    Ive been watching you videos back to back for 2 days on VA loans and all the process . My hubby and i are bout to start our journey to buy our forever home. Hes a disabled vet. Its our first time buying and we want to do this right the first time and I so hope we dont get screwed. Ive learned alot from your videos.

    A lot of these realtors today picked the wrong field to be in lol. They act boujie and they don’t follow up which is the #1 skill needed to close on deals. I love how you said the same thing I think of some of them. Love your vids, keep up great work

    I've used my VA loan benefits several times now and think it's a great benefit, and I love that you're educating people on VA loans. I am not, however, a fan of being asked to pay towards the buyers closing costs. It takes money away from me that could have been used towards the purchase of my next home. We always financed our closing costs in with the loan...

      I am glad you have used your VA:). Important to note You can’t finance the closing costs. You can finance the funding fee but not the closing costs. Odds are in the past the lender was giving you a higher then market rate to pay for the closing costs which is not easy to do with 2022 rates as the margins are nonexistent. A lot of lenders don’t explain this to buyers when they do it. As a seller keep in mind that you met the same whether you are paying closing costs or accepting a lower price. This is implemented best on a house that has been on the market for 14+ days

    Glad I stumbled across your videos. My husband and I are in AZ, and we are finally about to purchase our first home. It is time for me to use the VA Loan that I worked so hard for. We do have money to put down and both of us have a credit score of 750 plus. I am so excited, but I am also scared LOL.     Took advice from one of your videos and looked up reviews for 2 lenders that i have spoken to and wow!!!! The reviews were bad!!!     We just got pre approved, but other than that the lender has not explained anything to me. It was a lender who is really popular on tiktok. maybe I need to go through you, you seem to really know your stuff about VA loans. And we are also in the position of not having much for closing costs... and don't even get me started on funding fees :(

Quick question, if I want to be purchasing a home next summer and I’m repairing my credit now, when should I apply to lenders? Or start getting prequalified, start shopping? Ect. I’m in Texas.

    The house we are under contract for was listed for 235,000 we negotiated 215,000 and we have the seller paying 11,000 for closing,prepaids, and buy downs on a VA we are in underwriting right now really nerve racking lol

    Does this apply to North Carolina? Me and my husband are trying to buy a house and I feel like things are taking may be a little too long but I also don’t know the full process and I’m just trying to make sure we’re properly at educated because we’re saving up the money for closing cost but if we can have the seller do it how possible is it in North Carolina?

    Yeah... I think this video - the information within actually - made me realize that buying a house is freaking terrifying. 😳 Wasn't sure how closing costs worked before but now I do. Not to mention the general costs and monthly payments where I live while only being on SMC is an additional scare in itself.

    How does a va loan differentiate from one that is service connected and one that isn’t. I’m 80% percent service connected in Indiana. I know you mentioned the funding fee is waived. Are there any other things I can take advantage of?

    If your avg oldest account is 1 year, avg credit history is 7 months, avg fico 8 scores 720-750, DTI 12%, 4 revolving accounts 1% utilization, 2 secured loans 95% paid, auto loan 3 months old, 100% payment history and 100% disabled veteran. Any chance of getting a 1st home VA loan or will need to wait more? Thanks for your videos and info.

    Hello, I'm the veteran's wife. What if the veteran can't afford to pay for inspection, the appraisel and termite inspection, if required? What money we have put back, which isn't much, would have to be used to pay movers. Just wondering.

    I'm working on first purchase right now in CA 100% and am wondering what the difference would be if doing a build vs a straight buy... do you do the VA 1 time close construction loans?

      I do not do VA construction loans. There is a gal at Guaranteed Rate that does. The cost to build is incredibly high right now between labor and materials and permitting. I would start researching the cost of an architect, the permit process, land cost, set up of city sewer and electric as well as the cost of the materials for each room, and the labor cost. What you will find is that buying is cheaper than building unless you have a family of contractors and you get all the materials wholesale. Now, if your plan is to buy land and put a manufactured or prefab home that may be less expensive however, you have to look at the city cost to set up water and sewer and electric. Some cities in California sell water credits and they’re incredibly expensive.

      depends on a few things but mostly not. but for example, many states offer ZERO property tax or heavily discounted property taxes for 100% disabled.

      The funding fee is controlled by VA. The lender fee is a lender charge and varies by lender. We waive our lender fee on all VA loans:)

    My husband and I are young with a family and separating from Air Force soon. We have very little savings as we’re overseas currently and haven’t been able to put a ton aside. In addition, my husband has no credit as of yet. I have fair credit (690 range), but I don’t bring in any income as a stay at home mom. He can get a job security letter with promised hours from an intended employer.
    Does this seem feasible? We have no debt, just not much credit history. We’re going to be moving back to Oregon and want to avoid getting into a year long rental or wasting our money going towards renting.

      We just closed on a new construction with the builder/seller paid closing costs.
      The only thing we needed to pay for upfront was the appraisal fee once it was finished enough for it.

    Once your credit is pulled through another lender, does it make it difficult to shop with you ? Essentially that hard pull to the credit will reflect if pulled again. 😢

    I am working with Veterans United, I've had a loan officer for a few months, haven't bought, and am not comfortable with properties to put money out. Don't know if being charged that 1%.
    Almost no VA approved condos in my price point. Can we talk? Feeling stuck, told only conventional mortgage, 25% down minimum.

    My mom who is a 100% veteran about to close on her first house the end of this month. She sent me her paper work with the closing cost break down and looks like they tied her closing cost into her loan. I wonder if that increased her rate but she doesn’t know. Can she get the 4% over selling price to help with this or is it too late to redo it?

    Hey Jennifer, I am a realtor in Orlando, FL but just joined the US Army and will ship to BTC in September. Most likely by Feb, 2023 I will be done with my AIT and will be stationed on my first base, I am hoping it will be in Colorado Springs, CO. I am really interested in starting using my VA from day 1 instead of renting. I do have some reserve on my bank account but my parents are also willing to help me with closing costs if needed, can we also use Gift Letter? What are the rates right now?       Yes you 100% can. A lot of builders will do it. You just need to say you need them to cover your closing costs

      @@JenniferBeeston talked to builders today. Is this a good deal? Pay $5000 earnest money, get 3% towards closing costs or interest rate, $2500 off of lot fee, $2500 vet bonus and $20,000 for design center. Thanks for your help on this :)

    I usually like watching your videos but this one is conflicting with the information I received from Mutual of Omaha. Disabled Veterans receiving 10% the VA waives the funding fee or closing costs.
