Make a gym room instead of a guest bedroom if you're not going to have guests over often. They can sleep on a sofa bed or something. Don't waste your potential living space on hypothetical visitors, you could run on your treadmill with sunlight instead of in that dark laundry room.
Agreed. Especially during a pandemic! You could always do a high end sofa bed in one room or some sort of storable wall bed (murphy bed) or day bed. Alternatively, you could get one of those newer collapsible/storable treadmills. Good luck! The light is beautiful in your new home, congratulations!

My friend owned a townhouse like this that I lived with her in for a years. It’s crazy how similar it is. Just a hint so you don’t make the same mistake she did. Don’t store anything in cardboard boxes in the crawl space. Use a thick plastic bin. Getting out a box winter clothes led to a discovery of rats that chewed thru the boxes and made the clothes their nest.

Also, Tara has a right to privacy, be lucky she shares this much of her life with us at all, she does not need to be as personal as she is. Do not take advantage of her being an open person by making her feel unsafe in her own home. Shame on anyone who is trying to ruin her happiness by exposing her
I would consider doing a yoga studio/ gym on the top floor as there is a lot of light. Maybe put an elliptical machine. Basement may be not too motivational to work out
Those windows and living room would have sold me too!! You might want to consider moving your washer and dryer to the closet in the office. It will give you more room in the basement for a gym area and less lugging of clothes up and down stairs.

for that balcony off the dining room that leads down to living room i think some big glass panels would look so so nice and make the space more open, zoe sugg has a similar layout with the glass panels and it’s so beautiful i really hope you consider it
If its possible, you definitely need to put in a laundry shoot since your bedroom is far from the laundry! even though my house is small its been a total game changer for us!

have you thought about donating all the doors and cabinets that are still in good condition to habitat for humanity or something like that instead of just throwing them out.
I love it when the main door is a bold color other than white or beige! and those high ceiling and the view from upstairs through the staircase is incredible!

I am obsessed, it is so unique. The way the rooms are built off of the stairs makes it feel like a mini castle or something. That office space will be so cool, the whole house has so much charm and mystery! The balconies inside to show off the views of the living room windows are amazing. I wouldn't be surprised if you found secret rooms, this place is so cool.

Once you are living there the crawlspace won't creep you out so much. That is an awesome storage space it won't take away space elsewhere in the house. Good luck with your remodeling.
I would even consider glass railings along the edges of the walls and then have the black iron along the rest of the stair cases to make the space feel more open and less stripy, the iron might be too much for the openness of the space but overall love it!!!
In your office closet, make yourself a coffee bar! With a beautiful counter and mini fridge. You could have a small sink and a couple of cups so you can do your coffee here when you need to and you can clean your cups and mugs without carting everything up and down every time!
We don't have houses with layouts like this in my town so this is very interesting to see. The house is beautiful! I really love the windows in every room. I can't wait to see the finished house!

That guest room would've been such a great space to renovate it as a master room. Knocking down the bathroom wall and closing the entrance from the other side.

We also have a crawlspace. When I renovated the laundry room/office/craft room, with access to garage. We moved the furnace to the crawl space, yes they can do that and went with a tankless Hot water system which is also in crawl space. We needed minimal ductwork change. It made a huge difference in making the living space so much more inviting. So very worth it.
You should look into selling any scraps, like the stove, the cabinets, doors, trim, etc. A lot of people like to reuse and recycle these in their own renovations and it just helps keep it out of the landfill :)
Here in US we have Habitat for Humanity locations for donations, folks can literally save money shopping there for what they need. And as u stated cuts down on waste👍❤️🌴
🏡 Tara, I don’t know if in Canada there are construction regulations that allow it, but in the USA you can dig out those crawl spaces, put some steps and make a complete usable space out of it. We did it in our house and made a game room. You could have a gym there!! Ps. SOOO excited for the renovation videos 😍😍😍
YES! This is kinda related to my comment. I feel like there’s so much dead space there because of the utility stuff and the L-shape layout. She should be patient with the basement because it’s a totally separate area of the house and can be closed off to keep renovating even when the rest is done. I know she didn’t love living in the LA house through the renovation but that’s cuz it was all up in her space. If she could do something cool down there, even if it took more time or more saving up first to do it right, I think she should! That way she can make an aesthetic treadmill area she will love instead of it being next to her laundry machines. I definitely work out more often in a cuter place.

You can lay some vinyl flooring in the crawl space and board the sides! It would be perfect place to store thing and making it a clean and neat place will tie it all together

I'm from San Francisco and think the homes you're referring to are Victorian homes. They're gorgeous and many have a ton of unique period details! I'd say they tend to have less stairs than Tara's new space though lol
Congrats! I love the house! I would suggest making the guest bedroom yours. If you make it your bedroom, guests won't have to walk through your office space especially when you're working to get downstairs. Plus, as a whole it will act as your own entire space. Excited to see the renos!

OMG!! It looks amazing and has so much potential. I can see why you fell in love. It’s layout is perfect for you. The huge windows and all that light!!! I can’t wait to follow along and see it’s progress! That crawl space is creepy but maybe if you did some Sheetrock and paint it could be less creepy and a good place for storage. I can totally see a nice big freezer down in that room for all your Buffalo Trader Joe’s trips. :)
You can lay some vinyl flooring in the crawl space and board the sides! It would be perfect place to store thing and making it a clean and neat place will tie it all together

I'm from San Francisco and think the homes you're referring to are Victorian homes. They're gorgeous and many have a ton of unique period details! I'd say they tend to have less stairs than Tara's new space though lol
Congrats! I love the house! I would suggest making the guest bedroom yours. If you make it your bedroom, guests won't have to walk through your office space especially when you're working to get downstairs. Plus, as a whole it will act as your own entire space. Excited to see the renos!
