    Thank you so much for this video. I will be resuming as a leasing specialist Sept 13th and I'm nervous. I feel inspired and ready to crush it watching your video. How do you get prospects? Are there books you could recommend to help as a leasing consultants. I'm in Canada.

    • @thedunlapgroupreal
      @thedunlapgroupreal  3 года назад +2

      Each property has their own source of prospecting. The company I worked for, had a separate call center and a CRM which was linked to several of the Industries top apartment rental sources.
      So I would say make sure you align yourself with a great company that has many of these things in place for you to work from. You will be amazing, just keep a positive, bubbly, outgoing attitude when working with each of your clients and they will feel comfortable with you, and most of all trust you and what your saying about the property.
      I would also give yourself weekly and monthly goals, this will only fuel you to come in to work each day and rock it out (especially if they offer commissions). Good Luck to You!!
      Please keep me posted on your process and success. Ever have a question, feel free to reach out.

      Thank you so much for your response. I will find out how it works when I resume and will let you. Yes they offer commission for each lease and renewal. I will definitely keep you posted.

    Hi there! I'm a new realtor and I'm looking for a side job in order to help keep up with bills, do you think it's possible to be a leasing agent on top of a realtor? Great video :)

    • @thedunlapgroupreal
      @thedunlapgroupreal  2 года назад

      Hi Trinity,
      Thanks! That’s a great question, it will really depend on what state you live in and if your state/brokerage allows you to work both. I would ask your Managing Broker to be on the safe side.
      If you can I would totally take advantage of it, because it provides a great source of training and experience dealing with people, selling, AND…. It can also be a great lead source if anyone is looking to rent short term only to buy something soon. Perfect way to build your SOI or Lead funnel. Trust me I have tons of leads in my funnel from my leasing gig. Good Luck to you!!

    Hello, in trying to get into Property Management. Any tips how to get hired....
    What state are you in by the way these Apartments look amazing

    • @thedunlapgroupreal
      @thedunlapgroupreal  3 года назад +1

      Hi Mimi, Sorry for the late response, I'm still getting used to You-Tube. Property Management can be a challenging position, but is totally worth it once your there.
      Are you currently taking any courses for Property Management or Real Estate? Some states vary on the type of experience needed, and some do require you to have a Real Estate license (not many) to hold that position.
      I'm currently in Pennsylvania, these apartments were built in the 40's, so there is some history there. The ownership company has done an amazing job with upkeep.

    What’s an average salary for this position? I like to have the opportunity to make more money with commissions. Once a building is 100% occupied, is your income capped at that point?

    • @thedunlapgroupreal
      @thedunlapgroupreal  2 года назад +1

      Hi Jacob,
      Great Question? The salary will really depend upon the company you work for and how much you can negotiate based on experience. Here in PA the average hourly rate can be $18 - $23/hr and not all companies pay out a commission.
      So be sure to research the company to see what the salary offerings are. Not many companies cap your salary or commissions based off occupancy, but always a good question to ask at interviews. I recommend finding a property with a large number of units (300+).

      Section 8 would’ve been great to learn, but we didn’t accept it at this property unfortunately. Now that I’m in Real Estate it should be something to learn. Thanks
