Me too 🥹☺️🫶🏾 and I just found her channel today, I’m 2 videos in and amazed 🙌🏾❤️
Thank you! Your video's are always informative and helpful!
Thanks for watching
This is good. I was preapproved and my sellers paid 5k
@katt.denise_ Thanks for watching and sharing
Thanks for this! Also, soon-to-be homebuyers may want to consider getting a real estate license. With a license, you can either represent yourself or "refer yourself" to another agent and get a portion of the commission to put toward closing costs.
And at the very least, you'll learn a lot from a real estate class so that you can stay in the loop during the transaction and know what's going on from start to finish. 😉
For sure, here is a video I did on respresenting yourself....ruclips.net/user/liveUmDyOa_5Qlg
@DeeKumarOnline Thanks for watching and sharing
Beware of fees For realtors, money here and there; very competetive, broker fees, etc. Cost. And then somebody out there tells people 'keep away from new agents"
Thanks for that information .
@annettepennant5672 Thank you for watching
Great Video
@thepeopleslender Thank you Kevin!
I have gone through the NACA process and felt I absolutely Wasted my TIME and MONEY
I’ve seen people be successful with NACA BUT it takes time, organization and lots and lots of patience. It’s no joke.
nana was so slow the interest rates started going up and the man stop responding to me as i kept turning in chk stubs and paperwork
Def is crazy . I’m supposed to be closing tomorrow w Naca and I still haven’t received the confirmation. So annoyed but I must see it through
@lovelylisa8113 Thanks for watching and sharing
Yes, see it through....congratulations!!!
I just want to give you the biggest shot out and give you your 💐💐💐💐. Thank you so much. Your videos were instrumental in getting me over the hill to homeownership (pun intended). Last week, I closed on a home and it's because of all the tips I learned from your channel. Thank you so much!
Thank you so much and congratulations on your new home. I appreciate you bringing me along on the journey 🥰!
NACA is a complete migraine headache
@shanekadennis4289 Thank you for watching, I have a love/hate relationship with NACA. Some people get in and get out and have a great process and some get in - their counselor quits, they have to start from scratch...it really is touch and go with them sometimes.
Bravo!
@JDWilliamsPD Thank you for watching
❤❤❤❤❤❤❤Queen Thank you
@ebonywatson2177 Thank you for watching
I think Naca requires between $9k and $11k for closing costs. I took a class online and some people in the class had it ready but I didn't. Now I am trying to save it. Unless there's a change.
There are no closing costs with NACA loans unless you want to buy down your rate. Thank you for watching.
Off subject: Hey beautiful I am a second year realtor and wanted to know would you recommend the buyers Master Class to an agent or do you have another class you would recommend? I'm also in Florida I know you're in Georgia, not sure if that makes a difference or not. However you are an amazing teacher I'm learning a lot from you and I too want to be a top tier agent just like you 😊😊😊
Yes, get my masterclass, it targets first time homebuyers but as an agent it will help you help them. I am coming out with a membership for agents soon. I will post here...so stay tuned. Thank you!
@@ShaheedahHill Awesome thank you so much for all you do. ❤
Hello! Would you happen to know if any existing down payment assistant programs? Thank you in advanced.😊
Yes, use the link in this video and just put in your city and state, leave the other fields blank for the best results. ruclips.net/user/live1wbXthaTqM4?feature=share
Hi Shaheedah, great video as usual!
However, I am so concerned as a 1st time homebuyer with this whole thing about July 1st realtors commission.
My question to you is, if you were a 1st time homebuyer right now and were ready to buy, would you do it now or after 7/1???
Buy when you are ready, I wouldn't rush to buy because of this change. Sellers will still pay commissions to your buyer agent, it just may be a little more difficult. Did you watch my LIVE stream this week on the subject...I shared my thought there.
@@ShaheedahHill thank you Shaheedah, you always answer my questions. No, I did not watch your live stream but I will now… I wish you are in Houston so you could be my realtor…🥰
What do say about Buying a house with Section 8 | With No Money.
It depend on your housing authority and if they have a homeownership program. There is no national homeownership program for renters on section 8. @babasankofaamenetamen1890 Thank you for watching
@ShaheedaHill what exactly is the lender looking for when you tell them you’re getting a gift from a friend? I mean how can one prove that especially if a friend and I did not attend the same school but say is a fellow coworker from 10 years ago, I mean how can that be proven? My God are they going to request a written statement from that HR that has probably retired or files destroyed after some time. Please list examples of how this can be proven. Would pictures suffice? That’s crazy, smh.
@amiem6480 Thank you for watching - It really depends on the underwriter, they want proof of the relationship, so the proof may vary depending on the friendship. They say close friends typically so there will be some proof. This video says they would just want a letter, but I think some underwriters ask for more because anyone can write a letter saying they are your best friend. This video is only one minute - ruclips.net/video/PgdIA8V5-YI/видео.html
The main point of this "proof of relationship" is they feel if the gift is from a close friend or family member there is less of a chance that that person would be seeking repayment and it is truely a gift.
Do these strategies work only for first time buyers or only primary residences? Can I use this strategy on an investment property?
You can use these for you investment properties as well, with the exception of DPA and NACA. However, NACA does allow you to buy multi-family.
Wish I seen this before 😢
It's ok, keep it in mind for your next purchase or share with friend and family. @Yelena8980 Thank you for watching
Can someone share a code to buy her first time home buying guide please 🥺

Avoid Costly Mistakes by Buying My First Time Homebuyer Masterclass and Digital Confidently Closed Handbook - bit.ly/47s4pT7
Mrs. Hill, will NACA take the house back if the mortgage is not paid in full? That defeats the purpose of building wealth for my family. 😮
No that is not true, they do put a lien on the home to avoid it being used for investment property, but you will be able to sell it and leave it to your children.
I will be a first time homebuyer when I purchase a house how do I get in contact with Naca
I’ve never heard of that before
Google em ma'am. Naca mortgage
Here is my NACA playlist, links are in the description of this video. Your first step is to attend one of their webinars. @debbiesmith7723 Thank you for watching
Hi Shaheedah
You recommended to use three lenders, my question is can I go to three different builders’s lenders and that will count as those three different quote. We are interested in new construction. 😊 thank you in advance.
It depends, if the builder you want to use has multiple preferred lenders, then quote with 3 of them. If the builder only has one lender, like DR Horton for example they have their own in-house lender, then just get one outside quote.
Thank you
That too much info for friends and family.
@chalottelouis4987 Thank you for watching, they are going to want to swab their cheek pretty soon😂
It not fair that seller has to pay for closing cost for the buyer.
They don't have to, but if they don't have many offers they may need to in order to get their home sold.
wow, not a yearbook lol
@LoveVida707 Thank you for watching - Yes, I though that was so crazy.
I thought that was crazy too 😂
