As a general contractor builder for 20 years in California, it’s crazy to see the differences in construction. It looks like a great and durable build, been watching from the start, but the ridiculous codes in Cali this build would be shut down! Great work! Wish we were allowed to build like this! Would make life a lot easier! Great job, and educational even for us in the US.
The most things in Europa are build to last. But we know whit the tornados in the usa is not build to last there I have a feeling even the beautiful house feel like cheap build in the usa and k go whit my family every year to the usa to my wife family

Still think it's a good job spoiled by building on that old fragmented floor slab. I would be surprised if the building doesn't suffer with binding doors as the ground moves with seasonal moisture changes, especially with the trees so close to it. Only time will tell...

I've used Southgate Timber many times in the past, never used Thermo Ayous shiplap which I'm guessing it's a new product. I've use Vac-vac treated Redwood or Cedar shiplap for cladding which is very expensive but easy to work with and smells amazing. Great work guys keep it up. 👍

When you silicone across the back of the sill always do the small returns at the end of the sill and then sit the frame on as it can leak in that area and it’s hard to fix afterwards 👍

Put your packers in on the sides of the frames at 30 degrees roughly angled downwards to the outside it will help water from running inside,driving rain and wind won't run back up the packers.😊
Not being funny but, if you are getting water penetrating those areas then something is wrong with the installation.. especially if you've used the expanding foam correctly, nothing wrong with using this tip just to be safe.
@Jay_Dee420 extending foam is not a waterproof barrier it acts like a sponge if it gets water after a wile ,over time foam will degreed.thats y u angle packers or even steel frame fixing straps
I work with aluminium like windows, doors and aluminium/glass railing and I like how you explain everithing but fixing windows thrue the plastic would never be allowed by inspectors in our cuntry you need to make a hole in the aluminium frame and fix it like that becaust plastic beakes and bolt doesn't hold the frame anymore

If you measure corner to corner on the folding door frame will give you quick idea how square the frame is. Then when glazing the panels i normally wedge the glass on the hinge side never get cantilever then. Nice vid
You need to bridge between the the osb and the epdm doesn’t matter how much you vent it on a cold day there will be condensation on the underside of the osb.

Need help please, I got a patio in back with a raised lawn ( about 10m x 10m big and around 4ft high from patio) held up by a stone wall and long pieces of wood dug into grass. Like a planter. If I dig and put a concrete base on grass, can I build on this one of those wooden out houses for gym equipment? I am looking to follow your previous vid on garden room and just use nails and noggins. I am crap at this but fancy giving it a go??? Pls help
Excellent question! Depending on how exposed your cladding is to sunlight, it may need a yearly clean/treating or it may only need maintenance every couple of years. We recommend treating with the Osmo 420 Clear UV protection oil to preserve its original colour but you can choose not treat and just clean the timber with a cleaner and allow the timber to naturally grey. Hope this information helps!

Why did you need fly mesh on the front, but not the sides ? Surely with the 20mm gap and the cross-battening, the same problem applies on all surfaces, not just the front ?
those panels. how straight are they. i feel like todays timber, almost everything is bent like a banana or a good candidate as a propeller. it dont seem to matter what the pricing is on them. very nice little garden rooms you have created.
See the previous video,there is a screed on top of lapped membrane making the interior floor,which is 50mm higher than the original plinth that protrudes outside.
Is it normal in England to buy the windows and doors like that, where you assemble them your self? Here (Denmark) you just order the set from measurement and screw in with frame screws.
Please take the packers out the head of the bifold sides is fine will cause you lots of trouble down the line if not trollies will crush and doors will run awful these garden room are prone to it being Timber build 20mm gap is spot on tho give you room to screw frame up in the future just make sure the packers arnt in otherwise you won’t be able to
