    Yes, you are back & doing your OG style of tours. Every time I watch other house tours & look at shower heads that are not that high up, I laugh & say that is definitely not Sam approved!

      Not a great area of town. While the homes are on a maximum two homes per acre, just across on Alexander, the City of Las Vegas, crams in all that multi family housing. Not a good mix.

    At this price point, it should not be cookie-cutter. Too many homes have the same interior layouts. This is not worth $5.6 million but it sure does help increase my own property value if it sells lol!

      I agree these are tack home builder grade finishes for this price I’d expect more design

      Thank you!! The homes that will be built behind will be single story homes and the lots are 40+ feet below. The views shouldn’t be obstructed!

    There is enough property to put another casita in the back for a massive multi gen compound. Even a large shop as well…
    One of the nicer homes I have seen for sale in Vegas in a while.

      A major selling point for that house and those unfinished lots. The LDS temple that is planned and approved for the property right in back of the house. T hey will be overlooking a 500 space parking lot that will be illuminated at night. The LDS tower will be taller than the new Durango casino tower and lit up at night. LDS members might be attracted to that but most regular people won't. Many say however that being in proximity to a LDS temple raises property values. You just don't want to live in a five million dollar home overlooking a parking lot and church tower that will be lit up all night. The neighborhood is fighting it but it is a losing battle as the Mormons get what they want every time. They pay off the city and county under the table in these situations. However, for the guy who has a wife, and two "sister wives" and a "Duggar" sized family, this could be a match made in "Utah'. I hear that they do some weird stuff in those closed temples. There are three or four lots developed out of about 20 lots. Hard to say when more homes will be built and I had presumed that the finished homes were already sold and occupied. Guess not! There is a sprinkling of homes in the area that are unfinished an abandoned in the 3 - 4 million dollar price range. I don't think the area can yet support those prices.

    You need to market this house and the surrounding lots to the LDS crowd with "large" families. Why? That part of town is LDS central and just behind that house the new LDS temple, nearly 300 tall will be built. It will dominate the skyline in the neighborhood, have a parking lot for 500 cars, have street lights, the tower will also be illuminated at night. Totally against what that rural estate preservation zone does not want. The Mormons will love it. They should design the houses in such a way to keep the Spiritual Wives on property along with their kids.

    People want to see the garages. The sellers could have stored their belongs in a pod,you load yourself, because they are moving anyway just saying 🤷
