    My husband is 100% disabled Marine Corps veteran. Jenn helped us qualify for our first home in Texas and we’ve been here 2.5 years now. Jenn if you are reading this, you are amazing at what you do and we are so grateful we found you back then and if we ever move again we will for sure give you a call. Highly recommend.❤

    I am 100% disabled veteran and i was fortunate enough have purchased my home prior to pandemic for only $240,000 brand new Here outside of Atlanta, 3000 sq ft. 4bd 3ba. and the best part the interest rate prior to pandemic was very low so i got it for 2.7% APR., so my current mortgage is only $950 a month because my property is also exempt.

      @@Madd100kidd Henry county. You have to submit the paper works before April 1st. 100% P&T letter. Once you get your approval letter, send it to your mortgage company so they can make the adjustment for your escrow.

      It is not fully tax exempt even at 100%. For instance, instead of paying 5000 or 6000, I pay 1300. But before the property value went up, my taxes was about 460

    This is how i've been able to buy a house in Texas and Nevada. Being 100p/t is a blessing. The tax exempt is great to have and the low interest rate is a big factor too. And definitely be frugal is the key. But being a disabled vet for some especially the 100 along with ssdi and pension amount to affordability. But this doesn't apply to all. So be real with your expectations.

      Let's be specific here... Jennifer will ultimately square you away, but tax exemptions for 100 percent veterans are as follows: off the top of my head: South Carolina, Florida, Pennsylvania, Texas (arguably the best), and Virginia. There are a few more.

      I would caution anyone to review home insurance premiums for FL. Average annual premiums are now $6000. Yes, there’s a $50k homestead exemption and other tax benefits. Insurance will offset any savings from no income tax and reduced property taxes.

    Can you make a video of the best cities in Texas for veterans?
    I hear good things about Dallas and Houston, but don’t want to pay for flood insurance in Houston 😂

      Texas is great for Veterans. Your timing is impeccable. I actually have a video coming out with Michele Montemayor who is a top Realtor in Dallas to do a Dallas housing update (posting Monday) . She works with a lot of veterans and is really good in that area if you are looking. I have done a few videos with Sahar Khatib who is a top Realtor in Houston but I definitely need to do more. We do a lot of loans in Houston and I don't see flood very often but that may be because Sahar is avoiding those areas. I will need to see

    Jenn what do you think about these rate buy downs from builders and lenders. To me it seems like an ARM, 1st yr around 4.99%, next yr is 5.99% and then the third year the rate goes up to an unknown interest rate. Besides the first two years is there any other advantages to this? Not knowing how the market will be in 3 years and I don’t see rates going down to 3% and 4% ever again. Would you recommend this to a client?

    You mostly talked of using your money from VA to buy. However there are nice benifits to go VA even if you are just 10 percent if you have income or money down😊

    What about with regular disability? It’s very difficult to get good credit and many on disability just don’t know what their options are for buying a home, even a cheap home in the Midwest somewhere…
    A video on that would probably help a LOT of people get out of a situation where the cost of living is drowning them.

    Thank you so much for this video. I recently became 100% P&T and I live in Atlanta. I want to buy a home in Peachtree City in about a year or next summer 2024 as I just started working for the US Postal Service and I want to get atleast a year on the job before I buy to strengthen my income even more.     Always amazes me when disabled vets conplain about high cost of living areas and lack of affordable housing. If you choose to stay there you choose being a life long renter. Life is about choices.

      Disabled vets can’t be disappointed that an area has a high cost of living? What about non-disabled vets? Or civilians? Which category do you deem it ok for people to complain about it? And why does it bother you so much seeing as it doesn’t affect your life in the slightest.

      I think his point was that if VA disability is your only income you can live anywhere in the US and still receive that income so find an affordable place to live with good VA benefits as they vary so much state to state.

      We can use the income to qualify. The tax exemption will depend on the state and county you choose so you want to check with the county property tax assessor as not all states do full property tax exemptions

      I feel like Texas is a lot safer then some other states but as with anything it all depends on where and what you see as danger. I do agree 100% Texas is amazing for VA buyers especially if they are exempt from property taxes.
