Some owners simply fake that they are interested in selling the flat just to check the market value. It's best to take raw flats from the builder and renovate it. Most of the times it's cheaper. I had a very bad experience with resale negotiations. People are very greedy. When we agreed, the owner canceled the deal and suddenly increased the price to 2 lakhs by telling us that if he sells it after 6 months, he will get 5 lakhs extra.

Broker jitna shayad negotiation karwa dega utna shayad buyer nahi karwa payenge, kyuki broker ko market or society ke rate ka idea hota hai, jisko leke seller ko broker ke dwara batayi gayi market ke rate ko dekhte huye price kam karna padta hai, agar broker's nahi involve ho to buyer log shayad hi koi close deal kar payenge, bcz is time owner or seller market ke rate se badh ke hi sell karte hai..😅

Good points. However, not always true. I bought a resale flat in 2022. Negotiated on the phone with the seller who I had never met. Got my happy price, maybe even better than that, in 15 minutes.
It was my first serious property negotiation and the seller was seasoned negotiator, into business deals. Just lucky, or maybe the approach worked.

@@tejastupe As said, I am a novice to all this. I asked him for his asking price, he stated it. It was beyond me and I told him so and asked him to lower it. He gave me a short starter on how negotiations work; then asked for my price.
I told him that and added that this was an all inclusive price; he would have to pay anything above it, including broker fees, transfer charges etc.
He accepted...that's it...end of story...today I own that house.

Sir one urgent query. In greater noida west, all flats are lease hold, lease for 99 years.even in prominent societies like gaur saundarayam. However, registry and mutation is being done. Is there any problem in buying such leasehold property

Ive booked a flat with all inclusive price xyz , zero stamp duty and registration charges. Cost sheet and maintenance mentions the same. But after paying 10 % of total cost we got to know that weve to pay 18% charges on maintenance electiciy and water connection.
These prices not mwntioned anywhere. Where can i raise complaint? Or should i cancel the booking?

As far as serious buyer is concerned, in Gurgaon resellers of properties as old as 10 years and more the sellers begin to manipulate by saying now the cost of the flat has increased by another 5 lakhs.Dealers too encourage this attitude of such sellers.So many instances we hear at socities like Orchid Petals, BPTp Park, Nirwana all Unitech properties, Vatika City, Park view, most socities on Sohna Rd( Gurgaon)
In 6 months time the price quoted for these old, seepage laden flats are being hiked by 50-60 lakhs😮😮.
The city itself is filled with infrastructure issues then why are prices unnecessarily high?

Its a game of demand and supply. Within a locality each property will have its own plusses and minuses. And if you are serious then final negotiations on table with cheque book is the only way out.
Wrong. Real estate has saturated in 2023 it has become slightly buyers market. Infact in 2024 there will be tons of inventory once busineses will start goong bankrupt

Aajkal har ragistry document jiski duty pay ki hai usme bar code / serial number hota hai aur lilkha hota hai ki document ki authenticity check karne ke liye kaun se website pat jaana hai. Wahan jaa ke check kare.
For example agar flat ki registry ke 7 ya 8 page hain to first 2 pages normally stamp duty documents hote hain. Wo website par check ho jate hain.
Last page par photographs honge previous buyer aur seller ke aur witnesses ke. Sath me adhaar number. Kisi bhi sewa kendra se adhaar number check karwa ljiye. Iske alawa aapke seller ke signature check kijiye adhaar ke against ya bank se letter issue karwaen.
Agar aapke seller ke record purane hain aur digital available nahi hain to authority me physical check karwana hoga.
I see that seller quote 70 lakh for 45 lakh flat. In this way margin very high. So put your price

Plumbing, electrical wiring , bathroom fittings need to be replaced in properties as old as 10 years.
Got a 12 years old resale flat - first thing I did was to change the wiring, MCB, plumbing lines.
How much does it cost in general?
@@tejastupe It depends - 5 years back approx 70 k per bathroom, including new fittings, tiles and civil work. Jaquar + premium tiles
Electrical works - 60k - all new wiring + switches and switchboard + wiring for false ceiling + 3 new ac points
