prior pandemic, the 1BR units like yours in One Uptown rents for 30K(simple but fully furnished) to 40K (nicely interior designed). after pandemic, lessors offer 25K but still not a lot of takers because most locals work from home already and the expat employees are still not that many like in 2019.

Lived in One Uptown Residences two years ago and paid for the same unit 27k/month (incl. association dues). Pretty confident I‘d get the same rate again or even lower. Don‘t forget it‘s a renters market in BGC. So there is always room for negotiation. The condo itself is great; the only problem I had was with the 2 standard air conditioner that come with every unit: 1. They have no inverter, so the electric bill would be twice as high 2. The engine/s are installed under the floor, so it gets pretty loud.

I lived in Makati 2020. 1 year lease on an upscale condo. My monthly bills were rent, globe wifi, electric and water.
I noticed all the Filipino locals didn’t live in Makati, only worked and left usually around 8pm nightly when the malls and businesses closed. They live in shared boarding houses and apartments in nearby cheaper cities and commute in jeepneys and MRT/LRT.
The only time I spent in Makati was asleep in my condo, grocery shopping and eating in restaurants.
Most of my day I “hung out” in the neighboring cities where the Filipinos lived.
My advice is rent month to month until you get involved in a relationship then most likely that girl will want to transfer to her province unless she is in the city working . That’s why you see many foreigners living in provinces on various islands….
Reason for this is many Filipino girls(not all but most) are stubborn and will only want to live in the province with her family….that’s the mindset.
So if her family lives in Bohol, Leyte, Samar, Panay, Mindanao…..guess what!!!!! That’s where you will have to live or you will have to end the relationship. Hahahaha.
Don’t invest to much in Metro Manila….long term condo contracts etc…….

The middle amd low class working class in makati are mostly from other provinces and it’s true that they are renting in a boarding house. How can they rent or buy a condo with their salary. That’s a fact. He’s referring to the majority of workers in the malls, offices, groceries etc. Those Filipino locals also commute in buses, LRT, jeepneys. In general Filipino locals way of life is like that.

As an American expat living in Metro Manila and having the misfortune of renting in one of these high rise condo buildings let me tell you how it really is. Ok 40 sq mtrs is about 400 sq ft. I don’t believe we have 1 bedroom apartments in the USA that are anywhere near that small, most are 900-1,000 sq ft. I lived in one for 8 months and grew to hate it very quickly. With the Covid lockdown it was like living in a Jail Cell. It’s terribly claustrophobic. I moved out and rented a 94 sq mtr house, much larger than I needed but at 40% less than the Condo. Ok, rent a Condo for a month while you find a nicer larger place, any longer and the temptation to jump starts to seem like a reasonable solution. Of course I’m joking but not by much.

I would NEVER buy an apartment ANYWHERE on the planet after this experience lol. Apartments are so fundamentally different to houses. For starters, if your window is leaking and it's a up in the sky, good luck getting that fixed. If you can get it fixed at all, it's going to be difficult and expensive. That is merely 1 of 100's of issues I've come across.

@@jeremywright5036 I was shocked by this video (rental cost). I live in the Netherlands, own a house, it is old, I complain to myself a lot (maintain it myself). Usually here with purchased apartments there is a service charge that guarantees the owner cover, also covers lift maintenance etc.. If you are lucky this is internally managed by residents that then automatically want to keep the costs down (are transparent). If unlucky and it is outsourced then any collective revenue left over after actual costs will find a way to evaporate. I think this aspect of "shared accommodation" deceives a lot of well intentioned people. I knew a couple who bought a small apartment here and their maintenance charge was higher than their mortgage. Most of that was a lift charge for a 3 floor high complex.

The big lake is called Laguna de Baie or Laguna de Bay. FYI. You get the sunrise and you are facing the Antipolo mountains East.

Foreigners will have a hard time buying a land in PH🇵🇭 . I think it is easier/allowed to buy a condo unit though... that would be more better... you can rent it out while away.

Actually I was talking to an aircon tech just last month, window type inverter AC is a newer tech than split inverter, and thus more expensive if not similar in price range. One of the reason being he said is maintenance of window inverter is cheaper and faster vs that of split inverter.

Invest here by buying a unit. When you're not here, you can rent it out. Juicy Vlog and Making it Happen both have more than 1 units in McKinley. I think right now, that's where it's good to buy, in McKinley Hills.

This is probably the best video I’ve seen because it clearly shows that some people’s wants something trump needs. The cheaper units you mentioned are more than enough for me and I would gladly live in one comfortably. Thank you for the valuable information.

I don't see how anyone working in the Philippines pays these prices. For my current job, at 80k in the US averages 20k in the Philippines. That's like $650/month. these condo's are the smaller than my living room and only about 30% less cost than my house.
