open. Based on the dimensions of her bathroom, it doesn't seem long enough on either back or left/right to accommodate bathtub, WC and wash basin on the same elevation.
What if you did a sliding door for your master bath to save the space of a door swing? I LOVE this!!!! So happy for you. Best of luck for this chapter in your life. If anyone deserves this it is you!!!
We had glass railings at our last house and I swore I would NEVER have them again! What a nightmare.....they just were always dirty. And I don’t mean with just fingerprints and smudges. Every speck of dust in your house will show, especially with the amount of light you have coming through your windows. Sooo...just my 2 cents! I love everything else 😊
Something to think about with glass railing- it changes the acoustics of the space. If you want to talk to people in your living room from up in the dining room area you’ll need to yell or walk over to railing for them to hear you. My parents had a glass railing around their pool, we called it the cone of silence, it kinda sucked not to mention cleaning issues
i would say do glass railing only on the kitchen bit looking over the sitting room cuz that will make the kitchen space feel more open but do iron railings up the stairs so there’s not as much to keep clean and not as expensive ? that would be my advice seeing as you love the glass ❤️❤️ love you so excited for the house hehehe
With the snow I’d HIGHLY recommend tiling the floors in the entryways. We did hardwood and ended up ripping it up in the entryways because the moisture destroyed them over time
Love the guest bathroom idea. HOWEVER, I would really suggest adding a shower to that room as well. Maybe just add a glass panel in from of the tub and a rain shower head in the ceiling? You don’t want your guests to have to use your shower. And resale value too.
The black trim in the living room looks SOOO GOOD as well as the black railing. I know you don’t plan on having guests often, but what if they don’t want to take a bath and prefer a shower? I do like the tub idea though. Looks so nice under the window
TARRRAAA!! you should definitely get a - 4 seater person hot tub, (or something around that) - a smallish gazebo with one egg chair inside and a small outdoor couch, and small table... THIS WOULD BE SO CUTE
Hey Tara! So I went to school and studied interior design so hopefully that gives me some credibility for advice here lol! But when you’re deciding on 2 options for your home think of how if you’re friends or family came to your house, would they say “oh that’s cool” or “oh that is so you”? Also consider how you would feel seeing it every single day. Personally I think statement pieces such as the black flooring in the bathroom or the statement marble top in your bathroom, would be awesome. You have to ask yourself if you would think that would make you have a little dance of happiness in your head everytime you see it. As for the glass or the black iron railing, black iron is more practical AND it very aesthetically pleasing next to the black window trim! Have so much fun working on your home, it’s gonna be amazing bc it’s YOUR taste!
I know you had mentioned the upstairs is going to be the guest area, because of this you may want to add a shower and not just a tub up there! Absolutely love your style :) so excited for all the reno videos!

I think you should for sure do the statement stone in the downstairs bathroom! it's STUNNING! Also think you should tile the entryway, maybe use the same material in the basement to be cost effective/tie the two floors together.
I love the statement vanity in the bathroom idea! Make the rest of the look clean and crisp and get a pattern you're in love with, you won't regret it and your guests will be mesmerized ✨

I definitely agree about the glass-it would be super hard to maintain and I think you would regret it because it looks good in the picture but it would be super hard to maintain IRL
I love the idea of bringing the stone or cement inside in the living room. I think with how you photoshopped your room plan it’s going to look so pretty with the natural light!
These mock ups are beautiful! Are you planning just a tub in the guest bath? If someone is staying with you it would end up being quite a hike from the upper level of the house where the guest room is, all the way to the basement level to take a shower and then back up again with their stuff.
@@inspire24x if I understood correctly, the basement bathroom is the one she wants the statement marble in and it only has the floating vanity and the toilet. The bathtub is going in the guest bathroom on the upper level where the guest bedroom is. And then the master bath is the one she’s not sure about moving the shower in.

The black iron railing would be perfect. Not only does it look great with everything else and is less maintenance, but it's cheaper and easier to install. Absolutely nothing stopping you from installing the glass in a couple years if you change your mind.

Since you're remodeling your whole kitchen, might I suggest pull out drawers for your pots and pans in your cabinets, it make it so easier to grab and store items. Oh and cabinet lighting.
Why don’t you change the layout of your bathroom to the following: Put the shower facing the door , the vanity mirror on the left where you put it but linger (till the edge of the shower ) and the toilet to the right under the window . That way you can have more space around you and longer counter top . 🤷🏽♂️
Tara how about black trim on the railing with the clear glass (best of both worlds) know you said it screams finger prints but honestly I think you would love the look !
